This classic waterfront cape cottage on Simmons Pond offers a private dock with direct access to Simmons Pond. The backyard is a wildlife santuary where seagulls, eagles, swan (yes swan!) call it home. It is ideally situated less than one mile from beaches and a short 5-minute drive to Hyannis Village. Perfect for you and your family to create memories year round! Come enjoy all things Cape offers or retreat at our serene backyard surrounded by birds chirping! Welcome to your new found treasure on the Cape!

THE LOCATION
Our home might feel secluded, but it’s just a 4-minute drive from downtown Hyannis. Hit the shops, cafes, or grab tables at a local restaurant. Head to Fresh Ketch for classic seafood dishes, or dine out at laid-back Beech Tree Cantina where American and Mexican cuisine feature alongside a huge tequila menu.

You’re also just 1 mile away from Fortes Beach, and a 5-minute drive from Craigville and Keyes Beach. After lazy days beside the ocean, find your seafaring legs and explore Hyannis Harbor and Lewis Bay on a cruise with Bay Spirit Tours - an 8-minute drive from home.

THE SPACE

The breathtaking waterview on this 0.42 acre lot is a tranquil haven for this 4 bed 3 full bath charming home. Nestled in the privacy of trees, enjoy the tranquil backyard including outdoor shower, and immerse yourself in stunning Simmons Pond from your dock (great for small boat!).

Our house is clean and well-maintained with hardwood floors throughout. The screened-in porch is a relaxing place with stunning pond view to hang out with extra dining capacity.

The homey living room features polished hardwood floors throughout. A comfy love seat and couch offer seating for 6, and there’s a 40” TV with cable for your evening entertainment.

A bright dining area offering seating for six to night. Adjacent, a well-equipped kitchen features granite countertops, all-white cabinetry, and a range of appliances including an electric range, microwave and dishwasher.

Off the kitchen, a cute guest bedroom is furnished with two twin beds and floral pattern comforters. Down the hall, a shared bathroom has a walk-in shower.

Head upstairs to find the remaining 3 bedrooms. The 3rd bedroom has a queen bed and large windows overlooking the pond. Just next door, a light-filled 4th bedroom features two twin beds.

Both bedrooms share a bathroom with a shower/tub combo.

At the end of the hallway, the large master bedroom has its own sitting area with sofa, perfect for extra sleeping or as a quiet chill-out space! The motorized sit/stand desk overlooking the pond makes it a great place for remote work and study. Snooze comfortably in a king bed and get ready for the day in an en suite bathroom with a standing shower.

A big screened-in porch (off the dining area) offers a fantastic spot for groups meals. A pair of dining tables offer plenty of space to spread out and there’s extra bench seating to chat and relax throughout the day.

Outdoors, a deck with a grilling area leads down to a sprawling backyard, which sits directly on Simmonds Pond. Enjoy 160' of water frontage on this huge freshwater pond. Spend days kayaking, sailing, swimming, or fishing from your private dock. We are close to multiple well-known ocean beaches.

** Guests swimming in the pond is not recommended (no life guard). Pond is perfect for kayaking, canoeing, fishing and dog swimming **

Guest amenities include complimentary Wi-Fi, AC, gas fireplace, first floor laundry, smart TV, screened porch, deck with gas grill, and parking for three cars in the driveway. Bed linens and towels are provided. Beach towels and beach gears are provided as a courtesy to our guests.

Warm and cozy home away from home! Beaches and restaurants are plentiful and nearby! Charming decor throughout the spacious house! Long dining table and other furniture out on the screened porch offer beautiful views of the bird-filled woods and Simmons Pond! Laps around the pond in the provided canoe offer chances for fishing and foliage filming in a peaceful setting. We enjoyed our time here immensely!

We had a nice short stay. House was super comfortable, clean, and well equipped.Sunroom was very comfortable to hang out.Communication with Lucy was very good. She was quick to answer questions.We love the fact it was very convenient and close to get an uber to take the ferry to Nantucket without having to plan an extra hour to go to ferry and deal with the uncertainty of finding parking by the ferry parking.House is close to Hyannis downtown. However It was a bit of a ride to go to other towns.

Cape Cod visit

Communications with the owner were so easy and quick. The house was just as advertised and the screened in porch was the best part. Hanging out and eating a meal on the porch while looking at the pond and listening to the wildlife was wonderful.

