NEIGHBOURHOOD Modern Tides is located in one of the most desirable communities called The Hideaways. When you stay here, you’ll be nestled among the Purcell Mountains with alpine views of the Rocky Mountains.

Lake Windermere: Just steps away from your door, you’ll find private access to our exclusive ¼ mile of sandy beach located along Lake Windermere’s eastern shoreline. Here you’ll find picnic tables for eating with the family shallow water, perfect for swimming with small kids ample space to launch a kayak or stand-up paddleboard.
Radium Hot Springs (16.6km): In just over 10 minutes, you can be at Radium’s famous natural hot springs, where you can experience soaking in a blend of scentless minerals that’ll leave you feeling relaxed and rejuvenated. This excursion is something you definitely have to include in your vacation itinerary.
The Whiteway (7.8 km): A 30km multi-use trail groomed for cross-country skiing and skating. Granted the world record as the longest-maintained skating trail by the Guinness Book of World Records, you can’t miss this. You can find an access point at Kinsmen Beach and Windermere Beach.
Golfing: Copper Point Golf Club is only a 4-minute drive. You’ll also be close to Greywolf Golf Course, a world-renowned course ranked among the top 15 best courses in Canada and perfectly positioned against the backdrop of the Purcell mountains. Also close are Windermere Valley Golf Course, The Ridge at Copper Point & Eagle Ranch Golf Course.
Panorama Ski Resort (25.4 km): A world-class ski destination that the whole family can enjoy with incredible skiing and snowboarding, heliskiing, skating, shops, bars for apres-ski, and so much more.
The Farmer’s Market - Enjoy shopping for fresh produce and local specialties every Saturday morning at our town’s local market.

Please be advised that all guests will be asked to sign a rental usage agreement that governs the terms of the stay. By completing the reservation you agree to the following: * You agree to be bound by our rental terms and conditions. * You acknowledge that you will be required to provide a copy of a valid government-issued ID and matching credit card prior to check-in. * You understand that your check-in instructions might be withheld until you have successfully completed our verification portal.
HOUSE RULES: 1. Please respect the neighbours and the quiet hours between 10:00 PM and 8:00 AM. There is a noise monitor in the unit that will test decibels throughout the day.
2. Neither parties nor events will be permitted on the property. The maximum occupancy for this unit cannot exceed more than 10 people.
3. There is no smoking permitted on the property including vapes. Any proof of smoking will result in a $300.00 fee for odour removal.
4. Although pets are permitted on the property we ask that you please keep them off the linens and furniture. Any excessive dog hair or damage will be charged to the guest`s name on the reservation.
5. We provide high-quality hotel linens for our property and proper makeup removal cloths. Any stained linens will be charged to the guest.
6. Hot tub use should be restricted to 30 minutes and avoided by anyone who may be pregnant. After each use, it is the guest’s responsibility to add 1 cap of boost granules (chlorine granules) into the middle of the hot tub while the jets are turned on for 20 minutes. Please leave the lid open for 45 minutes and remember to close the lid to avoid turning it into a cold plunge! We find that this is best done at the end of the evening as the hot tub should not be used for 3 hours following the chlorine cycle. If you remove the chlorine floater during your use it is the guest’s responsibility to make sure it is placed back in the hot tub after each use. We ask that if you are enjoying a beverage in the tub you only use plastic cups. If the hot tub water is not properly maintained and requires more than 1 site visit for maintenance and/or a full drain and refill, there will be an additional charge of $400.00.

Thank you so much for the wonderful stay! The house fit our family perfectly and the location cannot be beat. Lake access was fantastic and perfect sandy beach for younger kids.
We were part of a large family group, ranging in age from grandparents to infants, and we needed an overflow property because the place where most of the group was staying wasn't big enough for all of us. This place worked really well for us, and we were very pleased with it.
We would be very happy to stay there again.
We rented two houses from Aisling Baile for a large family reunion of 16 people (Timbersmith and Modern Tides). Both houses were gorgeous, clean, comfortable and fully stocked with everything we needed. Everyone enjoyed cooking large meals, eating on the deck, soaking in the hot tub, and playing games after active days enjoying the incredible scenery around Invermere. Highly recommend!

We love our stay even though it’s just for a short time. The host was very accommodating and easy to reach. The whole place is clean, Kitchen have all the supplies you need, and we love the hot tub! Just had a little inconvenience with the shower knob of 1 of the bathroom and just too bad we couldn’t let our pet room around during our stay, would have been so perfect. But it went well and we still enjoyed our 2 nights stay.
We rented this place for a weekend getaway with our 2 dogs. It had everything we needed and made for a comfortable stay. It is well situated for quick access to the highway and is conveniently close to downtown Invermere, Windermere and Fairmont. The host was easy to communicate with and responded promptly. Overall good value for the money we spent.
