Welcome to your cozy mountain escape! This spacious 2,000-sq-ft home sits on 1.2 secluded acres with no neighbors around – just peace, fresh air and cool mountain views. Enjoy the entire 3BR / 2BA house, pet-friendly, with a 2-car garage, easy year-round access, new appliances, AC/heat, fast Starlink Wifi, modern kitchen, games, 85” TV, Nintendo, new BBQ grill, and spacious driveway. Close to lakes, hiking trails, dining, shopping, Breckenridge skiing, and DEN – yet wonderfully remote.
★ DRIVE ACCESS & PARKING
For most of the year, the Cabin is accessible with standard (non-AWD, non-4WD) vehicles. During periods of heavy snowfall, AWD or 4WD vehicles are recommended. The Cabin features a two-car garage and a driveway with parking for up to four vehicles.
★ BABY ESSENTIALS
The Cabin provides all the necessary essentials for little ones (located in the closet of the primary bedroom on the 2nd floor):
• New high chair with tray.
• New pack-and-play crib with an integrated diaper changer; converts into a spacious toddler playard for extra room to play or sleep.
• Baby monitor – works via Bluetooth; no Wi-Fi needed.
★ PETS
Pets are welcome! Two extra-large crates are available in the primary bedroom. Pet gates are installed on the staircase between the 1st and 2nd floors, allowing you to separate pets from certain areas of the Cabin if needed. Important rules:
• Please clean up after your pet.
• Please keep pets off the furniture.
• Please keep all pet food indoors at all times.
★ AC & HEATING
The Cabin features modern heating and air conditioning with an automatic thermostat. Additional back-up portable heaters are available in the primary bedroom closet and the garage. A wood-burning stove is located on the 2nd floor. Important safety guidelines:
• Use only the provided firewood.
• Never leave the stove unattended.
• Keep flammable items away.
• Fully extinguish the fire before leaving.
• Supervise children when the stove is in use.
★ INTERNET & WORKSPACES
High-speed Starlink internet allows streaming, video calls, and browsing on multiple devices simultaneously. Each bedroom includes a comfortable desk with power outlets and lighting.
★ WASHER & DRYER
A laundry room near the garage includes a new large-capacity washer and dryer to accommodate your group. Complimentary detergent and fabric softener are provided.

• The Cabin provides kayaks, several pairs of snowshoes, and fishing rods.
• Many outdoor activities are available nearby, including hiking, mountain biking, gold panning, sledding, and horseback riding.

• New advanced water filtration system at the sink provides drinking water.
★ SECURITY
The Cabin has five exterior security cameras (driveway, front entrance, patio, side yard, and backyard) and one video doorbell. Cameras do not monitor any interior spaces. They record video and audio when motion is detected. A motion-activated floodlight provides additional nighttime security. Exterior lights automatically turn on at dusk and off at dawn for added comfort and safety.
★ MOUNTAIN SAFETY
• Never leave food, trash, or pet food outside the Cabin – wildlife is active.
• Keep doors and windows closed, especially at night.
• Bear spray is provided and hangs on the wall in the laundry area.
• Check weather forecasts, as conditions can change quickly.
• During storms or heavy snow, stay indoors and avoid travel.
• Drink plenty of water at high altitude – use the advanced filtration faucet in the kitchen.
★ NO ACCESS
The storage room under the stairs on the 1st floor and the locked cabinets in the garage are not accessible to guests. These areas are used to store supplies and tools for property maintenance.
★ NEIGHBORHOOD
Please observe the Cabin boundaries, which are marked with poles and colored ropes. You’re welcome to walk within the property and along public roads, but please respect neighboring private properties.

• 3 min to the Indian Mountain Community Center.
• 20 min to Tarryall Lake.
• 30 min to restaurants and shopping in Fairplay.
• 1 hr to Breckenridge ski area.
