Located in the Inlet neighborhood of Atlantic City, a very short walk to the boardwalk and inlet beach which overlooks the nearing town of Brigantine, close to the beach, a few blocks from the Historic Gardner’s Basin, North Beach Mini Golf, the Absecon Lighthouse and just a few minute drive to the the casinos and all the action that Atlantic City has to offer!
The home has been freshly designed with tasteful décor to make you really set into a luxurious “getaway mode”. With beautiful details and an array of natural light, this space is a perfect location for a family or group to soak up all the best that Atlantic City has to offer.
LIVING ROOM:
The main level has a great size living room with a large TV (There is no cable for the TV's, only streaming apps), and an oversized comfortable sectional sofa.
KITCHEN:
The kitchen has all the appliances and amenities needed to prepare a meal. There is a dining table to seat up to 6, and counter bar stools for additional seating.
MAIN LEVEL:
Included in the main living space is a full bathroom with a stand up shower, laundry room, board games, and a garage with a fitness space that has a treadmill, peloton bike and Smart TV.
SLEEPING ARRANGEMENTS:
-The top floor has 3 bedrooms and 1 full bath with a tub.
-Each bedroom is tastefully designed and includes clothing storage under the beds/closets/luggage racks and cozy bed linens.
-Each bedroom has a TV which has streaming apps (no cable) for viewing pleasure.
-There is a queen air mattress for additional sleeping.
BEDROOM 1- 1 King Sized bed, a Smart TV, and fold down single futon sleeper. (Enjoy views to the water and the Brigantine Bridge from this bedroom)

BEDROOM 3- 1 Queen Sized bed, a TV, and a single fold out chair sleeper. This room has sliding glass doors that go out to a balcony at the front of the house that has outdoor chairs to enjoy sitting outside.

The home is also equipped with Wifi, a water filter attached to the kitchen sink, board games, a keyboard, a karaoke mic a keurig coffee machine, an iron and ironing board, a hair dryer, exercise equipment, an outdoor shower and much more!

At "Luxury by the Ocean", we want our guests to have a clear understanding of the distinctions between vacation rentals and hotels. While we diligently maintain our properties, wear and tear are inherent aspects of vacation rentals. Although we address issues promptly, the high volume of guests may result in occasional delays between stays. Any significant damage or serious concerns are prioritized and resolved before a guest's check-in, provided we are made aware of the issue.
CLEANING:
Our dedicated cleaning team meticulously sanitizes and cleans each home. Unlike standard hotel rooms, homes entail a more detailed cleaning process due to their larger size. Despite our team's efforts to ensure optimal cleanliness, minor oversights may occur. For substantial errors, we are committed to rectifying the situation promptly. While we take pride in our cleaning standards, we ask for understanding that, as in any human endeavor, perfection is not always attainable, especially when minor details have no direct impact on your stay.
HOUSEHOLD ITEMS:
As private residences, it's important to recognize that household items may break or require repairs during your stay. While we understand the inconvenience this may pose to our guests, it's equally disruptive for us. Appliances such as water tanks, HVAC systems, dishwashers, and refrigerators may experience issues. We cannot guarantee immunity from such occurrences, but we pledge to address and resolve any situation swiftly. While we assure our commitment to guests' well-being, we're honest about the potential for unforeseen issues.

-We utilize quilts on most of our beddings for comfort, durability, and sanitary reasons. If extra blankets are needed, let us know before check-in.
-If you are extremely sensitive to smells, please note that odors from food, smoke, or other sources from outside or neighboring units may occasionally be noticeable. If this is a major concern for you, please keep this in mind.

BOOKING and GUESTS
Must be 21+ to book. The booking guest must check in and stay the entire duration.
Only registered guests are allowed. Unapproved guests will incur a $200 fee per person.
RESPECT FOR NEIGHBORS and NOISE
No parties or events. Unauthorized gatherings will result in immediate removal without a refund.
Quiet hours: 10 PM – 7 AM. No loud music after 10 PM (Atlantic City noise ordinance).
CHECK-OUT and CLEANLINESS
Check-out on time to allow for cleaning. Unauthorized late check-outs may incur fees.
Keep the property clean. No glitter, confetti, or tape on walls.
Additional cleaning fees apply for damages, excessive mess, or soiled items.
SMOKING, FIRE SAFETY and PROPERTY CARE
No smoking or drugs indoors. A $250 fee applies for violations.
No open flames, candles, or wax.
Only flush toilet paper—no wipes, paper towels, or other materials.
SECURITY and RESPONSIBILITY
Lock doors and windows when leaving.
Missing or damaged items will be charged:

We are not responsible for lost items. If found, a $25 handling fee + shipping applies. Unclaimed items after five days will be donated.
