Welcome to High Expectations, a stunning 4-bedroom, 4-bathroom townhome nestled in the picturesque Evergreen neighborhood of Steamboat Springs, CO. This home offers an ideal blend of comfort and convenience, located just a short walk from the base of the mountain and the Gondola, making it perfect for your next ski vacation or summer getaway. With new owners as of September 2024, this unit got a complete makeover with all new paint and furnishings in Fall 2024 and AC installed on the upper 2 floors in 2025!
Inside you will discover a spacious and inviting living area, complete with a cozy fireplace and ample seating for relaxation. The fully equipped kitchen features modern appliances, including a refrigerator, stove, oven, microwave, dishwasher, coffee maker, and toaster, ensuring you have everything you need to prepare delicious meals. The adjacent dining area provides a perfect setting for family gatherings.
The home boasts 4 beautifully appointed bedrooms, each designed to offer a restful retreat. The upper-level primary suite features a king bed, private deck, gas fireplace and a small seating area. while the junior primary suite on the main living level also includes a king bed and an en suite bathroom. The bunk room, located on the main living level, is the perfect flex space with a queen bed and single bunk bed above it. The entry-level primary suite offers a queen bed and en suite bathroom as well (this floor does not have AC, but stays cool since it is on the lower level).
The proximity to the base area allows a quick walk to access all the activities offered day or night without waiting for a shuttle to get you there. We are a one minute walk to the Wild Plum Market, Apres Burger Bistro and the Storm Peak beer garden! Outdoor enthusiasts will also appreciate the communal pool and hot tub, perfect for unwinding after a day of adventure in the mountains. The property offers a 1 car garage for your convenience and parking for 1 other vehicle in the driveway. Safety features such as carbon monoxide detectors, smoke detectors, a fire extinguisher, and deadbolt locks are also provided for your peace of mind.

Four Seasons Steamboat manages this Steamboat vacation rental on behalf of the owners. Four Seasons Steamboat is a locally owned and operated property management company located in the heart of Steamboat Springs, Colorado. As locals, we are here to quickly handle any issues and provide expert Steamboat insights! We follow all local rules and state laws regarding taxes, occupancy, and any other nightly rental restrictions.
Each of our vacation rental homes comes with the essentials needed to enjoy your Steamboat Springs vacation; towels, linens, bathroom products, trash bags, dish soap, dishwasher soap, tissues, etc. You will be required to electronically sign our vacation home rental agreement to finalize your reservation. Your reservation total includes all applicable state and local taxes, Accidental Damage Protection, and a cleaning fee.
Cancellation Policy: Non-holiday reservations: Reservations cancelled at least 30 days before arrival day will be refunded 100%. Reservations cancelled 29 or fewer days before arrival date will be refunded whatever amount we can re-book with a new guest. If unable to re-book with a new guest, the entire reservation will be forfeited.
Holiday reservations (the week of Christmas and the week after Christmas): Reservations cancelled at least 45 days before the start of your stay will be refunded 100%. Reservations cancelled 44 or fewer days before arrival date will be refunded the amount we re-book with a new guest. If unable to re-book with a new guest, the entire reservation will be forfeited.
Is there a cancellation fee? You can cancel any reservation for free up to 48 hours after booking. After 48 hours we charge a $100 administrative fee for cancelling a reservation more than 30 days from arrival date (45 for holiday reservations).
We encourage you to buy our Cancel For Any Reason (CFAR) insurance to ensure you won't lose any money due to circumstances out of your control.

Great Stay
We had to book this place last minute, and it was a great decision. Plenty of space, comfortable, and cozy.
The home was very spacious and had everything we needed. The location was great and made getting to the mountain a snap. The shuttle was very convenient to get downtown as well. We will definitely be back!
We loved our stay! The house in right next to the ski resort and close to bars & restaurants. The house is well equipped for 8 people and immaculate. Super comfortable. The management company were great to communicate with, allowed us early check in and late check out. We’ll visit again for sure!

