Oceanfront 2 bedroom 2 bath condo located on the first level of Villa Capriani, the premier Resort on Topsail Island.

The master bedroom features a king size bed and private bath. Recent renovations have added an additional built in full size bed with a bunk bed twin above.

The great room features a combination kitchen dining room with breakfast bar. The living room features a full size counch 65 in TV and private balcony.

The guest bedroom features access to the full bath and closet.

The Beach Gem is cleaned with CDC recommended products.

Easy check in and check out and lovely condo. There was an awful mildew smell throughout the condo. We contacted the property manager who came by and after that it smelled a bit better. We would not stay here again, we both left feeling poorly due to the smell.

The pool and quick access to the beach were wonderful! The grounds were kid friendly. The unit could use a good deep clean, new mattress cover for smaller room, and inspected for water damage. The floor in the large bedrooms bathroom, infront of the sink, was very questionable to walk on! The linen tub from the prior week of dirty linens was never picked up. We had a fresh tub of linens inside though and they were clean and good to go. The washer and dryer were very nice! Overall had a great week.

Check in was very easy. Unit was nicely decorated and spacious and comfortable. Multiple pools on site helped as it can get busy at times but was not too busy. Beach proximity perfect. Enjoyed restaurant on site. Plenty of just offsite parking across street if needed. Really a non issue but good to know if you get there and don’t see a spot immediately adjacent. Will def stay at this location again when we come to Topsail as we have stayed at a few other locations nearby and this one was best overall.

Anthony was extremely helpful, great communication. Property was ready, comfortable, great location, clean. Anthony suggested the restaurant at the Villa and his suggestion was a good one, great food. He made the stay seamless, no issues. Highly recommend this condo and working with Anthony.

Villa Capriani is always such a great place to stay! Our family loves the pools and of course the ocean access! The manager of this property, Tony, was very quick to respond when we had questions or concerns.

Great location but could be cleaner

Pros: The condo manager Tony was very helpful and quick to respond and kind. Without him we would have rated it 2 stars. Location of the unit was great!The complex was wonderful! Cons:1. Cleanliness: It seems like it gets a light overall cleaning between renters but it needs a scrub. Walls had toothpaste splatter and the areas around the vents were dirty and coated with dust. The queen bed had a pee smell to it. Tony was quick to respond with a new mattress cover. We decided not use that bed after the first night. Upon leaving we removed the sheets and mattress cover as Tony requested. We found several stains underneath the mattress cover. By the end of our stay there was urine smell in the room. Not sure if the bedspreads, mattress and pillow covers are washed between renters but they should be. 2. Humididty: We have stayed in hotels, condos and rental homes all over. Dominican, Mexico, Florida and the Carolinas. The only thing I can compare the humidity level to is the resorts in the Dominican and Mexico. I did some laundry and hung a couple pieces to dry. 2 days later they were still damp (hanging inside the until not outside). We had the air turned down to 69 and it was still damp. I’m not sure what needs done to prevent that. We had friends staying in another unit in the same complex and there was no humidity at all. I have never experienced it like that in the US.There are other minor things. But these are the two that would keep us from renting here again.

Perfect Family Condo

We loved the condo. You can tell the owners have put a lot of thought and time into the aesthetics. It was perfect for our family. We cannot say enough about Tony and Larry and their attentiveness to our needs. I’m sure we’ll be back!

Excellent property for location and convenience

Tony was outstanding in communication and support for anything needed to make our stay just right. The condo is kept up very well, with bath towels, linens, beach accessories, and electronics. When looking at Villa Capriani as a destination, check the status of hot tubs, pools, and elevators. You don’t want to arrive expecting everything to be open, to find it is not or not working.

Great unit in the villas

Tony was quick to answer our questions. Minor inconvenience of the dryer not heating but he got someone out right away to look at it. No fault of ours or the property just seemed from regular use. We were able to dry our towels outside. Unit had everything we needed. Would book again.

Nice stay

Condo was very nice. Nicely decorated with all the basics covered. Property manager was super responsive and friendly. Mattresses were a little uncomfortable. And they didn't have beach furniture available - not a big deal, just need tor remember to bring your own.

Clean condo and great facility

First time to TopSail and the condo and property was very good! Our condo was clean, with linens and sheets ready for us to use. The pools were fun and access to beach was awesome. The property manager Toni was very responsive to questions and cared deeply about our experience. Condo had all amenities and more that were listed. Some minor bathroom updates would have been good but overall great condo.

Pleasant stay

The condo unit was pleasant and the decor was very nice. We had trouble figuring out the tv so we never got to use that but we were fine without it. The unit could use more silverware. We bought plastic silverware to use because there were only 5 forks and zero teaspoons. The bedrooms were very nice. There were a few minor things that could use some attention. The wall light above the bunk bed is loose and my granddaughter hit her head on it a few times. The lint screen in the dryer is broken. The patio furniture could use an upgrade. The cushions are showing wear. The bathroom could use a new shower liner and the wallpaper is peeling off. The bathrooms could use exhaust fans. None of these things were major and we really did like staying there. The owner, Tony, is a gem! We had no parking passes and he personally brought them to us. We really enjoyed meeting him; a great guy! The Villa is starting to show it’s age though. The hot tub jets were not working which was disappointing. They should also have assigned parking places. It’s tough to find an open space and parking across the street is not always optimal.

Little piece of heaven

The condo was well furnished and comfortable with a nice view of the pool. We could here the live music from the restaurant on the deck. The pools and hot were beautiful and it was great to be right on the beach! Great communication with the host; he offered great suggestions! Definitely recommend!

Beautiful Accommodations

The property was exactly as listed and what was needed for a relaxing vacation by the ocean. We really enjoyed spending time at the multiple pools on site and being a stones throw from the beach. We’d definitely stay again and recommend the property to others.

Great property

Morning sun and afternoon shade on the deck overlooking the garden/pool... perfect for myself and two teen sons to meet other family members in other condos. It was great to allow them to have the run of the place and to relax while they played. The condo was great for gathering with extended family (we each took on a night to make dinner) and our restaurant night was wonderful too (at the resort). Pools and beach so close. Who could ask for anything more?
