The maximum number of guests permitted on the property at any time, day or night, must not exceed the number stated on the listing. Due to strict insurance requirements, additional visitors beyond registered guests are not permitted. Any breach may result in immediate eviction and penalties.

1. All guests must sign the Peachy Properties booking agreement prior to arrival.
2. Non-Airbnb bookings require a $1,000 security bond via credit card pre-authorisation, released 7 days after checkout pending inspection.
3. Only registered guests may be on the property at any time (max 10 guests unless approved).
4. No parties, events, or unapproved gatherings.
5. No loud music or disruptive behaviour. Noise monitoring systems are installed.
6. Outdoor areas must not be used after 10:00 PM in accordance with local regulations.
7. Strictly no bucks, hens, or schoolies bookings.
8. Bookings accepted only from groups aged 25 years and over.
9. No smoking or vaping anywhere on the property.
10. Parking only in designated areas (garage + driveway only; no street parking).
