THE SPACE
Enter the three-story residence via the grand foyer with sweeping spiral staircase on the main level where the social spaces impress with easy flow between rooms. You`ll love the expansive open floor plan with high ceilings and light-filled rooms graced by windows overlooking the waterfall pool.
The massive chef’s kitchen is a cook`s dream with 2 islands, ample counter space, and a deluxe housewares package. Host business dinners or formal parties in the elegant dining room that is accessed through the butler’s pantry and retire to the living room after dinner for drinks by the fireplace. The residence’s incredible primary suite is also on this floor and features a king-size bed, separate sitting area, and gorgeous bath with a jacuzzi tub, double sink vanity, and impressive walk-in double shower with 2 rain shower heads. There is a private office, laundry room, and 2 ½ baths conveniently located on this level as well.

The pool opens for the season at the end of April and closes for the winter mid-October. The hot tub remains open year-round for guest enjoyment.
If you plan to bring a pet we do charge a fee. To avoid fines, please ensure your pet has been added to your reservation. Notify our team to include this information if your pet was not added during the booking process. It`s $300 per pet per stay to bring them along.
Any evidence of smoking inside the home will incur a $1000 cleaning fee.
For the safety and security of our guests and the neighborhood, there are external security cameras in the following locations on this home:

2. Upper rear balcony left
3. Upper rear balcony right
4. Lower walkout level back door
5. Garage and driveway area
These cameras record exterior areas only and hold the information for 30 days. Footage is only reviewed in the event of a break-in or any potential house rules violation. There are no cameras anywhere inside the home.

- On the upper deck, showing the deck and pool area

Rates & Fees:
Guest Count
- The base rate covers up to 7 guests.
- Each additional guest (age 3 and up) is $30 per person, per day.
- This applies to anyone who comes onto the property, not just overnight guests.
- Children 2 and under stay free.
Pets:
- Pets are welcome for $300 per pet, per stay.
- Pets must remain on a leash outdoors (maximum of 5 pets).
- Pets are not allowed in the pool or hot tub.
Early Check‑In / Late Check‑Out:
- Unauthorized early arrival or late departure will result in a $200 fee.
Additional Fees:
- $100 if furniture is not returned to its original position.
- $500 for neighbor complaints.
- $500 if security is dispatched.
- $1,000 if police are called; guests may be required to vacate immediately without refund.
- $500 + $60 per unregistered person for anyone on the property not included in the reservation.
- Refund Policy: 100% refund (less a 3% credit card fee) up to 30 days before arrival, 50% refund (less a 3% credit card fee) up to 14 days before arrival.
Smoking Policy:
- No smoking inside the house or garage.
- Evidence of smoking indoors will result in a $1,000 fine.
General Rules:
- Respect our neighbors’ property — no trespassing into their yards or driveways.
- Keep outdoor noise at a reasonable level at all times.
- Quiet hours are from 10:00 PM to 8:00 AM.
- Any amplified outdoor music must be pre‑approved by the host.
- Park only in the garage or driveway. Absolutely no street parking.
- No fireworks on the property.
- Treat neighbors with courtesy and respect.
- Please lock all doors and windows.
- We are not responsible for accidents, injuries, illnesses, or loss of personal belongings.
- Maximum occupancy must follow local code requirements.
- No off‑road vehicles are allowed on the property.
- Guests must sign the rental agreement prior to check‑in; instructions will not be sent until it is signed.
Pool & Hot Tub:
- The pool is typically open around the end of May through mid‑October, weather permitting.
- If your stay is near these dates, please confirm pool availability.
- Pool temperature is maintained at 75°F during the season.
- Heating above this is $25 per degree per day (request at least 1 day before arrival).
- The hot tub is open year‑round and heats up to 104°F at no extra charge.
- Our maintenance team services the pool and hot tub at least once a week and is usually on-site for about 30 minutes.
- Pets are not allowed in the pool or hot tub.
