Welcome to Pelican’s Perch! A beautifully remodeled two bedroom, two bath condo ON THE BEACH! Enjoy views of the ocean from your large balcony (including amazing SUNSET views)! This condo is loaded with all essentials to ensure a wonderful stay, including beach toys, chairs, and umbrellas (please note- specific beach gear cannot be guaranteed and may vary from gear shown in pictures). The balcony doors are situated such that you get direct views of the ocean while sitting on the couch. You can also access the balcony from the master bedroom. The kitchen is equipped with everything one should need including a blender, air fryer, griddle, waffle maker, mixer, crockpot, lots of pots and pans and plenty of serve ware, dish ware, and utensils. The condo has WiFi and cable. The cable comes on the main television and the television in the Master bedroom. All televisions have ability for you to access Netflix, etc. using your own sign in information. There is also a Blu-ray/DVD player in the living room and a DVD player in the second bedroom. We have a good supply of movies for all ages! Games and puzzles are available for use on those rainy days. Both bedrooms also have ceiling fans and an additional floor fan for your comfort. All mattresses are less than two years old and there are extra pillows and blankets for a good night's rest! The master bath boasts a BRAND NEW WALK-IN SHOWER! We use our condo for our own vacations so we ensure that your every need will be met. We also make regular visits to the condo to ensure everything is working correctly.

This resort is beach front with several outdoor pools (including a kiddie pool, a large saltwater pool, and a huge indoor saltwater pool) and an indoor and outdoor hot tub. There are also tennis courts, pickleball courts, basketball courts, sauna, library, and workout room for your enjoyment. The resort just added a brand new huge 10-person hot tub that is on the first floor of the building. NEW grills and picnic tables are also available. The main room of the resort has vending machines for sodas, water, and snacks and bags of ice are available for purchase at the main pool area. Kiva Dunes golf course is steps away and a marina and boat launch are right across the street. Brand new specialty coffee, smoothie, and ice cream shop ON SITE! The indoor hot tub, saunas, exercise room, library, and restaurant are all on the first floor of the building- making for very easy access! This place literally has everything you need for a great getaway!

We’ve stayed in many condos in this resort and this one was yet another winner! The unit was clean and well taken care of, the kitchen was fully stocked with all the cookware, dinnerware and utensils we needed and the beds were very comfortable. We enjoyed the pickleball set too! Cant beat the location either. Thanks to Ian and Heather for your hospitality!

Great views, clean condo, excellent stay!

This was one of the best overall vacation stays that my family has experienced. The condo is stocked with everything you might need - air pump, dishwasher detergent, books, games, beach chairs and toys, the list goes on. Everything was in great condition. The building and condo itself were exceptionally clean. Although it’s a fairly large building, it was very quiet and we barely saw anyone on our floor. We loved the option of indoor and outdoor pools. The big pool was a bit crowded, but it’s just that time of year, and the other pools weren’t crowded at all. The beach is easily accessed with no stairs, and rental chairs are very close by. It’s probably a five minute walk from the room to the beach chairs. The host was very attentive during our stay, and checked in to make sure the lock and thermostat were working properly after an internet outage. Overall we were very impressed and had no complaints at all!

Wonderful Place and Hosts

Amazing getaway, fantastic property!

This is our 4th summer staying at this specific resort, and this is hands down the best unit we've rented so far! Exceptionally clean, well stocked, even a little welcome/gift bag for guests (thanks for the bag for collecting shells!). The kitchen had everything we needed, our kids loved the bunk beds (especially as they both got to claim a top bunk), and the master bedroom was very comfortable. We appreciated the attention to detail that really went above and beyond, such as the puzzles and games available for rainy days, and the DVDs available for movie nights. We absolutely would stay here again! The owners were super responsive to any and all questions we had. Only tiny issue we had was the need for more clean towels, and it was remedied asap. Highly recommend this unit and these owners. Thanks for an amazing stay!

Nice for a small family but a few draw backs. 🙈

Pros: 👉 perfect for a small family. 👉 clean everywhere except the 2 top bunks, both of them had sand in them. 👉 nice view of pool/tennis courts & decent view of ocean. 👉 the owner was great and timely with any questions I had. Cons: 👉 sand in both top bunks sheets. 👉 you have to pay 35.00 for each vehicles parking. 👉 no washer & dryer in the room! You have to go to the first floor and pay to wash your towels. Overall, I would not stay here again because it has no washer/dryer in the room. You do have to wash your towels and washcloths & no one wants to go down to the first floor and pay to wash them. The no washer/dryer is a huge deal breaker for me. I would have even washed a few of our clothes If the condo had a washer/ dryer. If this doesn’t bother you, then this would be a great place to stay for a small family.

