In the spacious living area, you'll find comfortable seating arranged around a 75" flat-screen TV and complemented by the warm glow of an electric fireplace. Here, you can indulge in your favorite shows or movies, creating the perfect atmosphere for cozy gatherings with loved ones.
Next to the living room, you'll discover the sophisticated dining space showcasing a sleek table for six, seamlessly connected to the modernized kitchen boasting stainless steel appliances. The kitchen island extends the gathering space, accommodating four more guests with its bar seating, ensuring ample room for socializing while cooking together.
As the day winds down, escape to one of the four exquisitely furnished bedrooms, each showcasing a sumptuous king bed for blissful nights of rest. The master bathroom is a private sanctuary, offering a large soaking tub, double vanities, and a separate shower for ultimate relaxation and rejuvenation. Meanwhile, the second and third bathrooms feature a shower and tub/shower combo, ensuring comfort for all guests.

Guest Access:
✅ This property has special local compliance requirements which include a signed rental agreement, ID verification, and a security hold of $1000 (which is not a traditional security deposit, just a pending transaction). As an optional alternative to the security hold, you may opt in to purchase a non-refundable damage waiver provided by a third-party insurance company. The optional damage waiver is $53 for stays up to 10 nights, with an additional $1.5 per day for stays longer than 10 nights. Damage waiver purchases are optional.

For a more flexible and relaxed wine-tasting experience, the 290 Wine Shuttle provides a convenient way to hop between wineries, departing from downtown Fredericksburg and making stops at select wineries every 10 minutes on Fridays and Saturdays.

4. WiFi is available in all homes, but uninterrupted service is not guaranteed, and no refunds for disruptions.
5. A $500 fine will be imposed for any evidence of smoking, confetti, vomit residues, or glitter.
6. Set the A/C no lower than 72 degrees to prevent freezing and system issues; no refunds for low-temperature-related A/C problems.
7. Start-up sundries provided for the first two days; report missing items within one hour of arrival.
8. Pets: For units that allow pets there is a pet fee in addition to the nightly rate. Please check to see if the unit you are renting allows pets.
9. Bugs are common in the Texas Hill Country; pest control is in place, but some insects are inevitable.
10. In Texas, there are periods of time without significant rainfall causing the county to place a ban on burning. Please check the current burn ban status, before using the fire pit (if available) at your vacation rental.

12. The City of Fredericksburg is an international Dark Sky Community. To protect the dark skies, please turn off outdoor lighting when not in use.

14. For any issues during your stay, a 72-hour window after check-out is provided to file a claim. Note that refunds won't be issued for claims submitted after this period. We appreciate your cooperation.
