Incredible Sebastopol Estate Surrounded by Vineyards

The Dutton Orchard Estate graces nearly 50 acres of orchard and vineyard. Following a meticulous remodel, the property seamlessly blends impeccable modern finishes with the nostalgic charm of the late 1930s, the era when the house was originally built. The expansive floor plan features a spacious kitchen open to a living space and breakfast nook, all overlooking the freshly refinished pool and spa. Four bedrooms, each equipped with king-sized beds and full bathrooms, provide luxurious accommodations. Additionally, a pool house, detached from the main house, offers another king bed, a large bathroom, a small kitchen, and a seating area. Next to the pool house is a game room with a Pool Table, Ping Pong, and Foosball. The pool and spa are framed by a vast patio adorned with beautiful furniture and an amazing outdoor firepit. Behind the beautiful backyard you also have access to a full size pickle ball court with pickle balls and paddles being provided.

Surrounded by picturesque vineyards, the property invites delightful wine country walks. The enormous garage has been converted into a game room with a pool table. Situated just minutes from the charming town of Sebastopol, amid dozens of world-class wineries and close to the Russian River Resort area, the Dutton Orchard Estate is perfectly positioned for a wine country adventure. It's also a short journey to the coast and to Healdsburg. Exceptional restaurants, microbreweries, and the Graton Casino add even more to the array of activities available in the area—all just about an hour north of the Golden Gate Bridge.

Visit our 5StarVR site for details on personal chefs, caterers, massages, yoga instructors, and personal trainers. You'll also find valuable information about local restaurants, wineries, and exciting activities in the area. Our vacation rentals come fully stocked with essential cookware, dinnerware, and consumable supplies, including toilet paper, paper towels, shampoo, conditioner, bath, dish hand, and laundry soaps, as well as various trash bags. Luxurious linens are also provided. Additional fees apply to heat pools for homes with them from October through April, while hot tubs, if available, are heated at no extra charge year-round. Smoking is strictly prohibited indoors.

While this property is an amazing space for family and friends to gather, it is NOT a party house. Outdoor amplified music is not permitted in County vacation rentals. Surveillance cameras and decimal meters are strategically placed to monitor parking areas and noise levels. County quiet hours are observed between 10:00 PM and 8:00 AM. Groups found in violation of these rules may face immediate eviction, substantial fines, and potential legal action.

The house was beautiful, however, the heat was off when we arrived around 4:30 pm and the temp inside the house was in the 50’s. It remained uncomfortably cold after turning on the heat. The property manager was quick to respond and brought over several small space heaters that night that helped warm things up until the house could warm up. I would recommend that the property manager turn on the heat ahead of check in when it is cold outside so the arriving guests are comfortable. There were also ants in the kitchen and the hot tub was very slow to heat up.

Great house! The pictures do not do it justice. Communication was seamless. The rooms are spacious. The kitchen is beautiful and well equipped with more than we needed. The property is stunning and feels very private. Easy drive to wineries and downtown areas. I would definitely stay here again!

Great, well-stocked home for a large group!

This home is large, and perfect for a big group. There is a nice big dining room and living area/kitchen that makes it easy to gather. It was nice to have a separate garage/pool house for some of our older teens, attached to the garage game area. The kitchen is well stocked (except for some pans that need to be replaced). It is surrounded by beautiful vineyards that are lovely to walk around.We experienced issues with the spa cleanliness/chemical imbalance on our first night there which meant that we were unable to use that amenity for the rest of our trip. The property manager was very responsive to this issue (as well as during the inquiry process) and had the pool tech out right away. However, we did not feel comfortable using the spa/pool again which was disappointing. We also experienced a backup in the septic system, thankfully on our last morning right before we were checking out. We were very careful, but this septic may not be able to truly accommodate normal water use by a large group taking showers at the same time. (This area experienced more than normal rain when we were there so that may have impacted this?)It was raining and cold the whole time we were there, but this house would be even better in the shoulder seasons or the summer when you could use the pickle ball court (well maintained) pool and gaming garage (very cold during the winter months).

Better than the pictures

This property was amazing. We had 12 adults for a 50th birthday party, and it couldn't have gone better. The variety of entertainment (pickleball, pool and hot tub, pool table ping pong and foosball) in addition to the comfy lounging areas gave us the perfect backdrop for an outstanding weekend. Check in was easy, and Randy was super responsive for the few little issues we had --Amazing service!(hot tub was too hot, he responded and turned it down remotely within minutes. Leaking air mattress, he replaced it within hours). I'm ready to book again immediately!

Great place for an wine country getaway

Nice big house with plenty of space to spread out. The grounds were beautiful and every bedroom had its own bathroom which was really nice. Would definitely recommend this house and will definitely consider rebooking in the future.

Better than the pictures!

We came with three families and upon arrival we all were wowed by how well the property was maintained. Beautiful grounds, beautiful landscaping and a great place for families to gather. The kids loved the pool, and each room having its on en suite was really convenient. House was well stocked and had great amenities. Only feedback I have is that it would have been nice to have a handheld shower (for showering kids). Would highly recommend and book again!

Amazing property and excellent property management

We loved this house and property. The house was big, clean, had updated appliances and furniture, and plenty of sleeping space for 6 adults and 6 young children. The pool was beautiful and warm, there is a lovely and easy to use fire pit, and the game room was an added bonus. You can walk around the large orchard property including to some wineries. The property manager Randy went above and beyond to provide excellent service and help during our stay. Highly recommend!!

Perfect House for weekend away with friends

This house was perfect for weekend away with four couples. Each bedroom has it's own en suite bathroom, which is a great feature. Pool and hot tub were lovely and pool was well heated. There was plenty of seating for all of us in the dining room, the outdoor dining area, as well as the indoor and outdoor lounging areas. I love this area with lots of wine tasting, and small towns to explore. Would definitely love to stay in this house again.

The property is beautiful and very comfortable. Overall, we really enjoyed our stay!

The furnishings we're well appointed. The bedrooms and bathrooms were a nice size as well. We made Thanksgiving dinner in the kitchen which was really conducive to collaboration and chatting. Beautiful, large open kitchen! The host also provided a book with instructions on things like how to use the spa, etc. There were just a few minor problems. The coffee pot was hard to use, the dryer was loud and the back bedrooms were warm. The house thermometer could be placed differently which would fix the heat in the back bedrooms. Overall, the house was great!!

Perfect house for a wine country family getaway

This house is ideal for a family with young adults. The all king ensuite bedrooms and layout are perfect as is the large patio with pool and outdoor table/furniture. Central A/C was nice but not needed, even in August as the house is well-shaded. Ideally located near the town of Sebastopol.
