Security: Please note there are four cameras located in the driveway, garage area, and doorbell for security purposes. These cameras are not monitored as we respect your privacy, but they actively record both audio and video 24 hours a day. Please do not tamper, cover, or disable security cameras or WiFi.

WiFi: This home has the best WiFi available in Sedona; however, internet speed and service in Sedona aren’t generally as fast and reliable as in major cities. While we don’t typically have any issues, we do want to let you know in case that might impact your trip.

To preserve our incredible views of Sedona’s red rocks, the windows in the common areas don’t have window coverings. However, there are window coverings in every bedroom for your privacy.

Please note that due to its location in the desert, we have occasional visits from critters (insects, rodents, etc.). We have regular pest control, but please keep doors and windows closed to prevent unwanted guests.

Gardeners come out for weekly maintenance on Monday. Our hot tub undergoes weekly servicing on Tuesdays. If you're staying on this day, our technician will access the backyard during the day to maintain the hot tub. Trash services our villa on Wednesdays as well. When we do have property maintenance scheduled during your stay (for pest control, landscaping, etc.), we will always do our best to provide you with notice and request permission to enter the property.

One last thing – this property has a septic system. Flushing anything but toilet paper may cause damage, for which you will be responsible.

4. No Parties, large gatherings, or events allowed

6. No buses, RVs, ATV’s/UTV's, trailers, or commercial vehicles
7. Will need to complete our rental agreement and complete ID Verification through Truvi no later than 48 hours before check-in
8. Guests agree to contact host with any concern and give host the opportunity to correct them
