Maximum Occupancy: The house comfortably sleeps 8 guests. No additional overnight guests are allowed.
Quiet Hours: Please be respectful of the neighbors and observe quiet hours from 10:00 PM to 8:00 AM.
Pets: NO pets allowed in or around the property.
Smoking: Smoking is allowed outside only and must comply with fire restrictions posted by the Village of Ruidoso and Forestry Service.
Please note: FIRE TABLES are no longer permitted for short term rentals per VOR Ordinance. Campfires and fireworks are BANNED in the Village limits regardless of fire restrictions.
Hot Tub Rules: No glass objects in or around the hot tub. Please use plastic cups. No bubbles or oils in the tub, as they can clog filters, jets, and damage components. Never leave children unattended in the hot tub for safety reasons. Do not leave the cover open when not in use.
Trash Disposal: Dispose of all trash in the beige dumpsters located in the neighborhood. Do not leave trash outside.
Wildlife: Do not approach or feed the wildlife, including wild horses, deer, elk, and turkeys. Enjoy them from a distance for your safety and theirs.
Parking: Please park only in the 2-car garage or driveway. Do not park on the street.
RVs, Trailers, and ATVs: RVs are not permitted. Trailers and ATVs must be approved in advance.
Damages: The reservation includes Safely Guest Damage Protection for peace of mind when accidents happen. This is exclusive of Airbnb`s insurance. Please notify us immediately if anything in the house is damaged or if anything is not functioning properly.
Additional Guests: If you’re planning to have visitors during the day, please let us know in advance. Overnight guests beyond the booked number are not permitted.
Safety: Lock all doors and windows when leaving the property.
