HOUSING

INCLUDED:

-Welcome pack: Basic essentials (toilet paper, instant coffee, tea, sugar, shower gel, shampoo, sponge, soap, bin bags, Vanity Fair magazine, etc.) will be provided on arrival to help you settle in.
Important: Consumables such as oil, salt/pepper, etc. are not automatically provided. This depends on the goodwill of the previous guests.

-Bed linen and towels: 1 large and 1 small towel per person provided (except in the dormitory, where only large towels are provided), regardless of the length of stay.
Please note that baby towels and beach towels are not provided.

-Key box on site (self-check-in or in-person key handover depending on your preference, availability, and schedule).

-For your comfort and to maintain the grounds, a gardener may visit during your stay (not guaranteed).

-End-of-stay cleaning and laundry included.

-Outdoor maintenance: A gardener and a pool maintenance technician will likely visit during your stay. A net is available for you to use for any minor maintenance between visits.

-Available on request only and included at no extra cost: 60x120 cm cot (folding wooden), folding changing table, booster seat, baby bath and other accessories ([hidden] play mat, books, etc.) - Please request this at the time of booking or no later than one week before your arrival.

Ideally, a maximum of 8 adults and 6 children. As the accommodation is not designed to accommodate 14 adults, please see the room details below :

-4 bedrooms:

UPSTAIRS:
- ‘PINEDE’ master suite: 180x200 cm bed with built-in wardrobe, dressing table, en-suite bathroom – sea view and access to the terrace/pool.
- ‘MIMOSA’ bedroom: 160x200 cm bed with built-in wardrobe and console table – garden view and access.
- ‘LAVANDE’ bedroom: 160x200 cm bed OR option to separate into two 80x200 cm beds (please note: ideally request this in advance when booking and no later than one week before your arrival) with cupboard/wardrobe and console table – hillside view.

BASEMENT:
- 1 dormitory: 2 bunk beds (90x200) + 4 single beds (80x200), making a total of 6 beds.
Please note that, for the comfort of guests who are particularly sensitive to complete silence, a slight continuous background noise may be audible in the dormitory room (video if required).
- 1 games room with the option of an extra bed: a 160x200 corner sofa bed when unfolded (a proper mattress). A closer look at this unique space, featuring board games, a large flat-screen TV with Disney+ and Netflix available without your own login details (Note: not the usual channels), a retro games console, table football and a wide selection of books / comics available – ideal for relaxing and sharing good times, with direct access to the entrance driveway. The lower level, with its games room and dormitory, is located in the basement and offers a cooler, more intimate atmosphere, though it can also be slightly damp and less bright, particularly in winter. A cosy space, ideal for relaxing or enjoying a characterful ‘bachelor pad’ atmosphere.

-Shower rooms/bathrooms:
* a bathroom with double washbasins, shower + bath and WC, adjoining the master bedroom (PINEDE).
* a shower room with double washbasins, shower and WC.
* a shower room adjoining the dormitory.
* 2 separate WCs (one on each floor).

-Fully equipped open-plan kitchen with a full range of appliances (full-size fridge, dishwasher, oven, microwave, Nespresso machine, kettle and SMEG toaster, etc.), featuring a large worktop and a breakfast bar area with facilities for recycling.

-Living room: dining table for 6–8 people, seating area for 6–7 people, TV with digital terrestrial channels, Netflix and Disney+, Marshall speaker available.

-Air conditioning and Wi-Fi: Available in all rooms of the villa.

-Parking: Space for up to 4 cars in the private driveway (parked in single file).

-Fully equipped laundry area available in the basement (in the toilet area): Washer-dryer, steam generator,
compact ironing board and compact clothes horse.

-Outdoor area furnished with: Dining table (ideally for approx. 6 to 10 people) + high side table for 2 people, comfortable garden furniture, deckchair, parasols and single, double and floating sun loungers.Fully equipped barbecue/plancha area, as well as a leisure corner with a tennis table, darts and a small garden playhouse for the children, perfect for outdoor fun. A set of pétanque balls is also available.
There may be a view of the property directly opposite (the neighbour on the left).

- Saltwater swimming pool with sea views, heated (except in July and August, thanks to its ideal south-facing position). Secured in accordance with regulations via a standard-compliant alarm system. Please note: children must remain under constant parental supervision. We accept no liability for any accidents that may occur on the premises.
You can also make use of an outdoor shower to rinse off easily after your swim.

-To ensure the villa’s high standard and comfort for all guests, a pool maintenance technician and a gardener may visit during your stay, particularly during the summer season.
Furthermore, any breakages or damage noted during your stay may be charged to your account.
Please take care of the property as if it were your own home.

SURROUNDINGS:

-Nearby: Shops, supermarkets, beaches, bakeries, greengrocers and the local market (Thursday mornings) are all close by.

-Ideally situated between Le Super Lavandou and Saint-Clair, the villa is a 5-minute drive from the town centre and just a 2- to 10-minute drive from the most beautiful beaches, including Saint-Clair, which is regularly cited as one of the most beautiful in Europe.

-Sea, relaxation, comfort & entertainment… Treat yourself to a sunny break.
Don’t delay in booking before our accommodation is fully booked.

GUEST ACCESS

-You have exclusive use of the entire villa. However, some cupboards or drawers may be locked for logistical reasons (maintenance and the rotation of bookings) and to store the owners’ personal belongings. Please do not try to force them open out of curiosity… We prefer to keep things a little mysterious to preserve the magic of your stay.

OTHER IMPORTANT INFORMATION

-Accessibility for guests with reduced mobility:

Unfortunately, the accommodation is not accessible to guests with reduced mobility, particularly those in wheelchairs, due to the steps (especially those leading to the upper part of the villa) and the width of the doorways; we apologise in advance for this.

-Security and verification:

An ID card is required after booking to ensure the security of the property.

The property is fitted with a CCTV system (covering only the driveway) and an alarm system.

No smoking indoors – Pets are permitted on request and for an additional charge – Parties and events are prohibited out of consideration for the neighbours.

-Any stay that is currently in progress and/or has exceeded the refund period specified in the contract is due and will not be refunded. Thank you for your understanding.
