Located within the exclusive Palmetto Dunes Oceanfront Resort, this light-filled 2-bedroom, 2-bathroom villa offers breathtaking views of the Atlantic Ocean and beautifully landscaped resort grounds. Perfect for families, couples, or groups, this villa sleeps up to 7 guests and provides the ideal blend of luxury, relaxation, and fun.



***Building Exterior Maintenance: Stucco Repair & Repainting Project of Barrington Court Building is set to begin November 2025 and likely to extend through March 1st, 2026 depending on weather conditions. Extensive scaffolding will be erected around the building exterior for the duration of the project. We appreciated your cooperation and understanding as the community works to maintain the quality and appearance of the community***

Guest Access:

Key code access will be provided in the days prior to your arrival for seamless check-in. Two parking passes are included in your rental rate. If you will need additional passes for your vehicles, you will need to pay $45.00 per pass and request all passes through host. Parking pass must be displayed in vehicle throughout your stay in Palmetto Dunes.

Getting Around:

The villa is located in the beautiful Palmetto Dunes/Leamington's Barrington Court. Easy bike ride or walk to the beach. The resort has miles of bike paths, sidewalks and lagoon access for kayaking! The mid-island location is close to restaurants, shopping and the beach by vehicle or The Dunes Buggy shuttle service seasonally.



Other Things to Note:

Palmetto Dunes Resort does not permit RV's, Shuttles, or trailers. No logo or commercial signage vehicles permitted overnight.



Pest Control

All of our homes receive professional pest control treatment every month. While an occasional bug may find its way inside, the treatments ensure they are short-lived. Please note that the community operates on a set schedule for pest control, so an exterminator visit may occur during your stay. We appreciate your understanding as this helps us maintain a clean and comfortable environment for all guests.

It was fabulous! The condo is in a great location. It was clean and easy to access. The drive into the complex is some of the most beautiful scenery on the island. The trees are amazing. My husband and I agreed that we definitely chose the best condo and complex.

Excellent!

This first floor unit in Barrington Court was perfect for our family. The unit was very spacious and clean. We could see the ocean from the balcony, and beach access was literally right below us. The pool was also a very, very short walk away. The unit was as described with updates throughout the condo, including the master bath with an oversize shower and two shower heads. Wifi worked fine, all necessities provided, smart tv in every room, Keruig and a separate coffee maker, blender, washer and dryer combo, hair dryers, beach towels, beach wagon, and even 4 beach chairs. We will definitely book this unit again.

Very Dated and Dirty

This unit needs serious updating and CLEANING! The photos do NOT represent the condition it’s in. We left 3 days early and would’ve left earlier but couldn’t find last minute accommodations. Upon entering the until smelled badly. Dust caked on top of fridge as well as AC vents, baseboards, AC return filter register and every corner of the floors which can be easily reached by a mop. Mold in both shower/tub drains and tubs are very difficult to get in and out of. Shower curtain rods and door hinges are rusted. Toilets don’t sit firmly on the floor mount and rock when sat upon. Screens in living room torn, sliding closet doors do not sit in the tracks. Several floor tiles throughout are cracked and the bathroom tiles need serious help. The atrium is in need of paint and repair and the bubbler in the pond in the atrium didn’t work during our entire stay which leads to stagnant water and a breeding ground for mosquitoes. You cross your fingers every time you enter the noisy, creaky elevator and hope you don’t get stuck in it. We wasted our money renting this unit. We would DEFINITELY not recommend this unit and would not return. Renter BEWARE !

Solid Stay But Room For Improvement

We enjoyed our stay. The location is great and the unit itself is spacious. The deck is awesome and you can hear the ocean from it. The wifi is very slow. It measures 5 mbps download speed, but less than 1 mbps of upload speed. Streaming is very very inconsistent, it’s likely that the speed varies and is less than what was measured. The screen door is coming apart a bit and there are a couple lighting fixtures that are either out or have a short. The kitchen sink faucet spray head gets stuck easily, and can make the sink difficult to use. This is an awesome unit, and if the internet were a bit better and a couple things were fixed it would easily be a 5 star!

