Guest access
Guests have private access to the entire basement unit. Street parking is available directly outside the home. Please note that the upstairs portion of the house is occupied by long-term tenants.

This is a basement apartment, so you will hear some footsteps and normal household noise from the home above. We’ve provided a white noise machine to help make your stay more comfortable, and additional soundproofing improvements are already scheduled for October 2026.

Neighbourhood
Livingston is known for its charm, history, and vibrant arts scene. Enjoy easy walkable access to downtown bars, restaurants, and shops, stroll along the Yellowstone River, or take in the scenic surroundings. With close proximity to Yellowstone National Park (about an hour’s drive), this is the perfect spot for both relaxation and adventure.

Getting around
Street parking is available, and most guests find having a vehicle is the easiest way to explore the area, though many downtown attractions are just a short walk away.

Getting around
Getting around is easiest by vehicle. While we do have Uber and Lyft, plus a free local bus service, you`ll likely want to get into the country to experience all of Montana`s beauty. The immediate area is very bikeable and walkable. We understand plans can change, so here’s a quick rundown of our cancellation policy: - Full Refund: Cancel at least 30 days before check-in. - 50% Refund: Cancel between 7 and 30 days before check-in. - No Refund: Cancel fewer than 7 days before check-in. - Special Case: Full refund within 48 hours of booking if canceled at least 14 days before check-in. Note: A 4% processing fee applies to all cancellations (excluding Airbnb bookings).
No Smoking
No smoking is allowed on the premises. If smoking does occur, you may be evicted and are financially responsible for all damage caused by the smoking, including but not limited to stains, burns, and the cost of odor remediation and removal/replacement of damaged property.

No Parties
Due to neighborhood restrictions, parties are not allowed in this home. Please respect the maximum occupancy.

Damages
Natural wear on furniture and appliances is expected - if something breaks, please let us know so we can arrange a fix for the next guest.

Noise and Neighbors
As a courtesy to neighbors, please minimize loud conversation, music, and general noise, especially after 10:00 pm.
