Located just minutes from downtown Ohiopyle, you’ll be perfectly positioned to explore world-class whitewater rafting, hiking, biking, fishing, and some of Pennsylvania’s most iconic attractions, including Fallingwater and Kentuck Knob.

This spacious home features multiple oversized bedrooms, generous living areas, and thoughtful updates throughout. Large windows bring in natural light and offer peaceful views of the surrounding countryside.

Guests will have access to the entire home and property.

We respect our guests’ privacy while remaining readily available if needed. Check-in is contactless, allowing you to arrive at your convenience. We do not have staff on-site, but we’re available through the Airbnb app and email throughout your stay. If you have questions, need recommendations, or experience any issues, we’re happy to help. For emergencies, please call 911.

• This home is located along a state road, making it easy to access year-round.

• Wildlife is common in the area. Guests may see deer, wild turkeys, rabbits, and other native animals during their stay.

• Ohiopyle is a rural mountain community. Cell service can vary by carrier in some areas, though Wi-Fi is provided at the home.

• During winter months, snow and ice are possible. Guests should be prepared for mountain weather conditions and are encouraged to monitor forecasts before traveling.

• The home is professionally cleaned before each stay and stocked with starter supplies. Guests staying for extended periods may wish to bring additional personal items.

• We recommend purchasing travel insurance, especially during winter months, as weather and road conditions can occasionally impact travel plans.

• Quiet hours are observed from 9:00 PM to 9:00 AM out of respect for neighboring properties.

• No parties or events are permitted without prior approval.

• Pets require approval and you will be asked to register and pay the pet fee separately from your reservation.


• Please note: Ohiopyle attractions, rafting companies, bike rentals, and some restaurants operate seasonally. We recommend checking operating schedules if traveling during the off-season.
House Rules

Occupancy & Guest Limits

Maximum overnight occupancy is 13 registered guests.
The individual making the reservation must be at least 25 years old and remain on-site throughout the stay.
Events, weddings, reunions, celebrations, and gatherings must be disclosed and approved before booking.
Maximum attendance for any event is 50 people, including registered overnight guests.
No additional guests beyond the approved occupancy and event limits are permitted without prior written approval.
Unauthorized parties or events will result in immediate termination of the reservation without refund.

Events & Weddings

Weddings, receptions, reunions, and other gatherings require prior approval and may require a separate event agreement.
Event setup, deliveries, rentals, and vendor access must be coordinated in advance.
Guests are responsible for ensuring all vendors comply with property rules.
Any required permits, licenses, or insurance are the responsibility of the guest.
A refundable event security deposit may be required for approved events.
Event liability insurance may be required and must be provided before check-in if requested.
All event activities must remain within approved areas of the property.
Event attendance may not exceed 50 people at any time.

Noise & Quiet Hours

Quiet hours are from 10:00 PM to 7:00 AM.
All amplified music, DJs, bands, speakers, and outdoor entertainment must end by 10:00 PM.
Guests not staying overnight must depart by 10:00 PM.
Excessive noise at any time that disturbs neighbors or violates local ordinances is prohibited.

Parking

Park only in designated parking areas.
Do not block driveways, roadways, gates, emergency access routes, or neighboring properties.
Parking on lawns, landscaped areas, or unauthorized locations is prohibited.
Guests are responsible for ensuring all event attendees comply with parking requirements.

Pets

Dogs are welcome with prior approval.
A maximum of 2 dogs is permitted unless otherwise approved.
Pets must be house-trained, vaccinated, and under control at all times.
Pets may not be left unattended in the home unless crated.
Guests must clean up pet waste immediately.
Pets are not permitted on furniture or beds unless covered with guest-provided protective coverings.
Guests are responsible for any pet-related damage, cleaning, or additional maintenance costs.

Property Care

No smoking, vaping, or illegal drug use inside the home.
Cigarette butts and smoking materials must be disposed of properly.
Do not move furniture without prior approval.
Please report any damage, maintenance issues, or accidents immediately.
Decorations may not be attached using nails, screws, staples, tape, adhesives, or any other materials that could damage the property.
Confetti, glitter, gender reveal powders, paint, smoke bombs, and similar materials are prohibited.

Prohibited Items & Activities

Fireworks, sky lanterns, and pyrotechnics are strictly prohibited.
Open-flame displays, including tiki torches and similar devices, are prohibited unless specifically approved.
Bounce houses, inflatable attractions, mechanical rides, and similar equipment are prohibited without prior written approval.
Firearms, hunting, and discharge of weapons are prohibited on the property except where permitted by law and specifically authorized by the owner.

Alcohol Service

Guests are responsible for complying with all applicable laws regarding alcohol consumption and service.
No alcohol may be served to anyone under the legal drinking age.
If alcohol is served at an event, guests are encouraged to arrange safe transportation for attendees.
Any bartender or alcohol service provider must carry appropriate licenses and insurance where required by law.

Tents, Campers & Temporary Structures

Tents, campers, RVs, portable restrooms, stages, and temporary structures require prior approval.
Any approved temporary structures must comply with all applicable safety requirements and local regulations.

Fire Safety

Outdoor fires are permitted only in designated fire pits or approved locations.
Fires must never be left unattended.
Guests must comply with all local burn bans, fire restrictions, and emergency orders.
Firewood should not be transported from outside regions.

Security & Monitoring

Exterior security cameras may be present for safety, security, occupancy verification, and event attendance monitoring.
Cameras are located outdoors only and do not monitor interior living spaces.
Tampering with security equipment is prohibited.
Excessive occupancy or unauthorized events identified through monitoring may result in immediate termination of the reservation.

Check-In & Check-Out

Check-in begins at the scheduled check-in time.
Check-out is by the scheduled check-out time unless prior arrangements have been approved.
Excessive cleaning, smoking, unauthorized guests, unauthorized events, pet damage, or rule violations may result in additional charges.

Liability

Guests use the property and all amenities at their own risk.
The property owner is not responsible for accidents, injuries, theft, loss of personal property, or damages arising from guests’ use of the property.
The reservation holder is responsible for the actions and conduct of all guests, visitors, vendors, and event attendees associated with the reservation.

**Important Booking Information**
To help us prepare for your stay, all guests are required to complete a short pre-arrival registration, regardless of the platform used to make the reservation. This may include a rental agreement, vehicle registration, and pet registration (if bringing pets).

Pet fees are collected separately through the pet registration form and are not included in the reservation total.

A refundable damage hold may be placed on the card provided during registration before check-in (Airbnb reservations excluded).

Booking confirmation and access information will be provided after all required registration forms have been completed.