Family from furniture is old and ripped. Carpet is stained, ripped and old. Kitchen was poorly stocked with pans and cooking utensils. Vacasa had to bring us a set of pans to be able cook. Only good thing was location. Would not rent this unit again.

Great Location
This home was clean and cozy with an awesome location. It was a quick walk to the Gondola! We liked the first floor foyer with large closet to drop our gear. The views were awesome with the large windows. Our only complaint was that the kitchen was sparse with not enough dishes for our group of 9. We were also missing the basics like salt, pepper, oil and sugar but those were easily picked up at the Wild Plum a short walk away. There were no plastic cups for use at the pool and hot tub. But overall a very nice townhome.
Location can't be beat, with a market just down the path and a few restaurants. Not a bad walk to the mountain and the shuttle is great, the drivers are super good humans. The unit is spacious and the garage makes everything so convenient (we kept the car in the driveway).
We had a couple of issues with the unit. Management was generally courteous and helpful after we reported the problem. The bunk bed was unsafe and I'm sure they've dealt with that.
Overall, its a great place. We had a couple of unlucky situations and I thought management responded appropriately.
Spacious condo, excellent location, walk to Gondola
Our family (parents and young adult children) stayed for 6 nights. There was plenty of room to spread out, and a great central gathering area for meals, movies, and board games. Perfect COVID bubble! We were able to cook all of our own meals in a well-supplied kitchen, and walk directly to the gondola. The extra-large tiled entryway and closet was perfect for storing and putting on/taking off ski gear. The heated garage was great for ski storage. Especially impressive, though, was Brad, the property manager. We had an issue with a non-functioning thermostat, and he was there to fix it within 15 minutes. He was equally responsive via email to several questions we had, both before the rental dates, and during. We would definitely stay here again.
A truly wonderful stay! Such a lovely home base for our family of 5, plus one friend. Perfect layout and amenities, and so great to be such a short walk to the skiing and restaurants at the base. The Wild Plum cafe/grocery store was excellent for all of our necessities.
We loved waking up in the mornings to views of the mountain! And when we were ready to begin our day of play, we walked 10 minutes to the lift. There are plenty of restaurants and a gourmet grocery just up the street too. Vacasas shuttle makes it easy to get to town if you want to. The place itself has everything you need including a whirlpool tub and fireplaces. Very comfortable stay!
Liked this place more than expected. Excellent Location
I was hesitant to book this place because of the photos and the price. However, the location and the setup was perfect. We had 4 couples so the fact that each bedroom had its own bathroom was perfect. It was a very short walk to the gondola (maybe 5 minutes or less) and was not a problem to walk with our skis every day. There is a ski valet at the base of the gondola for $13 if you prefer not to carry skis. The shuttle was really convenient. We really didn’t end up needing our rental cars and if we come back we will just book a shuttle from the airport. The vacasa shuttle usually arrived within 10 minutes and efficiently took us wherever we wanted to go. The hot tub was nice and just a short walk but was sometimes shared with other families. The management company was sometimes a little slow to respond to messages prior to the trip but was very easy to communicate with during our trip. We really had no issues with this rental and our four couples thoroughly enjoyed this location. We wouldn’t hesitate to rent again.

Wonderful family time in Steamboat
We had a wonderful stay at Evergreens #8. Everything was very comfortable and well appointed. We would love to stay again but they have changed their rules regarding allowing dogs since they have changed management companies. Our labradoodle is a part of the family and enjoyed his time as well as his humans. Thank you for allowing him this time.
Loved this property, it was a perfect get away place for us, our grown children/spouses and an infant. Highly recommend this property.

We loved our stay at Evergreen #8. The house was beautiful, immaculate, and perfectly situated. The beds we’re comfortable, the kitchen was fairly well-stocked, and the view of the mountain each morning was lovely. It was an easy walk to the gondola. Brad was responsive to any questions. We would highly recommend this property.
