“Bikini Bottom” is a charming & impeccably clean coastal escape, equipped with everything you need (except your belongings and food of course -- which we can have delivered and stocked for you though)! You'll find everything from kitchen supplies, to cooking essentials, champagne for the evening and coffee for the morning, beach chairs & towels, umbrellas, beach toys, pickleball equipment, board games & cards, shampoo, conditioner, soap... you name it - we either have it or we can't fit it. No more lugging your entire home with you for a beach vacay.

~GUEST ACCESS~
Guests will have full and private access to the entire condo during their entire stay + all shared amenities on site with other private homeowners, residents and guests. The front door is equipped with a WIFI enabled keyless lock.

~ INTERACTION WITH GUESTS~
Emmy & Kyle do not live in the area full-time, but they are available by phone call, text, email and through the VRBO app for any of your questions or concerns. For urgent matters, we have a property staff member that lives within driving distance.

~RULES & REGULATIONS~
- Cancellation Policy: we follow the "Relaxed" cancellation policy on VRBO, which states: Full refund at least 14 days before check-in. 50% refund 7-14 days before check-in. No refund less than 7 days in before check-in. Our cancellation policy does not cover storm, emergency and travel protection. We suggest adding travel insurance to your reservation to protect you against unforeseen cancellations.
- We do not provide refunds on inclement weather. We only provide refunds on events that occur within VRBO's Extenuating Circumstances Policy. We suggest purchasing travel insurance at checkout to protect your air travel and accommodation.
- No pets (restricted only to HOA homeowners). There will be a $250 fine for an unauthorized pet.
- Service animals must be disclosed + a $50 cleaning fee to our housekeeper
- No smoking in or on the property. There will be a $150 fine for breaking this rule.
- Minimum age requirement to rent: 21 yrs. There will be a $500 fine for breaching this rule due to liability reasons.
- No large parties.
- There will be an excessive clean rate of $40/hr charged to the guest for any cleans that takes beyond 3 hours. This includes extra time needed for removal of any decorations.
- Quiet hours from 10:00 PM to 7:00 AM.
- Guests are subject to covering the costs of any broken, damaged or stolen items (including kitchen, beach, music & camera items).
- No boats, trailers, RVs, or jet skis allowed in parking lot.
- Limited only to the registered guests. Overnight visitors are not allowed.
- All guests must abide by Gulf Place community rules on-site and at all amenities.
- All guests must have one amenity pass on them when utilizing the Gulf Place pools. Passes are provided in the unit.
- Check In: 3:00 PM, Check Out: 11:00 AM

~UNDERSTANDING OUR RATES & FEES~
- Nightly Rates: we, the hosts, adjust & set the nightly rates.
- Cleaning Fee: $210 ($175 is our housekeeper’s rate + 20% of VRBO & Walton County fees added on top)
- Service Fee: VRBO charges the host a 12% service fee.
- Occupancy taxes & fees: taxes paid to the state of Florida and Walton county. These are beyond our control.
- Local tourism taxes: we cover the additional 5% tourism tax paid locally to Walton County.
