By booking you agree that you have read and agree to comply with our house rules and you understand that any rule violation is grounds for immediate termination of a reservation and removal from the property without refund.
ACCESS CARDS- Upon your arrival, access cards for the Lost Key Resort, Beach Club and community pool will be found on the kitchen counter. These allow you to use the resident lane at the gatehouse and to enter the Beach Club, Pool and Fitness Center. Please leave them on the counter when you check-out. There is a $25 charge for each lost/unreturned card.
AMENITIES- House amenities, and those of Lost Key Golf and Beach Club, are not guaranteed in any way. Malfunctioning systems, appliances and products will be restored as soon as possible subject to the availability of parts and service technicians.
BEACH TOWELS-Beach towels may not be draped on the front steps or any other location for drying or other purposes.
COMPLAINTS- If a guest reports a complaint of a malfunction or unsatisfactory condition to Airbnb or the owners, the reporting process grants permission for the owner or representative to enter the property to correct the situation.

FURNITURE-With the exception of dining table chairs and barstools, no furniture may be moved by a guest.
GAS GRILL- Use of the gas grill located on the ground level rear patio is AT YOUR OWN RISK. It may not be moved and may be operated only by an adult in compliance with commonly recognized safety guidelines which include the following:

Before You Use The Grill
1. Check that the grill is not directly under the rear deck. If it is, please re-position it to an open area.
2. Make sure tank valve is in its full off position. (Turn clockwise to stop.)
3. Check tank valve features to ensure it has proper external mating threads. (Tank Valve Marked: USE WITH TYPE 1.)
4. Make sure all burner valves are in their off positions.
5. Inspect valve connection port and regulator assembly. Look for any damage or debris. Remove any debris. Inspect hose for damage. Never attempt to use damage or plugged equipment. See your local LP Gas dealer for repairs.
6. When connecting regulator assembly to the tank valve, hand tighten nut clockwise to a positive stop. DO NOT use a wrench to tighten. Use of a wrench may damage quick closing coupling nut and result in a hazardous condition.
7. Open tank valve fully (counterclockwise). Use a soapy water solution to check all connections for leaks before attempting to light grill. If a leak is found, turn tank valve off and do not use grill until repairs can be made by a local LP Gas Dealer. DO NOT attempt to make repairs yourself.
Please be courteous to the next guest and always clean the grease pan and scrape the cooking grates after using the grill.
Tank refills/exchanges are the responsibility of the guest.
GUEST REQUIREMENTS- All guests must be identified and declared on the reservation, including full names, ages, and contact information. (Names are not required for children under 14.)
• You must be 25 and over to rent this home.
• A valid, working phone number is required or the reservation will be cancelled.
LATE CHECK OUT- Late check outs are stressful for all of us, including the cleaners. We will endeavor to assist you with this type of request and if approved we will assess a fee of $75 to cover the waiting time of the cleaning service. Check out times more than two hours late will be charged a fee equal to the base daily rate of the unit without discounts. The departing guest will not be entitled to an extra day of lodging.
LINENS & TOWELS-We provide high quality sheets, blankets, and towels for our guests.
LOCALS- Anyone residing within 50 miles of the property may not use the Instant Booking feature and must submit a Reservation Inquiry for consideration.
NEIGHBORS- Please be considerate of our neighbors as some of them are full time residents of this beautiful community.
OCCUPANCY- The occupancy of the property is limited to the specific individuals and headcount recorded on your reservation. A fee of $50 per day will be charged for each undisclosed guest. Additionally, undisclosed guests are a serious violation of the House Rules and may result in cancellation of the reservation and removal from the property without refund.
PARTIES- The house may not be used for gatherings, parties, celebrations, or other events with individuals other than the registered guests without the expressed written consent of the house owner.
PETS- No pets of any species are permitted without the expressed written consent of the house owner. A cleaning fee of $250 will be charged for non-compliance with this rule.
POTS AND PANS- Pots and pans are amenities offered to our guests and we request that anyone using these items should adequately clean them before check-out. As a result of the additional time required to clean heavily soiled pots and pans, a cleaning fee of $50 will be charged for non-compliance with this rule.
SMOKING- Smoking or vaping is not permitted anywhere on the property, inside or outside. This includes, but is not limited to, interior rooms, garage, deck, patio, side yard, and driveway. A cleaning fee of $250 will be charged for non-compliance with this rule.
SUPPLIES-We provide a few amenities to get you started for a day or two, i.e., toilet paper, trash bags, soap, laundry detergent and similar items. Each guest is responsible for additional items beyond the start-up inventory.
TV SERVICE- We provide a Smart TV in all bedrooms and the living room along with high-speed unlimited internet service from AT&T. Accordingly, we've "cut the cord" at our beach house and encourage our guests to log on to their own streaming service subscription, i.e. Netflix, Hulu, Sling, and others. The apps of most popular options are available on the large screen TVs in our home.
VEHICLES & PARKING- Only two passenger vehicles per reservation are permitted. HOA regulations prohibit trailers, boats, campers, RVs or commercial vehicles of any kind. Please park only in appropriate, legal parking spaces, or in the driveway and garage of our home. Check for No Parking signs to avoid fines and having your vehicle towed.
WIFI- All guests who use our network, agree to use it only for legal purposes and promise to not to use it for illegal uploading, downloading, or other illegal activities.
