[THE SPACE] •This 300 sq. ft. studio is best suited for 2 adults and can comfortably accommodate up to 3 adults.
•The space can host up to 4 guests only if the group includes 2 adults and 2 small children. 4 adults would be too tight, so please consider the compact size when booking to ensure a comfortable stay.

☞The unit is oriented toward the neighboring complex to the east, with the shoreline positioned to the south. From the window, guests can enjoy a coastal glimpse of the ocean when seated on the futon.

[HOUSE RULES] ☞By booking this property, guests acknowledge and agree to comply with all house rules, additional rules, and disclosures listed.
1. NO SMOKING • Ocean Sands is a non-smoking community. Smoking is permitted only on the beach or by the fence along Fort Macon Road, away from all common areas, including the gazebos. • Smoking, vaping, and drug use are strictly prohibited inside the unit and in all common areas within the community. •A minimum $200 smoke remediation fee will be assessed if evidence of smoking is found. Additional charges for deep cleaning, damage, or disruption to future reservations may apply.
2. PET POLICY •Dogs only — no cats or exotic animals. • One (1) well-behaved, non-aggressive dog under 50 lbs may be approved with a $100 pet fee. • Prior approval is required. Please provide your dog’s size and breed. Vaccinations and flea prevention must be current. • Unapproved animals are not permitted and may result in cancellation without refund and/or a $200 additional fee. • For stays longer than 30 days, a $100 monthly fee applies.
☞All animals must be housebroken and not left unattended unless properly crated. Guests will be charged for any damage, soiling, or excessive cleaning resulting from their pet.
3. PARKING PASS & KEYS • One (1) parking pass is provided. A second pass may be arranged prior to your stay for $25. • Parking passes must be clearly displayed at all times. Vehicles without a pass are subject to towing. • Parking passes are HOA-controlled items. A $200 fee applies for any lost or unreturned passes. • Guests are responsible for all keys. •$100 lockout fee | $50 lost key replacement fee • Lockouts occurring between 9:00 PM and 8:00 AM will require the guest to arrange and pay for a locksmith.
4. STORM DOOR • The storm door must be closed immediately when entering or exiting the unit. • Due to strong coastal winds, guests are responsible for any damage caused by failure to properly secure the door.
5. OCCUPANCY POLICY • Occupancy is limited to the number of guests listed on the reservation. No unregistered guests are permitted. •The base rate includes up to 2 guests. There is a $15/night fee for each additional guest. •All guests (including children) must be included in the reservation prior to check-in.
6. SUBLEASING is not permitted. Reservations may not be reassigned without prior written host approval. A valid photo ID matching the reservation name may be required.
7. Guests agree to accept full responsibility for themselves and all occupants during the stay, including any damages, violations, or fees incurred.
8. Guests agree to indemnify and hold harmless the host, agent, property management, Ocean Sands HOA, and Board of Directors from claims or damages arising from their stay.
9. The host, owner, or authorized representatives may enter the unit during reasonable hours for inspections, maintenance, or emergencies. Emergency and health/safety checks may occur without prior notice, similar to hotel practices.

Beach time
Although it is an older building, it was clean, the bed was comfortable, and it is close to everything. Just a short walk over the boardwalk to the beach, areas to rinse off the sand and anice pool available to those who stay here. Our little Yorkie felt welcomed, too.

Exactly as described
I love Ocean Sands. Located near everything, steps from the beach, places are always clean and easy to get in and out of. The place can’t be beat for location and price. The unit in particular was clean and well stocked with the essentials. The shower was surprisingly roomy and accommodating for my 6’3” self. I would absolutely stay here again.

Mothers Day weekend getaway
I really wanted a relaxing weekend at the beach. It was just me, my son & the pup. We didn’t have any plans other than relax in the beach, eat some good seafood & spend time together. This rental was perfect! It was spotless, well furnished; it even had a hot plate & pots & pans but we didn’t use them. There was a vacuum to pick up the sand that inevitably gets into the room. The beds were comfy & the room had a dehumidifier which made it very comfortable. Being beach front was just perfect, we could go back if we wanted food or ice for drinks & of course being able to wander onto the beach whenever we wanted was amazing. The check in & out process was clearly described & so easy.

Great stay right on the beach
Great beach access plus the dog was able to come! There is only 1 restaurant in walking distance which was still closed weekdays during off season. We were able to cook breakfast each morning and had some dinners on the deck. Great affordable place.

Perfect for what we wanted
Not sure if the time of year helped, but we had the beach almost always completely to ourselves. It was wonderful.
