Upper level: large living room (35m²), kitchen / dining room (21m²) and master suite (27m2) with large bay windows overlooking the lake, garden and trees, walk-in wardrobe and private bathroom, all rooms have lake views and open onto the large wooden terrace where you can have your meals, relax while admiring the boats, spend beautiful summer evenings contemplating the stars.



Garden level: 3 bedrooms, one with a shower room, 1 bathroom, 1 TV lounge: all rooms have lake views and open onto a large wooden terrace and a private garden of 2000 m².



Please note that each room is modular in format with 2 single beds / 1 double bed, allowing it to accommodate couples, children, or single persons.



In the garden you can take a nap in the shade of the plane tree, prepare your meals on the plancha or barbecue (wood) while having a drink.



Numerous activities accessible on foot: beach, tennis, water activities (sailing club, boat rental, paddle boards, kayaks, pedal boats).



Mountain hikes around the lake: Mont Veyrier which overlooks the village, and offers a magnificent view of the lake and Mont Blanc, the Roc de Chère, the Tournette...



Nearby: cycle path for the lake tour, Talloires golf course 10 minutes away), Aravis ski resorts (La Clusaz, Le Grand Bornand) 30 minutes away, paragliding, canyoning, via ferrata, tree-top adventure course... The city of Annecy is 6km away, accessible by car, bus, bicycle and or by boat.



The village and its shops (bakery, grocery store, pharmacy, florist, newspapers) are 5 minutes walk away, a supermarket and shops are 5 minutes by car in Chavoire or in the village of Menthon St Bernard, also accessible by bicycle via a small road.
