Other things to note
^A pool alarm chime is installed on the backyard access door for added safety.

^Due to the landscaping, there can be leaves, pollen, bugs, and natural debris that fall into the pool sometimes within minutes after the pool is cleaned. Please note the pool is maintained by a professional company twice weekly (Monday & Friday).

^Parking:
There is room for 5 cars- 4 in the driveway and 1 on the street. The garage has been converted into a game room, so garage parking is unavailable.

^Guest Number:
Only the number of guests stated in your reservation are allowed to be at or in the property at any time without express written approval of property owner. If you exceed the number of guests you book for, there will be a $100 fine per person per night. No parties or gatherings. Noise monitors inside house. Violations will be met with applicable fines & eviction.

^Starter supplies of toiletries are provided, but if you are here for a longer stay, you will likely need to make a short trip to the grocery to replenish paper products.

^This is a classic Florida ranch home- casual, comfortable, and updated where it counts (pool, game room, appliances). The kitchen and bathrooms have original finishes; what you see in the photos is what you get. No surprises.

^Travel Insurance/Hurricanes
Our home did not flood during the 2024 hurricane season. Outside of the free cancellation window, our standard cancellation policy applies, including during periods of inclement weather. For peace of mind, we recommend purchasing travel insurance at the time of booking.

^Early Check-in/Late Check-out: Early check-in (1pm vs. our standard 4pm) or late check-out (12pm vs. our standard 10am) may be available upon request for a $100 fee each. Because it depends on the cleaning schedule and surrounding bookings, we often can't confirm either until the night before.

^During your stay the pool cleaner, lawn caretaker, or someone else may be on site in the font and back yards to perform their duties.

^Pool heating available November–April for $45/night- add it at booking or request before check-in. The pool is comfortably swimmable without heating May–October.

-Only the number of guests stated on the reservation are allowed in or on the property at any time without express written consent of manager/owner ($100 fine/night per guest over)
-Picture ID and phone number must be provide to the host at time of booking
-No smoking in or near the house ($1000 fine) $25 fine per cigarette butt left laying around
-Illegal substances of any kind are prohibited- if present, reservation will be canceled with no refund and guests will be removed by authorities.
-If parking on the street, do not block the neighbors driveway or mailboxes, failure to do any of the above may result in car being towed.
-We kindly ask that our guests take care of the property during their stay. If additional cleaning is required beyond our standard service, an extra cleaning fee may apply. We appreciate your understanding and cooperation in helping us maintain a beautiful space for everyone to enjoy.
-Motion activated security cameras with audio and visual capabilities are present around exterior of property for safety and liability purposes. A monitor inside home (it has no camera or audio recording) detects smoke and decibel levels and alerts us if either stay over the limit. Under no circumstances may these be removed, blocked off, or have their correct function hindered in any capacity. Should this happen, your reservation will be immediately terminated with no refund. No exceptions.
-No pets allowed. $500 fine for undisclosed pets.
-Adults cannot book for people under 25 years old unless they will also be staying on the premises for the duration of the stay
-Booking guest must be staying at the property
-Parents assume all responsibility and liability for their children while on the property and around the pool.
-No glass in or near the pool
-Cleaners charge a $50 fine per 30 minutes guests are late to check out
