⭐General Conduct⭐

🔹No parties or events. A $450 fine will be charged for violations.

🔹Guests must respect neighbors at all times.

🔹Quiet hours are 10 PM to 7 AM (66db maximum). A $250 fine applies for violations.

🔹Smoking is permitted outdoors only. Evidence of smoking indoors will result in a $500 fine.

🔹Pets are permitted with a $50 per pet fee. Failure to clean up after pets will result in a $100 fine.

🔹Doors must be shut and locked when leaving the property.

🔹Driving or parking on the grass is prohibited. Any damage will result in a $200 administration fee plus repair costs.

🔹Glitter, confetti, sequins, fake snow, party poppers, table scatter, balloon filler, or similar items are prohibited. If found, a $250 cleaning fee will apply.

🔹Maintenance staff may access the yard for property upkeep during your stay.

⭐Check-in & Check-out⭐

🔹Standard check-out is 11 AM.

🔹Unauthorized late check-out: $100 fee.

🔹More than 2 hours late (after 1 PM): $100 charge for remaining day plus immediate vacate required.

🔹Unbooked nights: $500 per night charged to credit card and Airbnb account.

🔹Early check-in (from 1 PM): $40.

🔹Late check-out (until 12 PM): $60.

⭐Property & Furnishings⭐

🔹All towels, linens, and pillows must remain on the property. Missing items will incur a $20 charge per item.

🔹Any other missing item will result in a $50 administration fee in addition to replacement costs.

🔹Any stain on beds, couches, or linens will result in a $100 fine.

🔹Guests must clean the BBQ grill after use. Propane is not provided.

🔹The thermostat is controlled by the host and is not to be tampered with.

⭐Cleanliness & Reporting⭐

🔹The home is professionally cleaned between stays. Cleaners will report abuse, damages, or rule violations.

🔹Cleaning staff are not responsible for grill cleaning or pet waste removal. Failure to comply will result in fines as outlined above.

⭐Nature & Pest Control⭐

🔹Bugs, insects, mosquitoes, ants, and small animals may naturally be present.

🔹Guests must not leave doors open, as this increases risk of pests.

🔹Refunds will not be issued for the presence of bugs or insects.

🔹A monthly professional pest control service is in place.

⭐Schedule of Fines & Fees⭐

🔹Indoor smoking: $500 fine

🔹Parties or events: $450 fine

🔹Quiet hours violation: $250 fine

🔹Stains on linens, beds, or couches: $100 fine

🔹Missing towels/linens/pillows: $20 per item

🔹Missing items (general): $50 admin fee + replacement cost
