Sauna Use:

The sauna should always be left off. To turn on and use right away please utilize the newly improved outside switch that is on the corner of the house facing the sauna. There is a switch marked inside the sauna labeled "do not touch." Please do not use that switch. The left dial is utilized to control the temperature. Please start off on the lower temperature and increase based on preference. When you are done with the sauna please turn the outside switch to off.

We are nestled amongst the trees on Hunter Mountain, just beyond the main area in Hunter, the closest village. Down the hill, within walking distance, you'll find Fellow Mountain Café, a highly recommended coffee spot. We’re also close to Scribner’s Lodge, where a meal or drinks at Prospect is a must.

For great dining options, smaller grocery stores, Dollar General, liquor stores, and more, Tannersville is a 10 minute drive.

For winter sports beyond Hunter and Windham (15 minute drive), check out Bearpen Mountain (50 minute drive), open weekends only, offering fat tire biking, cross-country skiing, snowshoeing, curling, ice skating, and tubing. The cabin is less than a 10-minute walk to Hunter Mountain and centrally located near top hiking trails like Becker Hollow Trail, Devil's Path, Kaaterskill Falls, and Spruceton Trail.

Dogs are allowed for an additional fee, and must be well-trained and carefully supervised at all times.

The cabin is surrounded by nature, and it's common to see wildlife like deer and the occasional black bear. Please enjoy the outdoors responsibly—ensure kids and dogs are supervised and admire wildlife from a distance.

By booking and staying at this property, guests acknowledge the inherent risks and accept full responsibility for their safety and well-being during their stay.

Guests
The maximum occupancy is 8 guests. All overnight guests must be registered with the host prior to arrival. Guests are responsible for the actions of any visitors or invitees during their stay.

Check-In and Check-Out
Check-in is available anytime after 4:00 PM.
Check-out is required by 10:00 AM on departure day.

Noise and Quiet Hours
Guests must keep noise to a minimum, especially during quiet hours from 10:00 PM to 7:00 AM, to respect neighbors and comply with local noise regulations. Failure to address noise violations promptly may result in eviction without a refund.

Events and Parties
Parties, events, or large gatherings are strictly prohibited. Violations will result in immediate eviction, additional cleaning charges, and notification to the booking platform. Confetti, glitter, and excessive trash are also prohibited, and any violations will incur an additional $250 cleaning fee. We kindly ask that you help us maintain a peaceful environment for all guests and neighbors.

Commercial Photography
Commercial photography is not allowed without prior written permission from the host. Contact the host directly for pricing and terms.

Pets (Dogs)
Dogs are welcome with an additional fee, which must be paid prior to arrival. Dogs must be well-trained and carefully supervised at all times. To prevent excessive mess, damage, or shedding, pets should not be left unattended. An additional cleaning fee of $250 will apply if excessive pet-related mess or damage is found.

Weapons Policy
Weapons, including firearms, are strictly prohibited on the property. If a weapon is brought onto the property, the booking may be immediately canceled without a refund. Any weapons left behind will be reported to authorities.

Smoking and Vaping
Smoking or vaping of any kind, including marijuana, is prohibited inside the house or anywhere on the property. Violations will result in the immediate cancellation of the booking without a refund and a $1,000 cleaning fee.

Candles
The use of candles is strictly prohibited.

Toilet Usage
Only toilet paper should be flushed. Feminine hygiene products, wipes, paper towels, or any other items must not be flushed, as they may clog the plumbing. Guests may be charged up to $1,000 for damages caused by improper flushing.

Child Safety
Children must be supervised at all times. The property is not baby-proofed, and guests are fully responsible for their children’s safety.

Littering
Littering is strictly prohibited, including leaving food or trash around the property. Additional cleaning fees of $250 will be charged for violations.

Sauna
Guests must follow these instructions when using the sauna. If it is found that the guidelines were not followed, an additional fee of $250 will apply. The sauna should always be left off when not in use. To turn it on and use it immediately, use the newly improved outside switch located on the corner of the house facing the sauna. There is a switch inside the sauna labeled "Do Not Touch." This switch must not be used. The left dial controls the temperature. Start with a lower setting and adjust gradually based on preference. When finished, turn off the sauna using the outside switch to ensure it is completely powered down.

Fire Pit
Always supervise the fire pit and keep children and pets at a safe distance. Use only dry, seasoned wood, and avoid accelerants or burning toxic materials. Fully extinguish the fire before leaving the area, ensuring all embers are out.

Trash
Guests must use the two designated outdoor bins—one for garbage and one for recycling—and place them at the curb before departure.

Departure Tasks
Before leaving, please complete the following tasks:

1) Gather used towels
2) Throw trash away
3) Turn things off
4) Return keys

Damages, Breakages, and Furniture
Treat the property and its contents with care. Only use appliances for their intended purposes. Report any damages to the host immediately.

Personal Belongings and Valuables
The host is not responsible for any loss of money, jewelry, or other valuables. Ensure personal items are secure during your stay and collect all belongings before departure.
