The Space:

Spanning an impressive 3,400 sq. ft., this stunning home features four spacious bedrooms and three modern bathrooms. The home’s interior is adorned with original artwork from local artists, creating a unique and inviting atmosphere.

Effortless meal preparation is a breeze in the fully equipped gourmet kitchen complete with state of the art appliances and a full array of premium cookware, dishes, and glassware. A separate laundry room enhances the home’s convenience, offering every amenity for a seamless stay.

Each bedroom is designed with quality linens and towels, ensuring a comfortable and restful stay. The primary bedroom boasts a sumptuous king-sized bed, dressed in premium linens, a 50-inch flat-screen TV, and a private en-suite bathroom featuring a spacious stone-tiled walk-in shower. Bedrooms two and three also offer king-sized beds and share an elegantly appointed hallway bathroom, complete with a beautifully tiled walk-in shower.

The fourth bedroom is a charming loft suite, overlooking the great room, featuring a twin trundle daybed, a pool table for entertainment, and a full bathroom with a stone walk-in shower.



Step outside to the impressive 1,100 sq. ft. covered porch, where you can unwind in front porch rockers beneath cedar posts and ceiling fans, surrounded by nature. The porch leads to a spectacular outdoor kitchen, featuring a fireplace with an Argentine-style grill (wood and charcoal), a cast iron BBQ grill (wood and charcoal), and a standard gas grill. A large dining table comfortably seats eight, perfect for enjoying family meals outdoors.

Enjoy additional seating areas under the trees, ideal for watching games on the Bocce ball court, or simply observing local wildlife like deer and hummingbirds. Whether you're sipping your morning coffee or enjoying a glass of wine by the outdoor fireplace, this home is designed for casual comfort and easy indoor/outdoor entertaining, making it the perfect getaway for friends and family alike.



Guest Access:

✅ This property has special local compliance requirements which include a signed rental agreement, ID verification, and a security hold of $1000 (which is not a traditional security deposit, just a pending transaction). As an optional alternative to the security hold, you may opt in to purchase a non-refundable damage waiver provided by a third-party insurance company. The optional damage waiver is $53 for stays up to 10 nights, with an additional $1.5 per day for stays longer than 10 nights. Damage waiver purchases are optional.

1. Check-in instructions, house rules, and property addresses will be available via the Happy guest link.

2. Not all homes have cable; consider setting up a streaming account in advance.

3. Our team is committed to assisting you, though occasional check-in delays may occur during peak periods.

4. WiFi is available in all homes, but uninterrupted service is not guaranteed. No refunds or rate adjustments will be made for mechanical failures, or discontinued or interrupted services that occur during your stay.

5. A $500 fine will be imposed for any evidence of smoking, confetti, vomit residues, or glitter.

6. Set the A/C no lower than 72 degrees to prevent freezing and system issues; no refunds for low-temperature-related A/C problems.

7. We will provide a two-day supply of start-up sundries, including dish soap, sponge, paper towels, toilet paper, bath soap, shampoo, conditioner, and hand lotion. Guests will need to purchase additional items from a local store or bring them with them. Missing supplies must be reported to our Customer Hospitality team within one hour of arrival.

8. Pets are allowed only in designated pet-friendly units, subject to an extra fee in addition to the nightly rate. Please verify whether pets are permitted in the unit you intend to rent. In the event that a pet is discovered in a non-pet-friendly unit, the guest grants Cozi authorization to levy a minimum additional cleaning fee of $500.

9. Bugs are common in the Texas Hill Country; pest control is in place on a regular basis, but some insects are inevitable.

10. In Texas, there are periods of time without significant rainfall causing the county to place a ban on burning. Please check the current burn ban status, before using the fire pit at your vacation rental. Check the amenities to see if this rental is equipped with a fire pit.

11. Please observe Fredericksburg’s Quiet Hours (10 p.m. to 7 a.m.)

12. The City of Fredericksburg is an international Dark Sky Community. To protect the dark skies, please turn off outdoor lighting when not in use.

13. Only utilize the designated on-site and off-site parking spaces at your rental.

14. For any issues during your stay, a 72-hour window after check-out is provided to file a claim. Note that refunds won't be issued for claims submitted after this period. We appreciate your cooperation.