Our Stay October 2023

We had a nice stay at this location. It needs some updating, especially in the bathrooms. The tubs are a little bit difficult to use, especially if you have any mobility issues…which I do. It would be nice if one room had just a shower with easier access. It is oceanfront and you can see the ocean on the horizon from the balcony through the trees, but not the beach itself. Because this room is on the lower floor, that was expected. It also feels private, even though you have neighbors close to you. The internet service was not good. It would have been nice to have a better, more reliable connection, especially since so much communication, personal/business, relies on the internet. Cell service is very spotty due to the construction of the buildings and the nature of the island that prevents it. Weak cell service has been true for us almost everywhere in the condos where we have stayed in Palmetto Dunes. Access to the beach was easy and the ocean wonderful, as always. The blinds were partially broken and we were not able to raise them all the way to the top. It creates a partial obstruction of the outside view from the living room/kitchen area. The screen door was also off its track and unusable. If you wanted to leave the sliding door open, because the temps were comfortable (as during our stay), you had no way to keep flies and other bugs from coming inside. It was a minor issue, but being able to leave the sliding door open without worrying about bugs would have been nice.

Beautiful and perfect

My mom and I stayed here for a girls getaway. We really enjoyed this property and the location. It was very clean and great view—right on the beach. Seeing the deer at night and other wildlife was enjoyable. We will definitely be back!

Very dirty

The villa was close to the beach but very dirty. Air vents and fan packed with dust, window seals had dead bugs, baseboards were just nasty, and blankets had stains. Looked like it hadn’t had a deep clean in over a year. The property manager sent the cleaning crew out but they just did the basics. Will not be staying there again.

Great Location

The property is in Palmetto Dunes which was nice! This unit faces the ocean and is a very short walk to beach. A cart and chairs were provided which made it easier. There was a slight delay at check in and the unit is slightly dated but overall it was a wonderful experience. Would rent again.

Lovely & Spacious Condo w/ Ocean views

We stayed here for a wedding at Sonesta. The location is great. It was a 5 minute stroll on the beach to Sonesta and an easy walk to restaurants & activities. The condo itself is comfortable, clean and spacious. I was really impressed with how the condo floor plan efficiently maximizes the space. From the pictures online, I was expecting the condo to be smaller than it was, but in person there was more than enough room for the 5 of us to enjoy our stay comfortably which was huge because the weather was cold and rainy during our stay, so we spent more time in the condo than anticipated. The dining room and table were large enough for us to eat together and play cards & games. The sofa was comfortable & offered ample enough seating for talking & watching TV/movies. With 3 teens, we appreciated the extra TVs in the bedrooms as well. The large balcony has ocean views. It was so nice to open the sliders & hear the ocean. There was a wagon, beach chairs and beach towels for us to use, but due to the weather we weren't able to use them. It was nice to not have to bring our own beach items or rent them. The rental included plenty of towels, quality soaps, shampoo/conditioner, lotion, dish soap & detergent, laundry detergent, paper towels, toilet paper, coffee filters etc. We appreciated the 24 hour parking pass pick up upon arrival. We had no issues with parking. Building & landscaping are well maintained. Safe & quiet community.

Wonderful Beachfront Condo

Clean, comfortable, well-appointed condo in Palmetto Dunes property. Perfect for our family to enjoy spring break on HHI. Loved sitting on the patio listening to the surf while enjoying morning coffee or evening cocktails. Appreciated having washer/dryer in the unit. There are four small beach chairs and a wagon, but you need to bring your own beach towels.

Nice overall condo in a great location

The condo overall was nice and in a great location convenient to the beach. Communication with the property manager was easy, and they responded quickly to questions. They also are flexible with check in and check out dates. Some HHI properties require a Saturday to Saturday stay, but they allowed a midweek check in. The only complaint is that the entire condo could use a deep cleaning. The cleaning crew basically just wiped down surfaces between guests. The floors and counter tops did not feel clean upon our arrival. I bought a bottle of cleaner at the store and thoroughly cleaned the counters and table before putting our food on them. If not for that, I would give them an overall 5-star rating.

Great First Time Visit to HHI

We had a great time staying in this property. It’s spacious and clean. Very easy access to the beach. We enjoyed our first time visit to HHI very much. The bathroom is a little dated. The bathtub is high and without a handle bar could be easy to slip. Also it will be nice to provide beach chair and umbrella. But overall we enjoyed very much!
