We were in a large room in the basement of the house. Unfortunately, the room smelled like mould. My partner could not sleep due to the smell. Also, the breakfast was not great, and the coffee was horrible.

Karen, the property owner has created a guest house with warmth, charm, modern conveniences and an atmosphere that reflects her delightful enthusiasm and class. It is by far the best room we have slept in since we came to Europe last month. Hope to return again and again

great location, Karen is great, breakfasts good. only issur is uber is NOT allowed in the old town so we were dropped at the entrance and had to drag pur bags in. if we had known we woild have taken a taxi instead.

Awesome place and caretaker
Karen is an amazing caretaker. Ask her any questions and she can help you around Sintra or any part of Lisbon or with Portuguese life in general. Also, makes great pancakes for breakfast

Cute and quirky guesthouse in the center of Sintra. The owner of the property was very friendly and gave us great suggestions on where to go. Definitely recommend this property.

Perfect Place!
The location is perfect for experiencing Sintra. Check-in and check-out was very easy. The room was immaculate and so comfortable. Breakfast was delicious and had the best orange juice I've ever had. I will reserve a room here every time I visit Sintra. I really can't say enough positive things about this guest house.

Very nice and spacious. Expedia and booking both say they will do laundry for a few. Sintra 1012 website does not claim this. Fyi. Breakfast pretty good. We would stay again.

Very close to Sintra area historic attractions. Karen, the owner, does a "hands on" fabulous breakfast. Great responsive staff to take care of any help you may need.

The place was in the best area, we had everything near the room. I really appreciated the neighborhood. Staff is really friendly and accommodating. Breakfast place was cute and foid was good. However, we had the premium studio and we thought that there was a humidy smell.. beside that, the rest was perfect !

Nice B&B
We were very pleased with our stay at Sintra 1012. We arrived by bus from Porto and then Uber it to the entrance of the town. We had to walk 2 blocks to the guest house but it was ok. Our room was the suite #2 and was very spacious, comfortable, clean, and quiet. Karen helped us get an early taxi to Pena one day and to Lisbon International airport, the following day. Breakfast was very good. The guest house is walking distance to Quinta and to the National Palace. Plenty of restaurants and stores and nice walks to feel the atmosphere of this beautiful town.

Hotel Sintra 1012 Extraordinaire!
We were 3 Canadian couples travelling together who each had 3 separate rooms together in a separate area. It was perfect. The location was central and the owner Karen was very helpful. Breakfast was included which was convenient

Formidable, allez-y les yeux fermés !!!
Séjour de courte durée mais absolument formidable. La propriétaire est au petit soin avec chacun de ses résidents et extrêmement aimable, qui plus est de bon conseil. Le lieu est tout à fait chaleureux et de bon goût. Un sans faute !

This was a lucky find based on other people’s reviews. So happy we chose this place. The owner Karen was wonderful and so helpful. We checked in our bags early and left them late while we did the tours. The breakfast in the morning was wonderful. We stayed in the family suite with our 2 adult daughters. Very spacious with comfortable beds. Perfect for the best nights sleep on our travels. Best of all was her warm welcoming personality. When we come back to Sintra I would only stay here.

The location might be a little bit hard to find and the stairs heading towards the basement suite are pretty steep. Other than that the hotel is in good condition, the breakfast is all right for an “American”standard breakfast. The front desk lady Bianca is really nice and helpful answering questions and providing recommendations. Good prices for your money.

Karen and Bianca were both perfect hosts however owners should strongly consider removing the Carpet wall hanging. It makes the room smell musty and therefore less clean. New bed pillows should also be strongly considered. On a positive note, the guest house location is excellent and it was very quiet which we appreciated at night.

We were only in Sintra for 2 nights, for a wedding. But are very glad we chose to stay in 1012. The owner and staff are lovely, and our room was fantastic - and huge - exactly what we needed after a small studio in Lisbon. Would highly recommend.

This guesthouse is in a great location-easy walk to the historic center, National Palace and Quinta de Regaleiria. I stayed in room #2 which is spacious and quiet with lots of windows for fresh air. It was so nice to wake up to birds chirping. Karen is a wonderful host-she helped me figure out where I needed to be to catch my bus to Coimbra, arranged a taxi and packed a bag with breakfast goodies to take with me. Sintra is beautiful and I’m so glad I spent a couple days there so I could take my time to really explore it. I hope to be back someday and would definitely stay here again!