Our family booked this house as a way to spend some time together and relax. Most of us had experienced the area previously but we had some who had never even seen the ocean, let alone Cape Cod. We were not disappointed in this lovely home. Enough room for all and bathrooms to keep us content. The back porch was a wonderful gathering point for our games and conversations. Lucy was quick to respond with any question that came up and even threw in a couple ideas of what to do in the area. This could easily be a regular spot for us. We also appreciated being able to bring our well-behaved dog. We’ve stayed in over a dozen rental homes and this home has the most provisions of any of them. Toys for the kiddos, games, kitchen supplies, bedding, YOU NAME IT, THEY HAVE IT. This gets 11 out of 10 stars from us. Also, the quick access to the main areas of town, without being right in the center of all the noise, was a bonus.

Great house and location

This house is lovely. Family of 6 and had plenty of space. Kitchen has everything you need for cooking including all kinds of spices. The screened deck was superb. Lots of seating and the view of the pond is really nice and relaxing. We had coffee in the morning and dinners at night out on the deck. We used the canoe and did some fishing and everyone caught a fish. Location was very convenient. House was very clean and comfortable. Owner was so kind and very communicative! Gave us all the info about what was going on in the area. Would definitely stay here again! Highly recommend.

The location was very convenient to everywhere we wanted to go and the street was nice and quiet. We loved going out on the pond in the canoe as well. Great house in a great location

Loved staying in this great hidden away gem. Location both on the pond and within the Cape were great! This is by far the most well equipped home of which I’ve ever stayed. Lucy not only had any pot, pan, container, utensil etc etc you could ever need but was even nice enough to have coffee available. The kids loved the horse shoes and darts and we all loved the screened in deck. If we come back to the area we will definitely stay here again!

Loved the house on the pond!

This house is very cozy and well equipped. We visited with our family of 6 adults. A bed for everyone and three bathrooms - wonderful. We loved the screened in porch that included lots of seating and a dart board! The location of the house is great. Close to the beach and close to town. The owner was very responsive to questions and proactive with info.

Golf weekend

Excellent location, very homey place

The house is very clean and very well-kept. The porch in the back is rustic and comfortable. We spent most of our time there. There's a gas grill and fire pit--we grilled one day and it was great. The pond and canoe were a lot of fun. The pond is small but it's good enough for a little canoeing. There are swings hanging from the porch which would be nice for kids. We had some internet issues when we were there but Lucy was so very responsive and helpful and really did just about anything anyone could do to rectify the situation. Luckily it got fixed and our vacation went well afterwards. The location is incredible. Main st, cc mall, target, ferry, it's all less than 2 miles away. Very relaxing and very quiet neighborhood. The Pet friendly part was great. My son brought his little Corgi who had a great time. Will definitely go back to this property in the future!

Great spot

This is a very nice house with direct access to the small pond. 20 minute walk to the Hyannis beach. Very clean and well organized house with everything needed for a family vacation being supplied. As an extra there were 5 children bikes and a canoe. Excellent communications with the owner Lucy. Kids got fun fishing in the pond and sitting at the firepit. The only thing we misconstrued from the picture was the fact that the pond is not swimmable but we should have asked this instead of making assumptions. That was definitely a very positive experience.

Everything as advertised

Luci did a great job in advertising this property and it is exactly as described. It is a lovely walk to a few beaches. A little farther walk into town but still walkable as long as you don't have a 13 y/o who hates to walk. the house was very clean. The rooms are spacious. The air conditioning works great. The neighborhood is quiet. Parking is perfect. We never went out on the pond so I can't comment on that. The town is lovely with some nice shops. Most importantly Luci was quick to respond with any questions and she had some great suggestions such as shopping in Chatham! That was great. No real negatives but if you need things for the beach like chairs or a large beach blanket you will need to bring them. She did supply some beach towels. We used the grill for hamburgers and it worked great. The screened in porch is delightful to sit out on. If you are looking for a place that is real, nothing hidden and not a crazy scam just book this one. You will be pleased. If Luci wants to supply my number to you for a reference I would have no problem with that. Oh yeah, rent bikes in Yarmouth and ride the cape rail trail. It's great.... well... the 13 year old might not agree.
