Open May through September. Guests booking for FIFA World Cup matches and summer travel will have full access to the pool throughout their stay. Pool is closed October through April. Off-season guests enjoy the full property, outdoor space, and stunning natural surroundings — without pool access.

A $175 cleaning fee applies to every booking. Our property is professionally cleaned and sanitized between every stay which including all common areas, bathrooms, kitchen, bedrooms, outdoor areas, and the saltwater pool system — so you always arrive to a spotless, fresh property.

Hummingbird Way is a traditional two-story home. Most living spaces — including the kitchen, living room, full bathroom, and two bedrooms — are on the main level. The third bedroom is on the upper level, accessible only by a standard staircase. Please note that all entrances have a small step at the threshold. Hummingbird Way is a private sanctuary and we maintain it with care. We welcome responsible, respectful guests who will treat it as their own.

• No parties, events, or large gatherings of any kind
• No smoking, vaping, or cannabis inside the home OR directly outside near entry points, windows, or doors — any smoke or cannabis odor detected inside the property is subject to a $750 deep cleaning fee, regardless of where it originated
• Quiet hours: 10:00 PM – 8:00 AM — please be mindful of the neighborhood
• Maximum 6 guests — strictly enforced, no exceptions
• Minimum age to book: 25 years old
• Exterior security cameras are active at all entry points and disclosed in our Vrbo policy
• Fireplace is decorative only — please do not attempt to light or operate it. Doing so will trigger the heat detector and may require emergency response
