LOCATION - 1.5 miles north of Main St.
HOSTS - Quiet, private home to yourselves but there is a separate two-story cottage at the rear of the property that may be occupied during your stay
SLEEPS - Up to 8 people in 4 bedrooms; 1 king bedroom & 3 queen bedrooms
BATH - 2.5 baths; one bath has a walk-in shower & the other has a tub/shower combo. There is a half bath in the pool room.
KITCHEN - Fully-equipped & well stocked kitchen with a Keurig coffeemaker, sous vide & soda stream
BREAKFAST - None; coffee & tea provided
AMENITIES - 55” Smart TV with Cable TV, wood burning fireplace (some wood provided), game room with pool table that converts to a ping pong table or dinner table with bench seats & a dart board, poker table, covered pool & large hot tub located inside a screened in porch with pool seating, grill prep station & 2nd refrigerator, charcoal smoker & grill, fully fenced yard, newly installed tankless water heater in the house, washer & dryer

Up to two dogs are allowed but there is an additional nightly pet fee of $54/dog/night (before tax). Due to the fact that VRBO does not allow us to charge for more than one dog at the time of booking, please notify us at the time of booking if you'll be bringing multiple dogs. We also ask that you crate it in your absence from the house, do not allow it on any of the furniture or beds, do not allow it in the pool area, and pick up and dispose of its waste appropriately. If these rules are not followed, there will be an additional $200 charge added to your reservation.

Please be aware that the house has security cameras on the front porch, lamp in the front lawn, back porch, and storage building.

- Observe the City of Fredericksburg Quiet Hours (10pm to 7am in residential zones). No music of any kind after 10 pm.
- The City of Fredericksburg is a Dark Sky Community with outdoor lighting restrictions. All outdoor lighting is encouraged to be turned off when no one is present to use the light.
- Observe the designated on-site and off-site parking spaces.
- Place all trash in designated containers.
