The primary bedroom features a comfortable queen-size bed and private balcony access, while the guest bedroom includes both a full-size bed and a twin bed, providing flexible sleeping arrangements for family and friends. Flat-screen TVs are available in the living room and both bedrooms, and an in-unit washer and dryer add extra convenience during your stay.

Good to Know/ House Rules
The condo has a trash dumpster onsite for guests to discard trash.


This is a smoke-free and vape-free property. Violations will result in a $550 odor remediation fee.

Fireworks are strictly prohibited on or near the property. Guests are financially responsible for any property damage, injuries, fines, or third-party damages resulting from fireworks use during their stay.

A starter supply of essentials is provided for your first 24 hours; additional items can be purchased as needed.

Just a quick note about the kitchen. The kitchen is fully equipped with cookware, dishes, and utensils for preparing meals. However, we do not provide cooking ingredients or supplies such as oil, spices, condiments, or specialty items.

Please plan to purchase any food or cooking ingredients you may need during your stay. There are a few grocery stores nearby for your convenience. If you have trouble finding one please reach out to the host, Wes!

Before arrival, you’ll receive a digital Welcome Guide with check-in details, Wi-Fi info, and local tips.

Absolutely no house parties or unapproved guest may stay. Misuse of the home or amenities that causes excessive cleaning or damage — including but not limited to smoking residue, spills/stains, bodily fluids, trash left throughout the home, or misuse of plumbing or appliances — will result in a $400+ cleaning/damage fee plus actual repair.

Please do not move furniture
To keep the home in proper condition for all guests, we ask that furniture and décor remain in their original locations. If furniture is moved and our team must reset the layout, a $150 reset fee will apply.

AC Thermostat
To help prevent the HVAC system from freezing and causing damage in Florida’s climate, guests may not lower the thermostat below 72°F. Evidence of the thermostat being set below 70°F or misuse resulting in HVAC service calls, freeze-ups, or damage may result in additional charges or penalties for repairs and associated costs.

Please be mindful of what goes down the drains and toilets: Only toilet paper may be flushed.

Do not flush wipes (even “flushable”), paper towels, feminine products, diapers, cotton swabs, dental floss, grease, food, or any other items.

Any plumbing service call resulting from improper items being flushed will incur a minimum $250 service fee, plus the full cost of repair, pumping, line clearing, or damage remediation if applicable.

Florida Insects
While the home receives routine professional pest control, Florida’s warm climate and coastal environment can occasionally allow palmetto bugs and other insects indoors, particularly after periods of heavy rain. If you experience any concerns during your stay, please contact us and we will be happy to assist.

Checkout Instructions:
Thank you for staying with us! We hope you had a relaxing getaway. To help our team prepare the home for the next guests, please complete the following before checkout:

Checkout time: 10:00 AM
Before you leave
• Place all used towels in the bathroom or laundry area
• Load and start the dishwasher
• Dispose of all trash in the outdoor dumpster
• Return any moved items to their original location
• Turn off lights, appliances, and electronics
• Set thermostat to 78°F (cooling)
• Lock all doors and windows

Documentation
All charges will be documented with photos and/or invoices and submitted through Airbnb’s and VRBO’s Resolution Center in accordance with Fairly’s policy.

Construction, Utility Interruptions & Resort Amenities

While we strive to provide an exceptional guest experience, circumstances beyond our control may occasionally impact your stay.

Construction & Renovations:
We cannot predict or control construction, roadwork, maintenance, or renovation projects occurring on neighboring properties or within the surrounding area. As these activities are outside of our control, we may not receive advance notice and therefore may be unable to notify guests before arrival. No refunds, credits, or discounts will be provided due to construction-related noise, dust, traffic, or other inconveniences.

Utility & Service Interruptions:
Temporary interruptions to internet, cable, Wi-Fi, electricity, water, or other utility services caused by utility providers, weather events, or circumstances beyond our control may occur. While we will make every reasonable effort to report issues promptly and assist in restoring service, refunds or compensation will not be provided for outages that are outside of our control.

Community & Resort Amenities:
If the property is located within a community or resort, amenities such as pools, clubhouses, fitness centers, beach access, tennis courts, or other facilities are owned and managed by the HOA or resort management. We do not control their operation, maintenance schedules, closures, or availability. Refunds or compensation will not be issued due to the closure, maintenance, or restricted use of these amenities.

Property Damage
The property will be inspected after each guest’s departure. Guests are responsible for reporting any accidental damage during their stay. Any damage, missing items, excessive cleaning, or violations of the rental agreement that are discovered after checkout may be charged to the guest through the booking platform or by any other legally permitted means. Charges will reflect the reasonable cost of repair, replacement, cleaning, or restoration.

Limitation of Liability
To the fullest extent permitted by law, the Property Owner and Property Manager shall not be liable for any indirect, incidental, consequential, special, or punitive damages, or for any loss, injury, delay, inconvenience, interruption, or expense arising from circumstances beyond their reasonable control, including but not limited to weather, utility outages, internet interruptions, construction activities, acts of third parties, government actions, or closures of community or resort amenities.
