Tucked away in a small pine grove at the end of a private driveway in the rolling hills of Midpines along scenic Hwy 140, this property is an easy 40 minute drive along the Merced River to Yosemite National Park. You’ll see deer and turkeys, along with many species of birds and the occasional jackrabbit, right out your front door. There’s a convenience store just 5 minutes away and the historic mining town of Mariposa is close by with lots of great dining options, interesting shops and a full-sized grocery store for all of your needs. Pets welcome with additional fee.

This property has rewards for visitors in all seasons; spring brings vivid colors of toyon and redbuds, summer draws folks to the refreshing Merced River (6 miles to Briceburg), fall has colorful oaks and falling leaves and we get a handful of snow days each winter. It’s a lovely way to experience the awesome beauty of creation with the inviting comfort of home awaiting inside the Casita. We look forward to your visit.

HOUSE RULES:
1. No extra guests or visitors allowed without prior approval. Fee: 25 per night per guest over the 2nd guest. Unauthorized guests result in cancellation without refund.
2. Check-in 4PM, Check-out 10AM. Unauthorized late checkout risks fees up to one night's rate. Early/late requests subject to fees/availability.
3. Max 2 pets allowed on case-by-case basis. Must be approved. Cleaning fee: 75 per pet.
4. No smoking or candles inside. Smoking allowed outdoors 25ft from doors. Violation fee: 250.
5. Quiet hours 10PM-7AM. No outdoor music or noise. Violations may result in cancellation without refund.
6. No professional photo/video shoots without prior approval and potential licensing fees.
7. No parties, weddings, or special events without written approval.
8. Guests must allow access to vendors for necessary maintenance; we will notify you beforehand.
9. No glitter or confetti. Clean up after yourself to avoid a 500 excessive mess fee.
10. Illegal internet use prohibited. WiFi provided but connectivity/speed not guaranteed.
11. Reschedule requests treated as cancellations. Requests under 14 days must cancel and rebook.
12. Surveillance cameras monitor front door, driveway, and gate. No cameras inside or in private outdoor spaces.
13. Max 4 cars allowed in the driveway.
14. Report damages immediately. Unreported damage incurs a 100 fee plus repair costs.
15. Traveler’s insurance highly recommended for unforeseen issues.

Failure to follow these rules constitutes a breach of contract resulting in immediate cancellation without refund.
