Welcome to Armand, a flat in the very centre of Rouen, in the highly sought-after Place Saint Marc district! Whether you're visiting for business or pleasure, this atypical residence promises an unforgettable experience.

Completely renovated, this top-floor flat comprises a fitted and equipped kitchen opening onto a beautiful living room, 3 bedrooms with double beds and private shower rooms and a separate toilet.

Take advantage of the large, bright living room to relax or share your meals over a convivial lunch or dinner. You'll find an open-plan kitchen equipped with everything you need to prepare your meals: kitchen worktop, fridge, microwave, oven, ceramic hob, kettle, dishwasher, oven and Nespresso coffee machine!

In the separate bedrooms, you'll find double beds (140x200) with linen for a comfortable night's sleep, and a private bathroom. A real luxury for everyone!

Enjoy an incredible view over the rooftops of Rouen, as the flat is on the top floor of the residence! Access is via the stairs.

Bed linen and towels are provided for your comfort.
No private parking is available with the accommodation. However, you will be able to park your vehicle in the streets surrounding the accommodation according to the rates in force in the town. The accommodation is managed by the ArchiDuchesse concierge service, which is available 7 days a week from 10am to 12.30pm and from 2pm to 9pm. We thank you for taking care of the accommodation, respecting the premises and the neighbours. A bank imprint will be requested via a secure link in order to finalise your reservation and obtain the access codes to the accommodation.

## Neighborhood

Place Saint-Marc is an emblematic district of Rouen, a city located in Normandy. The area is both lively and charming, offering a unique combination of market, shops and homes, making it a popular meeting place for the people of Rouen.

Place Saint-Marc is known for its lively, dynamic atmosphere. It is home to several markets every week, attracting people from all walks of life to buy fresh produce, clothes, antiques and other items. This traditional market atmosphere gives the square a friendly, authentic feel.

The area is typical of Rouen, with its half-timbered buildings, cobbled streets and small squares steeped in history. The buildings around the square reflect traditional Norman architecture, although there are also some more modern buildings, the result of reconstruction after the Second World War.

The area around Place Saint-Marc is a social and cultural melting pot. It is home to a diverse population, including historic residents, students, artists and families. It's a place where you can feel a real social mix. Because of its markets and proximity to Rouen's historic city centre, this district is often visited by tourists.

As well as the markets, the district has a number of cafés, restaurants and small shops that add to the lively atmosphere. The café terraces are often full, especially on sunny days, providing a place to relax and socialise.

## Transit

The area is well served by public transport, with several bus and metro lines. This facilitates access to Piazza San Marco from other parts of the city, making it even more attractive. Mainly managed by the Astuce network, which covers the Rouen conurbation. Here is some information about public transport:

Bus :
Line T1-T2-T3 (Teor): This bus line crosses several districts of Rouen.
The Rouen metro may also be an option. Although Place Saint Marc is not directly near a metro station, the Metro line can be used from Théâtre des Arts or Palais de Justice stations, which are not far away.

## Notes

Please note that the building does not have a lift and that the flat is located on the 5th floor. Access may be difficult for people with reduced mobility or those carrying large suitcases.

Arrivals are independent for greater flexibility. Arrivals are from 4pm and departures must be no later than 11am.

The accommodation is managed by the ArchiDuchesse concierge service, available 7 days a week (from 10am to 9pm). In the house, all our guests receive household linen, basic necessities for the first day (shampoo, shower gel, hand gel, toilet paper, etc.) as well as a large towel per person, together with tea towels and a bath mat per bathroom. A welcome kit with kitchen bin bag, bathroom bin bag, sponge and dishwasher liquid is provided free of charge on arrival for the duration of your stay.

We are committed to providing a pleasant experience, however, please note that we are not a hotel service. Any mid-stay cleaning, linen/towel freshening, replenishment of essentials or deliveries can be arranged on request at an additional cost. When you confirm your stay, you will receive the ArchiDuchesse tourist booklet, our vouchers with promotional codes for our partners of choice and the arrival instructions for your accommodation.

The Cour de l'Archiduchesse offers a range of services to make your stay as pleasant as possible: baby equipment hire, luggage storage, shuttle service, baby-sitting, gourmet boxes, requests for sightseeing tours, creation of events (wedding proposals, birthdays, room themes, etc.) and much more! Taking advantage of a rental also means respecting a few rules to ensure that everything runs smoothly and to avoid any surprises with the deposit! Remember to look after the property as if it were your own: avoid damage, respect the furniture and leave it clean when you leave. Respect the rules on opening hours and the use of equipment, and respect the peace and quiet of your neighbours. And if you have any concerns, don't hesitate to let us know. Don't forget that parties are strictly forbidden (€250 deducted from the deposit), that the accommodation is entirely non-smoking (€50 deducted from the deposit), that pets are forbidden (€50 deducted from the deposit) unless requested and agreed in advance by us and that any loss, theft or damage will be invoiced at the actual replacement value.
