Guest Access:
Guests have full access to the home and outdoor areas. A unique entry code will be provided before check-in. Ample parking is available in the private driveway. Community registration is required for access, and amenity passes can be purchased online, at the community office/lodge, or directly through us for your convenience.
The Neighborhood:
The neighborhood offers a peaceful, picturesque Pocono lifestyle — a mix of suburban comfort and rural tranquility, with outdoor recreation and regional attractions just a short drive away.
Getting Around:
The home is about a 10-15 minute drive to the nearest Monroe County Transit (Pocono Pony) fixed-route bus stop on PA-940, providing regular weekday and Saturday services to key local hubs in the Pocono region
Other Things to Note:
► Amenity Passes: Available for $20/day, $30/3 days, or $50/week per person (children under 2 are free).
► Registration: Township registration form must be submitted at least 1 day before check-in. A $100 late fee applies.
► Pets: Up to 2 well-behaved dogs are permitted with prior approval. The first pet fee is $150 (non-refundable) and the second pet fee is $100 (non-refundable). Guests are responsible for cleaning up after their pets and any damage caused during their stay.
► Unauthorized pets or unregistered guests are not permitted. A fee will be charged for any undisclosed pets or additional guests beyond the confirmed reservation.
► Any guest exceeding the maximum occupancy listed in the reservation will incur a charge of $40 per person, per night.
► Community Rules & Safety: Guests are responsible for any community violations. Do not leave food or trash outside due to wildlife. Lounge fireplace is not in service; the outdoor fire pit is available. Towels are not provided for community pools or lakes.
► Theater Room: Requires personal streaming logins.
► Supplies: Beds are made prior to arrival, and linens, bath towels, and a starter kit of household essentials are provided. For longer stays, you may need to supplement supplies.

► No smoking is permitted inside the property. A $1,000 fee will be charged for any evidence of indoor smoking.
► No events or parties.
► Primary renter must be 25+. Guests under 21 must be accompanied by a parent or guardian.
► All houses in are on a Septic Tank system. For this reason, nothing can be flushed down the toilet except toilet paper. Following these guidelines will avoid problems with the plumbing. If it is determined that the pipes have been clogged due to misuse, a $200 repair fee will be charged.
► Early check-in may be available upon request, depending on availability and our cleaning schedule.

Late check-outs without prior approval:
If guests remain past check-out time without approval, a $200 fee will apply after a 20-minute grace period. If the stay exceeds one hour past check-out, a half-day rate will be charged.
► Noise Policy: Please note that our neighborhood has strict noise regulations and a quiet hours policy between the hours of 10:00 PM and 8:00 AM. There will be no amplified sound allowed outside during this time period. Please be aware that any violation is subject to warning and potential removal from the stay. We hope you understand our position as we aim to be responsible neighbors.
► A damage protection option is required for all reservations and is processed through our third-party system prior to arrival. Guests may choose either a $250 refundable security deposit (pre-authorized hold, not a charge, released after a damage-free inspection) or a non-refundable damage waiver of $20 per night (maximum $100 total), which covers accidental damages beyond normal wear and tear.
