It was ok. It’s old and a bit tired. The beds were comfortable, the a/c works and there is very friendly and helpful staff. But there were constructions working right next door and it’s not sound proof at all, so we never got to fully relax either on the room, the balcony or by the pool. The shower were also a bit hard to regulate. The location is good, both central and yet private! Lots of good breakfast and lunch options nearby, also a very good supermarked within walking distance!

Charming
We had a great stay here. It was really nice to get use of bicycles included in the room price! The staff were friendly, the hotel in general and the room was charming and the breakfast was really nice with a variety of ham, cheese, bacon, eggs, yoghurt, granola, juices etc. In total we were very satisfied. The only negative thing was that there was traffic almost right outside our door and construction work nearby which made some noise.

Recommending! Great hotel in Tulum!
Great hotel! Definetly recommending it. Fantastic staff, ok breakfast, super nice rooms. 20 minutes (with bikes) to the beach and you can borrow big towels from the reception. We were so happy with our room, on the ground floor with terrace close to the pool. While in Tulum, make sure you visit these restaurants: El Asadero and Buenos Aires, best steak ever! Best drinks in town: Le Petit Paris. Enjou your stay, we certainly did! When coming back to Tulum, we will stay here.

Perfect.
The hotel was Perfect. Clean and good standard. Free bike-rental. 10 minutes bikeride to the Beach. 3 minute walk to the mainstreet of Tulum.

Decent and clean but...
Please read my full review on Tripadvisor My conclusion is For travelers : If you look for a budget friendly and clean hotel, you will only use the bed and not the sofa and located in center Tulum, try it. if not I do not recommend For the hotel : Please review you cancellation policies, change your sofas and, most importantly, please make sure you at all times have a manager on site or someone that can make decisions.

Ok for that price
For the price it's ok. Very basic. If you come from the US it's well below the average standard, yet above average US hotels price. I stayed two nights in January. Even then the a/c is not strong enough to cool down even if it is on 24/7. Parking is convenient. Walking distance to many restaurants and shops. Far from the beach.

Clean beautiful rustic property. Very cute room! Comfortable bed and pillows. Short walk from downtown but just far enugh away for a peaceful sleep. Lots of great restaurants and shops nearby. I wouldn't hesitate to stay here again. The wifi wasn't working but we were able to install isim cards for internet connection.

I don’t normally leave negative reviews but this experience was the most frustrating experience I’ve had in quite a while. To start, when we checked in, we were told there was no wifi in the hotel and that there was no air conditioning. This is at odds with what amenities it shows the hotel having on the listing. If we had known that there would be no wifi or AC (in a tropical climate, mind you) we would NOT have booked the room. It was really late when we checked in so we had to wait until the next day. When we approached the concierge about the lack of amenities, he says the wifi is down everywhere in that location (which wasn’t true because we were able to get wifi at a place 1/2 a mile away). When we asked about the AC, he holds up a remote to turn on the unit in our room. What good is that going to do us to get ac if you’re keeping the remote to the ac in the room, behind the desk??? So we had to sleep in sweltering heat for a night because they didn’t want to give us the remote to one wall ac unit that looked incredibly old. The worst part is that, after checking out early, due to the lack of amenities advertised, they did not refund us for the 3 nights we didn’t stay so we ended up having to pay for 4 nights when we only stayed one. Awful customer service on top of it being incredibly loud and the room being outdated. Not worth the money AT ALL. Do not stay here, there are much better options nearby.

Great place, highly recommended!
I stayed at this hotel with my sister. We ended up extending your stay longer then planned. We loved this hotel. It was clean and the beds were were comfortable. It was quiet at night so you will not have troubles sleeping here. Wifi, fans and aircon worked very well and they provide you with a safety box in the room to keep valuables. Very friendly staff and a security gard at the door all night long. The place is central and has free parking space just outside. We rented a scooter and had no issues with parking. If you rent a bike they allow you to keep it inside of the hotel premises over night which was great. The area feels safe and is lit up in the night. Very close to the main streets and you can easily get from there to the beaches and the hotel zone by driving. Hailing a cab from there should not be too hard either since it’s so central. I would highly recommend this hotel. If we come back to Tulum we would definitely stay here again.

A fuir ! Sur les photos, l'hôtel semble entouré de verdure et calme, à l'arrivée on découvre un immeuble qui bloque la vue de la chambre et un autre plus haut en cours de construction ! Oubliez l'intimité, avec les travailleurs qui regardent directement dans votre chambre, et le bruit du matin au soir, impossible d'avoir un moment de tranquillité. Pas d'eau chaude non plus, et la propreté laisse à désirer. Une déception cet hôtel. J'aurai bien aimé ajouter des photos pour illustrer mes propos mais l'application Hotels.com ne fonctionne pas correctement lorsque l'on souhaite ajouter des photos.

Before arriving to Livetulum I had high expectations based on all the reviews I had read. Arriving there, this hotel did not meet my expectations. The hotel was not well kept. The pool was always dirty. The service at the front desk was not the greatest either. The hotel does have a beautiful setting but it is not well kept.

Property is beautifully maintained and secure. It is a block from the main roads, near 2 supermarkets and a plethora of restaurants and shops. There is a bus station to the beach a block away. Highly recommend and will surely be back.
