I kindly ask that only guests who have booked the accommodation are allowed to enter the house. However, if you wish to have additional guests to visit or stay, please seek the host`s approval, which may incur an extra fee. If you require a late checkout, you may do so until 12:00PM for a pre-authorized fee of $50 on approval. To take advantage of this, kindly notify Host by 8pm the day before your scheduled checkout. A last-minute late checkout fee of $100 applies if requested on the day of checkout to reschedule cleaners.

If you need an early check-in, I can arrange it for a fee of $50, subject to availability of cleaning schedule.

Cameras for security: There are two exterior cameras in the front yard facing the street and driveway that record motion to verify guest check-ins. In the backyard, there`s one camera facing the fire pit, which also records motion. If there`s suspicion that any rules have been violated, video recordings will be reviewed.

Welcome to a peaceful and safe rural neighborhood where you can unwind and enjoy the beauty of Reno! You can conveniently park your car in the driveway, and additional street parking is available on a first-come, first-served basis. If you have an RV, there`s ample space for it in the street parking in front of the house; just ask the host to place cones for accommodation when possible.

The house is located in a convenient residential neighborhood of Reno, just a short drive from the bustling downtown Reno. Grocery stores, restaurants, and casinos are all easily accessible within a 1–10-minute drive. If you don`t have access to a car, Uber and Lyft are readily available in the area and can take you to most areas in Reno for around $10. During the winter months, it is recommended to have chains on your front wheel drive vehicles, and be aware that mountain passes may be closed during heavy snow or rainstorms. Be sure to check weather advisories before booking, if necessary

Here are some important details to keep in mind:

During winter months (Nov-Apr), please check road conditions and bring chains and a 4-wheel drive vehicle to ensure safe travel.

For your safety, the front and backyard are monitored, and motion recorded by security cameras.

Check with us to register children. there are some hazards in and outside the house that need adult supervision at all times, including but not limited to Stairs, fireplaces, cleaning supplies, hot tub, fire pit, etc.

LATE CHECK-IN is the Guest`s responsibility. The host may not be available after 9pm for service.
I offer a flexible self-check-in process after 3pm on your check in day. It is your responsibility to update the host with your estimated arrival time and inquire about the check-in process after 9pm. The host is not required to be available as a 24-hour concierge. We will not award a full refund for guest`s failure to follow instructions.

Pet Policy-
I am happy to host owners with a maximum of 2 dogs for $100 per dog. NO PETS or animals allowed on the property, unless approved and registered with host.

Please NO CATS for any reason as the owner is allergic,
(causing coughing and breathing problems) and stays at the property often.

We have and always will be vigilant with our cleanings to make sure all surfaces are sanitized. We always provide sanitizing wipes at every one of our listings to prevent the passing of all viruses and bacteria.

The cleaning fee covers bedding changes, sanitizing commonly touched surfaces, and minimal cleaning to restore the listing to its description.

We are not responsible for guests belongings. If we find belongings are left behind, we will hold them for 2 weeks prior to disposal, unless food or drink items, dispose of immediately as discovered.


Mid-Term Guest Policy:

For stays of 28 days or longer, the following requirements must be completed prior to check-in:

📌 Signed Lease Agreement: Must be completed and on file for all guests.
