Welcome to our newly renovated, barn house! Staying here is an experience!
This rustic barn house once housed hay and tractors, but now provides a relaxing escape with peaceful surroundings. Our country barn is in the ideal location. You will be far enough from the city that you can see the stars at night, yet only 15 mins from the heart of historic downtown Hot Springs and 15 miles in the other direction you will be at the well-known Lake Ouachita State Park.

The space
The barn is conveniently located on our family property but is far enough from the main house, allowing for full privacy. Beautiful views of mountains and pasture areas make for great opportunities to unwind and relax. The open pasture area is home to two sweet miniature donkeys (Phiona and Donkey). Some noises of farm life may be heard from time to time but over all they are very quiet.
Keeping with the barn’s original structure, this barn house has a very open concept. ** Please note that our barn house does have a spiral staircase and a high, open loft area. The only doors are for the restrooms. The main sleeping quarters are located upstairs in the loft, providing a queen-size bed in one area, a twin-size bed in another with an additional pull-out twin bed for added sleeping. Extra amenities upstairs include a powder room, coffee bar with mini fridge, seating area and a snug reading nook.
The lower level features a comfortable living room area with electric fireplace, a fully functioning kitchen stocked with dishes, glassware, utensils, coffee, creamer, and sugar. This area also provides a dining area and a gaming area allowing great family time playing foosball, mini pool or checkers. This gaming area also transforms into additional sleeping quarters as a conveniently located queen size murphy bed can fold out to accommodate additional guests.
The barn, in its uniqueness, will surely be a place you will remember; however, the most loved area here is the natural outdoors. With this in mind, we have created an inviting patio area, equipped with a firepit, to allow you to kick back and enjoy the tranquil surroundings.

• TV with Roku (both upstairs and downstairs) -you will need to use your own passwords to access apps requiring subscriptions.

• Full access to patio including peaceful sitting area with fire pit (great for watching the birds in the daytime and the stars at night) and table and chairs with propane grill.

*Rear patio, fire-pit, seating, and grill are all available to all guests.
*When you arrive... pull all the way down the driveway (speed limit 10mph) the barn is on the right. Park to the side and enter the rear of the barn. Walk around to the rear of the barn to the patio entrance.
*Please note – check-out is at 11 AM – check-in is 3 PM or later.
*Please read our cancellation policy before booking.
* You will be booking the totally private barn with no access to private house access.
*Pet Policy - No pets without prior approval.


Other things to note
Rental subject to these terms:
• NO SMOKING in unit. No butts on ground.
• No parties
• Cleaning:
- Return the suite to the condition in which you found it (no need to make beds)
- Put used bath linens in shower
- Wipe off hair from sink and shower
- Place all trash in bags in the outside trash cans.

*Hold Harmless: Owner assumes no liability for loss, damage or injury to persons or their personal property, nor for any inconveniences, damage, loss or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, electricity, internet service or plumbing, as well as due to weather conditions, natural disasters, acts of God, injuries, construction nuisances or other reasons beyond our control.
