LAKE AND DOCK NOTES

• Guests may use the owners' side of the shared dock only

• Boat slips and lifts are not available to guests; you may pull up briefly to tie off and load or unload

• Please don't leave boats or watercraft tied to the dock; we're on the main channel and waves cause damage

• Briarcliff Marina, just down the road, rents boats, slips and water toys

• Stairs to the dock are steep with uneven terrain; not ideal for small children or guests with limited mobility

• Due to insurance restrictions, we don't provide kayaks, paddle boards or lake floats

PET POLICY

• Dogs welcome

• No pets on furniture or beds

• Dogs must be crated when left alone

• A per-pet, per-night pet fee applies. Undisclosed pets result in a $500 fine



GOOD TO KNOW BEFORE YOU BOOK

• Primary renter must be 25 or older and staying at the home; no third-party bookings (HOA requirement)

• A signed rental agreement and government-issued photo ID are required within 48 hours of booking (HOA requirement)

• Maximum 10 guests

• No parties or events. Quiet hours are 10 PM to 8 AM

• Maximum 5 vehicles in the driveway; no street parking (extra vehicles may be towed at the guest's expense)

• The garage is not available to guests

• Exterior cameras face the driveway/parking area and the dock (facing the water). There are no cameras inside the home

• This is a true Hill Country lake home: expect wildlife, insects and seasonal lake level changes

• Violations of occupancy, quiet hours, parking or dock rules may result in removal without a refund
