Four thoughtfully designed levels give 32 guests room to gather and room to breathe, with an elevator making it easy to move between them. Mornings start slow in the main living spaces, where a kitchen built for a crowd—two refrigerators, two stoves, two dishwashers—opens to a dining table that seats 26 and a pillow-soft sectional in the living area. An adjacent den with its own sectional and Smart TV gives kids or smaller groups a place to peel off, and conversations move easily from one room to the next.

Sleeping arrangements are built for balance. Eight king bedrooms are tucked across the upper two floors for quieter retreats, while two bunk rooms with full-over-full beds bring a playful, social energy that's perfect for kids or friend groups settling in for long, late-night conversations. An eleventh bedroom anchors the bottom floor near the game room.

The game room is its own world downstairs—pool table, Smart TV, and just enough distance from the main living area to let the night take on its own rhythm.

Outside, the pool and spa anchor long afternoons, with the spa offering a warm spot to unwind as the evening settles in. The screened porch sets the scene for al fresco dinners off the built-in outdoor kitchen and grill, with a 6-seat table, bistro set, and overhead fans keeping things easy. Getting around is effortless with a complimentary 6-passenger low-speed vehicle and eleven adult bikes at the group's disposal—plus access to the free Grayton Central shuttle just a short walk away, making the beach a two-block trip.

And Grayton itself is the draw. One of 30A's most beloved stretches, it's known for sugar-white sand, glowing turquoise water, and a barefoot, low-key energy that locals have protected for decades. The village is walkable and full of character—live music at The Red Bar, Gulf views from Chiringo, and a tight collection of surf shops and galleries that give the whole area a genuine coastal-town feel. Hike through Grayton Beach State Park, pull up for fresh oysters at a local eatery, or take a drive to see the Underwater Museum of Art. Seaside and WaterColor are a short drive east when the group wants to shift the scenery.

Home Truths:
- This home allows pets for a fee. If undisclosed pets are brought into the home without AvantStay's approval, there is a fine of $500 per pet.
- Golf cart use requires a signed liability waiver

Parking Details:
- Driveway parking is available for 5 cars max.
- Paid parking is available at Grayton Storage Facility.

This is a smoke-free property. Violation of the no-smoking policy will result in forfeiture of the security deposit, a $300 smoking fee, and liability for any fire or property damage costs.

As part of our commitment to being good neighbors, occupancy limits and quiet hours (9pm-8am) are strictly enforced. No speakers or sound systems will be provided for use in our properties. Violation of any noise ordinances will be subject to fines that can reach up to $10,000 per violation.

Events or parties are not allowed without prior written approval and an additional fee. Any unauthorized parties or events will be shut down and a fine will be assessed. Please inquire for more information about our event policies and fees.

There is nothing more important to us at AvantStay than the health, safety, and experience of our guests & staff. We've enhanced our cleaning and sanitation protocols and are taking extra care to disinfect all surfaces between reservations with hospital-grade disinfecting solutions.

As a reminder, we do work with 3rd party vendors to maintain the property, and although we adhere to the strictest CDC guidelines and advise all contractors to wear PPE equipment, we can not always enforce. We strongly advise guests to please deny access if any vendors fail to meet and adhere to these standards.

IDs will be requested for verification after booking. All bookings over 28 days require a security deposit.
