Private entrances front (upstairs) and back (downstairs). Upstairs: 3 bedrooms, 2 bath, livingroom, kitchen and deck all stair free. 3 more bedrooms, bath, kitchen, dining room and deck located down interior stairs with lockable dividing door.
Hosts do not interact with guests unless requested or needed to help out.
Thermostat-controlled central air and heat upstairs, and central heat downstairs (no central AC). Downstairs also has a portable AC unit, a swamp cooler.
Ceiling fans in every room, upstairs and downstairs.

IMPORTANT — EXCESSIVE TRASH, CLEANLINESS & DISHES
Please make sure to not leave sinks full of dirty dishes (dishwashers and drying racks are provided) or leave trash inside or outside of the cabin. Please wipe-up spills on the countertops or floors, and let us know about carpet or furniture spills that require follow-up cleaning. Keep all food in the kitchen and dining areas, and out of all bedrooms. All trash needs to be thrown away, in closed bags, in the bins in the garage adjacent to the Game Room. If the garage bins are full, please leave trash in the kitchen in closed bags and/or the trash bin and/or notify the host.
Given our low cleaning fee, we rely on guests to leave the cabins tidy upon departure. The cleaning fee we pay does not cover excessive messes left behind.
—Any excessive cleanliness issues will be reported to Airbnb, and an additional $150 to $500 per cabin will be charged.
Linens are provided for all beds, including comfy plush blankets. Extra pillows and blankets are in the hall closet, living areas, and/or in-room closets, and extra linens are available upon request, if needed.
Decorative bedspreads and matching sham pillows are for decoration only, and are not as easily replaced as general linens, so should not be used for sleeping.

PARKING
Driveway parking is limited to 8 total cars, and parking on streets and shoulders is illegal year-round. Vehicles may be towed without notice if parked on the street or on street shoulders, especially during snow conditions. Parking on streets and shoulders is actually illegal all year, but is a particular concern in the Winter, because it blocks snowplows and emergency vehicles, and impedes resident egress (see prohibited below).
DURING WINTER CONDITIONS:
—Do not drive or park on the portion of our driveway that extends to the side and behind the home.
— We recommend that you park facing south or west (toward the driveway exit), and carry chains and/or use 4-wheel drive with snow tires. The driveway is long and sloped (as are all approach roads), and can be tricky or impassable due to ice/snow, even after snow removal, without proper traction.
—Please park in front of the garage, or on the pavement, on the west side (nearest house) of the wide driveway in front of the house, leaving a path in the center for snowplows, emergency vehicles and expedited guest egress.

WINDOWS, DOORS & HVAC and LIGHTS
Please do not leave the home with windows or doors open, or leave fans, heating/cooling, or lights on when the home is vacant.
A $100 negligence fee maybe charge for irresponsible usage.

WINTER SEASON INFO (December–March)
During winter months, power outages may occur. Winter storms can also cause WiFi outages, which we cannot control.
For this reason, we do not offer refunds, discounts, or compensation for:
• power outages
• WiFi interruptions
• late cancellations
• early check-outs
We have battery back up for WiFi and TVs (and phone charging), but these are limited and are not guaranteed.
We strongly encourage purchasing travel insurance to protect against unforeseen weather impacts.
We do not offer discounts or refunds for early departures after check-in.

GRILL AND FIRE TABLE
All outside fire are propane fueled (the upper grill is on house propane, and the lower grill and fire table are on tanks). If a tank runs out, and a spare is not standing by, the 7-Eleven and Twain Harte Market, each just 5 minutes away, can swap it for a full tank.
There have been no issues with wildlife around the grill areas, but the lower grill should be kept especially clean and only used with the gate secure just in case.
PLEASE turn gas valves off (at the wall or tank) when not in use to prevent gas leaks and fire risk.
HIgh Fire Risk Zone: NO BURNING OUTSIDE other than gas grills or gas fire table…including smoking…at anytime. Guests will be liable for any fines or costs resulting from fires or smoke/burn damage.

OTHER HELPFUL AND IMPORTANT NOTES:
•. Due to host family and other Guest allergies, no pets or smoking are allowed anywhere on the property. Service Animals Welcome: Please restrict these to uncarpeted areas if possible, and do not leave, crate, or tie outside, other than on upper deck. This is their safety, and the safety of all guests and local residents.
• The wood fireplaces are excellent for heat and for setting the mountain vibe. Firewood is stacked on the front porch. An electric fan on each fireplace/stove, when used, will push heat into the room (note: the heat-activated fan on the upstairs stove is primarily aesthetic and operates automatically ).
• Please keep windows and doors closed when cooling/heating to I crese efficiency and to keep flying insects out
• Ceiling Fans are located in every room for air circulation, and the central ducted fan is an automatic feature of the HVAC (please do not use the HVAC fan feature in ON mode unless specially needed as an air conditioning alternative)
• TVs are smart TVs with streaming capability
• Puzzles, games, and toys are in the hallway closet (please collect all pieces and return them when done); same for books (downstairs) and the DVD’s on each floor.
• No smoking is allowed anywhere on the property due to host family allergies, out of respect for future guests, and due to Extreme Fire Risk in the area.
• Wild Animals: There are bears, racoons, and other ground animals about; so, do not leave any food or trash where they can get to it (because they will).
—Especially in Summer, you will likely see deer and other woodland creatures about as well.
—We are also blessed to have 2 raptor aeries on the property (see bare trees to the northeast and west). These trees, and sometimes our roof, are frequented by upwards of 25 of these large regal birds, as they rest and launch into the valley below, where their graceful gliding adds to our beautiful view.
—Please respect all of these animals from afar, so they will continue to grace our property and can live in peace in their home.
A lot of care has gone into making this home a comfortable, enjoyable space. We ask that you respect that effort, and help keep the home in great condition for the host family and for future guests. Please also provide suggestions and report any concerns to the host, so we can always be improving.

NO ELECTRIC VEHICLE CHARGING
Unauthorized charging is not allowed on the property due to electrical limitations and fire risk.
—Black Oak Casino, just 15 minutes away, provides free EV charging.
If EMERGENCY charging is needed, please contact the host t discuss addition permission, restrictions, precautions, and cost.

If you find something broken or damaged, even if you broke it, please let us know, so we can respond. Basic tools, cleaning supplies, and are available in the laundry room for minor issues (including first aid, sewing basic, flashlights, batteries, etc). Please advise if used, so we can replenish and follow-up on any impromptu repairs.
Some basic staple goods are available in the kitchens…use what you need. If basics are missing, please let us know. If non-basics are needed, Twain Harte Market is just minutes away. You will also find that prior guests and the host family have left behind many non-basics for you to enjoy. Other than items in designated Owner areas, please help yourself, and consider leaving your dry staples behind for future guests.
