This home is located in Sun City, a 55+ active adult community. In accordance with community guidelines, at least one guest occupying the property must be 55 years of age or older. By booking, guests confirm compliance with this requirement.

Parking: Guests are permitted to park in the driveway or in the garage only. Please do not park on the street.
Recording/ monitoring device cameras on property next to the front door Doorbell camera records motion, audio, and video 24/7. The doorbell camera is for the protection of our home. If tampered with, guests will be asked to vacate the property without refund of stay.
Cleaning ~ we are using up-to-date cleaning protocols as recommended by the CDC. All surfaces of the house are sanitized, linens sanitized, and extra cleaning products are on hand for the guests.
4 Person overnight maximum. 8 person daytime occupancy. Please let host know prior to daytime guests arrival.
No smoking of any kind or vaping inside the house or anywhere on the property, no illegal substances allowed on the property. There is a $500 fee if any guests smoke inside the house.

There is an additional $60 cleaning fee for stay over 14 nights. We will send a separate request for the additional cleaning fee.
The property has a Nest connected thermostat. Please note that guests are given a temperature range in which they can adjust the temperature up or down. Tampering with or disconnecting the thermostat will result in the immediate termination of the stay. Likewise, tampering with or disconnecting the router, network equipment, connected door lock, external cameras, ect will also result in the immediate termination of the stay.
Guests are welcome to adjust the temperature within a comfortable range. Please note the AC/heat pump unit is able to be lowered to 72°F for air conditioning and raised to 78°F for heating. Please message prior to booking if you have any questions about the range. Thank you.
Guests are permitted to use the backyard fire pit contingent upon no fire bans, or extremely windy weather. The fire pit must be placed on the concrete pad. Please do not move the firepit. Do not move the fire pit near the house, covered patio, under the pergola or near the backyard shrubs. The fire pit is for ambiance and guests are not permitted to cook anything in or on the firepit. The fire pit must be attended at all times. Please make sure it's completely turned off when not in use.
Guests have full access to the garage and will receive a garage door opener. The opener must be returned at checkout. A $75 replacement fee will be charged for any lost, stolen, or damaged opener.

Unauthorized party ~ $1,000
Unauthorized pet ~ $300 per pet
Tampering with security cameras/devices ~ reservation terminated with no refund and $500 fee
Parking on properties landscaping or in the yard ~ $300 per vehicle
Extra cleaning ~ $60 per hour
Please Note: We are not responsible for items left behind at the property. If a guest forgets something, they will be responsible for a $30 handling fee (for our time) plus the cost of shipping to return the item. Thank you for your understanding.
