With 6 bedrooms and 4 full bathrooms, the house sleeps 16 comfortably. Outdoor amenities include a hot tub, sauna, firepit area, outdoor dining, and ample lounge seating. Inside is an open floor plan on the main level with soaring ceilings, plus a large game room downstairs and a loft upstairs. Managed by New School Hosting.

The house is in a great area in Massanutten! We are about a 7 minute drive to the slopes, pool, and dining at Massanutten, 4 minutes to the spa, and just 5 minutes to the indoor/outdoor Waterpark. The Swift Run Gap entrance to Shenandoah National Park is 15 minutes away with some of the best hiking on the east coast. JMU and everything else in Harrisonburg is 20 minutes away, and there are several breweries, wineries, and restaurants within 15-20 minutes of the house.

The property layout is as follows:

Outside:

- The back deck features a lounge area with couch and chairs. From there, you can go down a few steps to the gas firepit surrounded by adirondack chairs in a wooded setting (propane provided)
- The side and front deck features outdoor dining set for 8, gas grill (propane provided), and a few other chairs along the front of the house
- Lower deck currently features a barrel sauna and hot tub

Main level (2 shallow steps from driveway to enter):

- Open concept space with living, dining, and kitchen all flowing naturally together, with soaring A-frame ceiling
- Living room features sectional couch, a big screen smart TV, and electric fireplace
- Dining table seats 10- note that 4 more can dine at the kitchen island
- Kitchen is fully stocked and features new stainless appliances, modern styling, and plenty of counter / cabinet space

- Pets are not permitted at this property.
- Massanutten offers hiking, skiing, snowboarding, tubing, swimming, dining, spa, ropes course / zip line, golfing, go carts, mini golf, and much more.
- The driveway is very large, flat, and has space for 8-10 vehicles.
- There is charging for electric vehicles on the premises. It is a Tesla charger + universal adapter.
- Wifi is fast with a strong signal throughout the house and decks.
- The living room, game room, and all bedrooms feature smart TVs where you can access all the main streaming services.
- We provide a fully stocked coffee bar with Keurig and drip options
- Guests can enjoy community pool access in the summer season for a $8-10 per person fee.
- Linens and towels provided
- Equipped with two Pack ’n Plays and high chair for little ones.
- We do require a separate rental agreement, which we will send a link to e-sign after you book. There are no additional fees beyond those listed here.
- This is a non‑smoking and non‑vaping property. Smoking or vaping is not permitted anywhere inside the home or on the premises. Please be sure you’re comfortable with this rule before booking

WELCOME TO MASSANUTTEN!

This home is in a private residential neighborhood and is part of the Massanutten Property Owners Association (MPOA), governed by its rules and regulations. There are rental homes in all MPOA neighborhoods, but people also live here. Your nearby neighbors may be full-time residents, including families with children, retirees, second-home owners and other guests
enjoying their retreat.

NOISE
• Quiet hours: 10:00 PM - 7:00 AM.
• Keep noise indoors during these hours.
• No excessive noise at any time, as judged by MPOA or its assigned agents.

PARKING
• Keep all tires off the road.
• Don't block fire hydrants or park in front of another property without written approval
from your host.
• Park only in designated areas or overflow lot
• No buses, campers, or RVs to be parked at homes or on roads. Overflow lot is
available with written approval from your host.

OUTDOOR FIRES
• High wildfire risk area!
• No open fires.
• No unattended fires.
• No firepit use during quiet hours (10:00 PM - 7:00 AM).
• Firepits and grills may be restricted during local emergency
conditions, check MassanuttenVillage(dot)com or electronic sign at
entrance for updates.

ALCOHOL
No open containers on roads or in common areas.

Smoking:
• This is a non‑smoking property.
• Smoking of cigarettes, marijuana, illegal substances, or vaping is strictly prohibited inside the home or on the premises.
• Violations will result in a fine.

PETS
No pets allowed.

AGE
The primary person booking must be 25 or older.

TRASH
• Do not place garbage/trash outside, including screened-in porches, decks or
carports. Trash attracts wildlife, which could endanger you and damage the property. We will provide directions to the nearby community dumpsters.
