Bedrooms Bedroom 1: Queen Bed Bedroom 2: Single Bed + Single trundle
Access & Keys: Properties are accessed via a digital code or a single set of keys stored in a lockbox, either onsite or at a nearby collection point. Key collection details will be provided before check-in. To request extra keys, please contact us at least 48 hours prior to arrival; late requests may incur a call-out fee.
Guest Registration: All guests are required to complete electronic registration before arrival, including uploading valid photo ID and listing all guest names and mobile numbers. Access codes are issued only to verified guests, and all documents are securely stored and deleted after departure.
Pre-Authorisation / Security Deposit: A security bond or pre-authorisation will be required to cover accidental damage, breakages, or extra cleaning costs. Guests will be notified of the amount and method of payment prior to arrival. Any claims for damages will be documented and communicated clearly.
Noise & No-Party Policy: All of our properties are located in residential areas and are subject to strict local noise regulations. Noise that can be heard outside the property between 10:00 PM and 8:00 AM is strictly prohibited. Parties, events, and large gatherings are not permitted under any circumstances. Breaches of this policy may result in immediate eviction, forfeiture of your bond, and additional charges.
Age Restrictions: Bookings are not accepted for groups under 23 years of age unless travelling with a parent or approved in writing beforehand.
Extra Guests & Visitors: Only booked guests may stay, with visitors requiring prior written approval. Total occupancy must not exceed the booking; small family gatherings are allowed, but larger events or unauthorised guests may lead to eviction, cancellation, bond loss, and extra charges.
Wifi Access: Complimentary WiFi is provided by the property owner for guest use. As this connection is managed by a third-party provider, AirKeeper cannot guarantee speed or reliability and does not offer compensation for any service interruptions. AirKeeper will provide troubleshooting assistance where possible but cannot be held liable for reception or signal issues beyond our control.
Regulatory Compliance: Management of this property operates in accordance with all applicable state laws, regulations, and codes of conduct. Copies of the relevant legislation and codes are available on the respective state government websites.
Linen & Towels: Each guest is supplied with a full set of bed linen and one bath towel; pool, lake, and beach towels are not provided. Guests are welcome to bring their own towels for recreational use. Requests for additional towels or linen must be made at least 7 days prior arrival and may incur additional charges. For longer stays, we recommend bringing extra towels.
Amenities Starter Pack: A base supply of bathroom and kitchen amenities is provided as a starter pack, based on a standard 2-night stay. Guests are advised to bring any additional items needed for bathing, cooking, or cleaning according to their personal preferences and the length of their stay.
Pools (where applicable): Private pools are professionally maintained only from the September to Easter school holidays. Outside this period, use is at guests’ risk, with minimal maintenance; leaves or debris may accumulate, and light upkeep may be needed. Sunscreen or tanning products can affect water quality, and neither the owner nor AirKeeper is liable. In complexes, pools, gyms, and common areas are managed by building management and may close without notice, beyond AirKeeper’s control or compensation.
BBQs: Guests are welcome to use on-site BBQs where provided. All safety guidelines must be followed, including supervising children and ensuring the BBQ is turned off after use. BBQs must be cleaned thoroughly after use; failure to do so will incur additional cleaning charges. Any damage resulting from misuse will be billed to the guest.
Pets: Pets are permitted only at designated pet-friendly properties with prior written approval. Unapproved pets, or those at non-pet properties, will incur cleaning charges. Approved pets must have their own bedding, and all waste - indoors or outdoors - must be bagged and placed in external bins. If allowed inside, pets must stay on hard floors and off furniture and beds. Guests are liable for any damage or extra cleaning caused by their pet.
No Smoking: Smoking is strictly prohibited inside the property. Guests who smoke indoors will incur cleaning fees or penalties. Smoking is allowed outdoors only if balcony doors are closed and in compliance with any communal area signage or local regulations. Please be mindful of neighbours and other guests.
Parking: If parking is available, guests must ensure vehicles do not block neighbouring properties, driveways, or access points. Please park only in designated spaces and avoid obstructing other guests or residents. Non-compliance may result in towing at the guest’s expense or additional charges.
Fireplaces & Firewood: Where fireplaces and outdoor fire pits are advertised, they are only available in winter and subject to local fire restrictions; some properties provide a starter pack of firewood, while others do not, so guests must review their check-in details to confirm what is supplied and ensure fires are fully extinguished and the area left clean after use.
Excessive Waste: Guests are requested to dispose of rubbish responsibly using the bins provided. Large amounts of waste or improper disposal, including leaving rubbish in rooms or communal areas, may result in additional cleaning fees or fines. Recycling policies, if provided, should be followed.
Lost Property: A minimum charge of $80 applies to all lost property returns. This includes a $50 administration fee and postage costs up to $30. If postage exceeds $30, any additional shipping costs will be charged to the guest. Lost items will only be returned upon request, and charges must be paid in full prior to dispatch.
Security & Monitoring: Our properties may have external security cameras and/or noise monitoring devices, as permitted by local laws, for guest and property safety. No internal cameras are installed. In apartments, building management may operate cameras in communal areas. For stand-alone homes, cameras may monitor entry points. Tampering with any device may result in penalties.
Departure Responsibilities: Properties must be left clean on departure. Extra charges apply for dirty dishes, stained linen, spills, unclean BBQs, or rubbish not in outside bins. If bin night falls during your stay, or if you depart on a Sunday night, please place council bins on the curb for mid-week pickup. Failure to do so may incur tipping fees. Any additional cleaning or disposal costs will be advised and deducted from your bond.
Insurance: We recommend guests obtain third-party domestic travel insurance to cover unexpected disruptions such as severe weather, event cancellations, or medical emergencies, which aren’t refundable under our Terms & Conditions. Providers like Cover-More, Travel Insurance Direct, and Insureandgo offer suitable options.
Critical Update: To protect guests, owners, and the community, bookings made within 5 days of arrival must provide a photo of a valid credit card matching the primary guest’s ID. Mismatched details will result in cancellation and refund to the original card. We appreciate your understanding as this helps safeguard everyone.
Liabilities: Guests are liable for any damage, loss, or theft during their stay. Missing or damaged items reported by cleaners will be charged to the bond. Report any issues on arrival. Guests are responsible for their safety, conduct, and that of visitors. AirKeeper and owners accept no liability for injury, loss, or events beyond control (e.g. weather, fire, delays). Guests agree to indemnify AirKeeper and owners against any claims or damages arising from their stay.
Guest Experience Guarantee: Guest Care Resolutions may be considered for essential amenity failures (e.g. air conditioning, fridge, washing machine, cleanliness) when: the guest provides access for contractors/cleaners to resolve the issue. Cleanliness concerns must be reported upon arrival, with immediate access provided for re-cleaning. Claims must be submitted during your stay or within 2 business days of checkout, including time & date stamped arrival photos. Claims are reviewed within 3 business days post-checkout, in line with owner agreements and Fair Trading guidelines. Note: reservations, and weekend staff cannot process claims directly.
