This One-of-a-kind villa stands on a plot of 300sqm of teak decking and real grass garden. As you walk into the villa, you will find the very spacious open-plan living room, kitchen and dining area. The living room has a comfortable and modern sofa set, widescreen rotating Tv (can be watched while sitting in the pool) with Uk and Russian satellite channels and Wifi connection with 20Mbps speed. The dining area has seating for 8 persons, and the modern kitchen is fully equipped with all appliances you need for your self-catering stay as well as a breakfast bar which has seating for an extra 4 persons. The ground floor is surrounded by large patio doors which open up completely allowing the indoor living room merge with the outdoor deck and pool making it a huge in’n’out space.
There is a bathroom with a shower and Wc on this floor.

Upstairs, you will find the three bedrooms, all of which offer sea views. The master bedroom has an en suite bathroom with a shower and Wc and a double bed, the second bedroom has a double bed and bedroom 3 has two single beds. All bedrooms have fitted wardrobes and bedside cabinets. In addition, there is a smart bunkbed in the hallway so the villa can accommodate 8 persons in total. The main family bathroom is also on this floor with a shower and Wc.

Outside, in the spacious garden, you can sink into a beautiful outdoor sofa set for 8 people in addition to 8 sunbeds near the large private 15-meter overflowing pool. To complement the outside living area, there is a full-fledged outdoor kitchen with 2 Bbqs: one gas and one charcoal. There are 2 dining areas one for 8 people and the other fits 12 persons. Comfy beanbags are scattered all over the pool and grass area to accommodate many people.

This villa also has the added luxury of a roof terrace with a complementary built-in hot tub for you to relax in, have a drink, and enjoy the stunning views. The roof terrace also includes an outdoor kitchen with a gas Bbq, a dining area, and separate seating area with a sunset bar.
For outdoor activities, the villa also supplies a trampoline, foosball, ping pong table and mini football.

The resort area of Kapparis is located between the larger resort of Protaras and the main town of Paralimni. Whilst smaller than the neighbouring areas of Protaras and Pernera, it has become a popular destination for holidaymakers who want to be close to the sea and tourist amenities but also be able to relax on holiday in a quiet location.
Kapparis has a number of local and international restaurants and bars and is popular for its clean and sandy coves and beaches which are especially suitable for families with small children.
The three main beaches are Fireman’s Beach, Malama Beach and Ayia Triada Beach. Each one is picturesque in its own way, with shallow, clean waters and soft sand. Sun loungers and umbrellas are available for rent at each beach with a selection of food and drink facilities within easy reach.
For those who want to explore the area, car hire is readily available or why not make use of the local bus service which passes frequently from the outskirts of Kapparis into the nearby resorts of Pernera, Protaras and Ayia Napa during the summer months. Paralimni and a good range of shops and supermarkets can also be easily reached by bus.
