The Space:
Nestled atop a serene hill in Placitas, New Mexico, this spectacular 3-bedroom retreat promises breathtaking views, exceptional comfort, and an unforgettable stay for up to 6 to 8 guests. Perfect for families, groups, or remote workers seeking a peaceful backdrop, our home combines the charm of traditional adobe architecture with modern amenities.

The roomy primary bedroom includes a king bed with a super comfy mattress and a 40" TV. Adjacent, an auxiliary space, ideal for children or close friends, features a trundle bed for 2—doubling as a cozy daytime couch. There's no door between these rooms, creating an open, inviting feel.

The second bedroom, situated downstairs, offers another plush king bed, and a 40 Inch television. Step out onto the adjoining deck for panoramic vistas of the undulating Placitas hills.

The third upstairs room houses a cozy queen bed. All rooms are equipped with individual thermostats for radiant heating, keeping you warm during chilly desert nights. Please adjust slowly to your desired temperature as radiant heating takes time to adapt.

The inviting living room is complete with a 65" smart TV, comfortable seating on a Three-person couch and swivel chairs, along with workspace behind the couch. Built-in adobe benches encircle the fireplace.

Fully-equipped kitchen, where wood block counters, ample storage, and high-quality appliances await. Enjoy home-cooked meals in the dining area that accommodates 8 guests across two separate tables.

The back balcony offers stunning Placitas views for quiet moments or group dining at the patio table seating 6 to 8 guests.
The home comes furnished with bed linens, a coffee maker, cookware, dishes and silverware, and a hair dryers. Stay connected with high-speed Internet and a strong Wi-Fi signal (great for Wi-Fi calling, given the area's limited cell phone service). For your convenience, we provide a washer and dryer in a common space.

Bask in the warmth of the indoor fireplace, keep cool with our evaporative cooler (typically operational mid-April to mid-October), and park freely on the premises. Families will appreciate our kid-friendly touches, like fireplace guards and suitable sleeping arrangements.

Long-term stays are welcome, and we've equipped the home with room-darkening shades, ensuring you have a good night's sleep after a day of exploration. Plus, your furry companions are welcome to join you!

Guest Access:
You'll have private access to the entire home except for a cabinet in laundry room that is used by the cleaning staff.

The Neighborhood:
In serene Placitas, our vacation home combines desert tranquility with outdoor adventures just 10 minutes from town. The Home is 55 minutes from Santa Fe, 30 minutes from ABQ, just over an hour to Jemez Springs, and 35 min from the airport.

There are several stores and shopping just 25 minutes away, in Bernalillo

Getting Around:
Exploring picturesque Placitas is an adventure. As our home is in a rural area accessed by a dirt road, a personal vehicle is recommended for convenient exploration at your own pace.
With a personal vehicle, you can embrace Placitas' natural beauty and culture, from a quick trip to town to exploring the Sandia Mountains, biking trails, or the town center—your Placitas journey is as rewarding as the destination.

From late October through mid-March, we may receive the occasional snow storm. To ensure your safety and ease of navigation, you may wish to consider a 4x4 vehicle for this period. With a suitable vehicle, you'll be well-prepared to traverse the scenic, rolling terrain of Placitas. Numerous car rentals are available in Albuquerque including Avis, Enterprise Rent a car and Budget.

Other Things to Note:
- Terms and Conditions agreement and guest verification must be completed within 24 hours of reservation confirmation or prior to check-in which ever is sooner.

- Accidental Damage Protection Every stay at Irvie Homes comes with peace of mind, featuring up to $3,000 in accidental damage
protection.
Coverage Details:
Protected: Accidental damages to furniture, fixtures, and appliances.
Not Covered: Damage from smoking inside, intentional or pet damage, landscaping damage, violations of house rules, and damages
exceeding $3,000.
Additional Exclusions: Motor vehicles, aircraft, watercraft, personal items of occupants, credit cards, money, firearms, precious metals,
business property, & electronic data. Losses due to gross negligence or criminal acts are also excluded.
Claims are subject to approval by the underwriter. Any damage not covered by the waiver or exceeding the coverage limit will be the
guest's responsibility.

- Dogs under 40 LBS accepted for $200 per pet fee. No dogs on furniture please. No cats, or other animals permitted.
- There is lots of wildlife in the area, please exercise caution.
- To ensure proper disposal of trash, please leave the bins by the street, and guests are kindly requested to take their garbage and recycling to the bins whenever necessary. Trash pick-up takes place on Tuesday mornings.
* Guests are strongly advised not to dispose of glass, Styrofoam, plastic shopping bags, and food-contaminated cardboard (such as takeout containers) in the garbage bin.
- The evaporative cooler is typically connected between mid-April and mid- May and is disconnected in Late September to Mid-October.


House Rules:
- No local guests allowed within 50 miles of property
- Must be 25 years of age to book
- Guest must complete Check In Form to agree to the Irvie Homes terms and conditions, and provide photo ID within 24 hours of booking, or immediately if same day arrival.
- Quiet hours 9pm to 8am.
- The Guest agrees to report any issues at home to the Host immediately.
- No smoking, vaping, or consuming illegal substances of any kind on property.
- No parties or events
- No moving furniture or appliances.
- Please be gentle with opening and closing windows and blinds.
- Must obey house Occupancy Limits. The occupancy limit is 8 persons.
- No hot pots on kitchen counter tops, always use cutting boards for kitchen counter tops.
- Trash cans can be found throughout the house, please do not use the toilet as a trash can. By recycling and reusing we strive to leave the earth in a better condition.
- Reservations over 30 days may require security deposit, background and credit check.
- For stays over 30 days, a monthly cleaning fee will be applied.
- If you use the grill, you MUST burn off any leftover food off the grill
- Unplugging of Wi-Fi or blink sync device is not allowed.
- Please ensure that you leave the towels behind. An additional fee may be charged if towels are not present.
- Trash cans must be taken to the curb on Monday evening by the road.
- Secure the home by locking all doors and windows anytime you leave the home.

* NOTE: Your safety matters. There may be a Ring doorbell security camera, exterior cameras, and a Noise-Aware antiparty device or similar devices at the home.

• Please be aware that this property is located in the country area, and as such, it is common to encounter bugs and other insects. While we take proactive measures by regularly applying pesticides to the home, it is important to understand that bugs are a natural presence in the surrounding environment.

We strive to maintain a clean and comfortable space for our guests, and our cleaning protocols include thorough inspections and pest control measures. However, it is still possible to come across insects due to the property's proximity to nature.
Expect natural bugs in the area; take precautions like keeping windows closed or using repellents if desired. Notify our staff for any pest-related concerns during your stay, and we'll assist promptly.

Covid and other Communicable Diseases Restrictions
• Please visit the NM Department of Health website to view any restrictions or travel advisories
• Guests acknowledge there is risk of Covid transmission and other communicable diseases with all travel. Guest will contact host if they believe they may be at high risk for having the Covid virus or other contagious disease including known exposure to persons with the virus, fever, shortness of breath, coughing, or other covid-19 symptoms.
• Guests Agree that Irvie homes, and homeowner will not be held responsible for Covid-19 transmission during any travel.