The Dunes

Loved our stay here. The condo was exactly as stated, with every thing you ever need in the kitchen! The ocean view is beautiful and a very relaxing atmosphere. We LOVED the salt water pool. We were disappointed the outdoor pools were NOT heated - that is what we were looking forward too as much as spending time on the beach. Definitely stay there again!

Great family vacation!

We had a really fun week at this condo in Fort Morgan! The kids loved the pools, pickle ball, putting green, and the basketball court. The adults loved the location and view! It was nice to cook dinner and look straight out the window to the Gulf. The bunk room was perfect for our three kids. The host was very responsive and helped facilitate an awesome week. Thank you!

Amazing getaway!

We had an amazing vacation while staying at Pelican’s Perch! The condo was extremely clean and beautifully decorated. The check in process was smooth and Heather was very communicative. We accidentally left one of my son’s electronic devices and Heather was extremely nice and responded quickly. I would recommend a stay here to everyone, whether a family like ours or a couples getaway!

Wonderful condo and owners

When I booked our vacation, Pelican’s Perch was a new listing with no reviews. Due to the thorough description and beautiful pictures, I decided to take a chance. I’m so glad I did!! The condo was exactly as pictured/described with all the comforts of home. The mattresses in the bedrooms were very comfortable (we did not use the sleeper sofa), and the floor fans were nice to have. The gift bag was very thoughtful and contained all the information we needed for our stay. The beach gear was nice and very much appreciated. My toddler especially liked the sand toys and I liked the extra umbrella to keep him in the shade. The westward view from the balcony was breathtaking. It does overlook the pools so it did get quite noisy a couple evenings, but I never heard anything from inside the condo. It was actually fun to see all the families playing and having a good time. I probably drove Heather crazy with all my questions prior to our arrival, but she never let on if I did. She was very quick to respond and always kind and helpful. Thankfully, there were no issues during our stay so she didn’t have to hear from me :) Just a note to parents: if you have a child that needs a dark room to sleep, bring something to hang over the window in the bunk room. We brought a dark sheet and that helped. Because of the ease of communication with the owners, their attention to detail, and their lovely condo, my family highly recommends Pelican’s Perch.

Good for the price

Nice mostly updated condition unit. The building itself is a little older but decently maintained. Security guard shack monitors all cars coming in and out. Good beach access but be warned this area of the beach allows folks to leave stuff overnight which is highly frustrating as most of the closest spots are taken by people's stuff that might not even go to the beach that day. The city or county should ban this activity. The restaurant/bar The Sassy Bass has a good menu and has an online pizza delivery service that has really good pizza. The online ordering process is awkward if you just want a basic pizza as you have to build it from cheese. The only minor issue is that it could have been a tad cleaner overall and we don't think all the sheets were changed. They do have extra clean sheets in all the closets though. To be fair the maid was running late that day due to severe bad weather and may have been rushed. Would consider staying again.

Great little place!

We really enjoyed our time. Condo was fully stocked with everything we could have needed for our stay. Comfortably fit the 6 of us for our vacation. Beach supplies were a huge plus! There were 4 beach chairs, 2 umbrellas, sand toys, noodles and a floaty available to use. Highly recommend bringing a wagon to tote your things to the beach as it is a good ways when carrying a bunch of stuff. Only used the outdoor pool once, but heard great things from other guests about the other amenities. Wifi was rough, but I’m not sure that was anything that could be helped. While the condo was clean, we still found some trash, blankets and a used bath towel that didn’t belong to us upon arrival. Definitely feel like the cleaning crew should be more careful when cleaning between guests. Absolutely no complaints other than wifi and the mild things left by the cleaning crew. Would absolutely book this condo again!

Clean condo, comfy beds, and LOVED the beach wagon, umbrellas, and chairs. Pickle ball gear was a nice touch. Had plenty of trash bags, toilet paper and kitchen items. Only negative was constant marijuana smell from the neighbors.

Great location and views!

We found the condo clean, very nicely decorated, and generously stocked with everything we needed (except beach towels ... so glad I decided to grab some of our own before we traveled!) Though the condo does technically sleep 8, it's a bit of cramped quarters with that many people ... but honestly, the ocean view and proximity to the beach were an easy trade off! Thoroughly enjoyed our stay.
