The front desk clerk announced my room number at checkin, which made me feel unsafe. The room smelled like cigarettes and the carpet felt dirty. The air conditioning didn’t work, and judging by the amount of rooms with windows open in 90 degree weather, this was not isolated to this room.

We stayed here just overnight on our road trip. Front desk staff, his name was Lucky, was great! Breakfast had a lot of options (eggs, biscuits & gravy, sausage patty, bagels, pancakes, omelette, fruit, yogurt, toast, muffins) but the coffee tasted burnt. The room was clean but really needs an update (bathroom mainly) pink tile in the shower and toilet just needed an update. The bedsheets were clean but felt worn in like they have been washed so many times that they are pilling. It’s a good hotel for just staying the night on a road trip,

Attended my son’s college graduation from Rockhurst University and the hotel was so convenient to everywhere we needed to be. Staff was very friendly!

The wifi didn't work so that really didn't help when you want to come back and relax to watch tv and you can't due wifi consistently going off and on. The walls are hallowed so you hear everything your neighbors are doing and I mean everything plus hear ever one outside smoking. It was conveniently located which was nice.

Chris is great host. Clean place. 20 minutes from the Speedway. Easy travel between towns and hotel. Lots of fun dive bars all close and hoity toity shopping in Lenexa! Excited for our next stay!

I was hoping to have my room price adjusted due to the room next to us had a dog that barked the whole time and not to mention the front desk didn’t know that room had a pet .I had to have surgery andy on top of all that listen to a dog bark constantly was hard to get sleep and relax after surgery ugh frustrated costumer

The hotel overall was good! The bed was comfy. We had issues with our room key a couple days into our stay and they revamped them for us, no issues and took in our DoorDash orders at the desk. My only complaint is the breakfast is only available until 9am on weekdays and I am not a morning person so missing out on breakfast wasn’t my fav but they still had coffee and tea available throughout the entire stay which was a plus.

Nice place. 2 Issues: 1) Pool chemicals were very strong 2) TV used a crazy cable system with multiple directories. There were not directions on how to use. Eventually we figured out how to look at the different directories.

The property in right off the highway and sits down in a valley so traffic noise is not an issue. We did not use the pool or gym but it was nice to have them available. The breakfast buffet was good with a selection of both hot and cold food. Our suite was sufficient for our stay. It was great to have a separate bedroom.

Plenty of dinning options, close to areas we needed to be, comfortable rooms, although unable to control temp of rooms due to main boiler, had microwave and fridge, but TV seemed old/outdated, needed to look at a paper list for channels,...? Otherwise, staff was good, somewhat friendly,...overall, 7 out of 10 rating from me, and I consider anything over 6 good enough for a return stay, if in Kansas City again

Room was cold and heat did not work. Shower was cold, no hot water. Internet was too slow and would not load or stream. Front desk attendee was unresponsive. Disappointing stay! Not sure we will return.

As a family of four we stayed 5 nights. I called ahead to verify the pool and hot tub were working as this is an important part of vacation for our family. The pool was so cold and when I complained we were told that was normal and heated. Not even the children staying there used the pool they were all in the hot tub. We bought a thermometer and checked and it was only 48 degrees I was assured that was heated and normal. The first day we had no hot water in our room and I was assured a maintenance man would be coming to check it. The next morning we had hot water but half way through my shower the water turned off completely. The maintenance man was working on the system and turned off the water with no warning to guests. I sat wet and covered in soap and shampoo for more then 30 minutes before getting water turned back on. The heat worked in the room for night one after that there was no heat. Night two the room got down to 58 degrees. We were told there was nothing they could do because while they were messing with the water the day before they had switched the boiler to summer so heat was no longer available only cold would blow. The “compensation” we were offered for all of these issues was a space heater for our room. The staff felt like 11:00pm was an appropriate time to vacuum the halls outside of the rooms on the first floor. And trust I would have changed hotels had I not already paid for the entire visit and we were told they would not refund since it was

We had a very clean, quiet, comfortable stay at Hotel Lotus. Breakfast was tasty and hot. It is very convenient, right off the interstate.

We loved the breakfast buffet, the indoor pool and hot tub. The staff were very friendly and the place was very clean. Almost any place you want to go in KC is only a 10-15 minute drive away. Ikea is only half a mile away!

Only 2 things stuck out. The carpet needs replaced everywhere, it is badly stained. Also, they had no heat. Our room would never get above 68 during the day and down to 65 at night. Not terrible but, 70 would have been preferable. Other than that. Great place for the price. Staff was great.
