**Please note: Palacio will undergo various maintenance projects from November 2025 to January 2026, which will affect certain amenities. The north elevator will be out-of-service from November 2025 through January 2026, and the trash chute will be closed in January 2026. During this time, construction crews, equipment, and noise may be present during standard business hours.**

Towering 14 floors high above the sparkling Gulf of Mexico, Palacio 1404 is a vacation condo in Perdido Key, Florida that will always have you thinking of summer. Delight in serene views of the Gulf, complemented by a private balcony that invites you to relax after a long day at the beach. With three bedrooms, three bathrooms, and nearly 1,700 square feet of space, this is a great getaway for nine guests.

From the second you enter Palacio 1404, you are greeted by lots of natural light pouring in from your balcony. Take in the panoramic views of the dazzling water as you breathe in the fresh Gulf air. Meanwhile, inside your condo, find everything you need to have a relaxing beach vacation. The kitchen is fully equipped to allow you to cook to your heart’s content, whether you want to prepare some simple snacks for the beach or surprise your guests with a full course meal.

Additionally, the primary bedroom offers peaceful views of the Gulf and an adjoining bathroom with a walk-in shower and a spacious bathtub. The remaining two bathrooms are conveniently located near the other bedrooms, providing a bit of extra privacy for guests during your stay.

Be sure to check out Palacio’s resort amenities during your stay! From beachfront pools to an on-site fitness center, Palacio has it all. Take the resort’s private boardwalk directly to the beach, where you’ll want to lounge in the sand all day long! Then, after a long day at the beach, host a family cookout at the community barbecue grills.

We had a wonderful stay for a girls week for a friends 50th birthday! The location was perfect! The condo was a great size! Very roomy and had very comfortable beds. The balcony and views were amazing! The only negative is the fridge wasn’t cold when we got there which we didn’t realize until after we got our groceries. When I notified the host they were quick to reply (which was nice) and let me know it was in the contract when we booked to wait 24 hours before using the fridge to let it get cold. So my fault for overlooking that but also getting groceries is one of the first things we do when going on vacation so that we’re set for the week. We had a cooler and put things on ice so everything worked out. Other than that our trip was perfect!

Overall good, there were a few things I would change

Only complaints…Cons: Parking, it was a bit different. I feel like if we are doing a three bedroom with 6 adults, there should’ve been more than two parking passes. Yes, we went to talk to the office and we were told we couldn’t purchase anymore parking passes, but you could park in the shopping center next door if you were a guest visiting or you could drive somewhere else to pay for their parking. (That didn’t seem right to me.) Considering they have an overflow parking lot. Cons: Check in not being till four in the afternoon and check out being 9am. Feels like the trip was a bit rushed just on coming in day and going out day. The beach, better get out there super early (which we do) because the property chairs you can rent, they will take up over half of the beach and of course they have to start that early. Pros:I did however love that it was walking distance to two restaurants and two ice cream shops. The rooms were clean and we felt pretty secure with all the codes we needed to get in and out of the place. I would probably stay at this condo again when we do another family vacation. It was beautiful even after the few storms we faced (just timing of our stay and because that is gonna happen at the beach)

Perdido Key family vacay

Absolutely stunning condo. Probably the best balcony view you can get in a typical beach condo. You can see beautiful coastline for miles and hear the waves crashing in. The condo was huge at a staggering 1700 square feet. Definitely more than my family of 3 required but...we wanted that view! The condo was also very clean. The elevator, that I've seen some complaints on, wasn't an issue at all for us, as it was prompt and never kept us waiting. Really the only issue we had was with our "early check in", that we paid a decent amount for. Imagine making a 12 hour drive, halfway across the US, with a very impatient toddler, to finally arriving, right on time for your 61 early check in of 1pm, to find out none of your codes they sent you work. It's very warm outside, the child is throwing a fit and trying to run away and all you want to do is get in your condo and relax for a minute. I, like a dummy, called the number listed on google for the Palacio and not the company I booked through and they argued with me, endlessly, that I didn't even have a reservation. There was about a 20 minute period there, where I thought I had been actually been scammed on this very expensive purchase and my family was looking more and more dissapointed by the second. Once I got off the phone with the Palacio people I looked up the company I had booked with and they straightened out the mess quickly. Ultimately it delayed us getting in for about 20 minutes or so.Other than that, it was perfect

Great Condo

This is our 10th year booking our family vacation with the Palacio. This condo was perfect for us; beautiful beach view; great beds; awesome balcony furniture; fully stocked! I would book this condo again - but only through Southern Vacation rentals. VRBO was a nightmare to deal with - we booked two condos and one of them they completely messed up despite the over 10 phone calls and emails/messages on the app.

Family vacation

We all really enjoyed staying at this condo. Access to the pool and beach was extremely easy. Pots and pans were sufficient for a few dinners. Beds were comfortable. Best part is the balcony!

Memorable!

Described as a “million dollar view”, this condo definitely delivered. It was spacious and very convenient to the elevator—our mom is 91 and that mattered. It was tastefully decorated, spacious and perfect for our needs. With 9 of us, we were able to keep things organized and tidy. We made some wonderful memories!

Crossing things off the bucket list

This was a a wonderful condo to stay in! Great beach views with a large balcony and ample seating for six people! Beautiful sunrise and sunset views from the balcony! Beach views from the living room, dining room, and kitchen. The kitchen had all the necessary cooking essentials and more! The unit was well maintained and very clean. The parking was adequate for the time we visited. Lots of dining places within close proximity.

My family comes to Florida every fall. This was our first time in Perdido Keys. This condo was by far the best we have stayed at in years. It was clean, no sand on the floor, beds were comfortable, towels and linens were nice, furniture was is good shape, loved the cork floor and seating on the balcony. Loved the condo and plan to rent again!

AWESOME, for the most part!

From the simple “no check in or check out”, to the comfortable beds, great views of the gulf, and beach access, this condo was AWESOME! The decor and colors used throughout were calming and inviting. Because of construction, there was limited parking in front of the building and some irritating noise. Be sure and spread out shower times or the water heater can’t keep up. We left the condo at 9 a.m. on our departure date, as per the stated check-out time, but the cleaning person had shown up early, wanting to clean. We would definitely reserve this condo again!!

Great condo and location

The condo was great! Very close to the beach!!! I would like to mention that when it says it is available at 4pm, they mean 4pm! The door code is on a timer, I wanted to share that so that another family doesn't worry their code does not work. We arrived at 3:55 pm, I just got a little concerned when the code didn't work. Overall, a great place!

Good vacation

Property was nice. Needed a few more wrist bans for the pool, had one to break. Security hounded us about wearing them. Front office would not give us extras and security did not understand that. Other than that we had a great stay.

Phenomenal Location!

We were a family of 5 adults who stayed here and it was everything we were wanting, expecting and more! The location can not be beat - right on the water and just across the street from a few shops and restaurants which was a huge bonus! The beach was clean, not over crowded on a holiday weekend, and the chair service was a major bonus and worth the extra spend. The unit had everything we needed, was spacious and very clean. Pictures very accurately show the property. Parking in the main lot was tough during busy times but the overflow lot was just across the street which was no big deal at all. Would absolutley stay here again!

Great Girls' Trip

Perfect location for a mother daughter girls' trip with friends. Clean, safe, exactly as represented in the listing. The condo was comfortable and clean. The only negative was the couch - really needs to be replaced as it is not comfortable for sitting at all.
