Villa Margherita is located near Francavilla d'Ete, in the province of Fermo, in Le Marche region.
Within 30 minutes drive you can reach the beaches of Civitanova Marche and Porto Sant'Elpidio, well-known seaside resorts with golden or sand and pebble beaches and shallow waters, ideal for families with children. Along the lively seafront promenade you will find bars, restaurants, beach clubs and free beaches, where you can stroll along palm-lined avenues or cycle along cycle paths for relaxing days by the sea.
The villa is located just one kilometre from Francavilla d'Ete, a picturesque historic village perched on a hilltop. This area offers an extraordinary variety of cultural, historical and natural experiences, with many historic towns and villages to explore, each with its own uniqueness and charm: Macerata, with its famous Sferisterio, an open-air amphitheatre that hosts cultural and opera events during the summer. Tolentino, a town rich in history and art. Recanati, the birthplace of Giacomo Leopardi. Fermo, with its majestic cathedral. Historic villages such as Mogliano, Loro Piceno and San Ginesio, where you will be able to experience an authentic atmosphere as you walk along ancient streets that wind between the medieval walls, discovering churches, historical monuments and ancient squares.
The villa is also an ideal base for day trips to some of the region's most famous destinations. To the north, the fascinating Conero Riviera, with its crystal-clear waters and breathtaking cliffs; Ancona, a port city steeped in history; Senigallia, famous for its velvet beach and the “Rotonda a Mare”. To the south, San Benedetto del Tronto and Grottammare, two charming towns on the Riviera delle Palme; Ascoli Piceno, a city of art with the famous Piazza del Popolo.
For lovers of hiking and nature, it is possible to reach National Park of the Sibillini Mountains, which stretches between the regions of Marche and Umbria, and to follow paths that will take you to breathtaking landscapes.
Do not forget that this area of Le Marche is also renowned for its excellent food and wine. You will have the opportunity to taste typical dishes and local products, including the fine Falerio DOP and Rosso Piceno DOP wines.

Villa Margherita enjoys spectacular panoramic views from its majestic position on ridge of hills. Surrounded by rolling hills and cultivated fields, its prime location offers a magnificent view of the Sibillini Mountains and the surrounding picturesque historic villages. This place is immersed in the tranquillity of nature, with only the sounds of the countryside to inspire total relaxation.
The stunning panoramic infinity pool, purified with salt and equipped with sunbeds and sun umbrellas, has a Roman staircase and a shallow area with hydro-massage seats, also ideal for children.
To complete the pool area, there is a small annex with a wet bar and refrigerator, a half bathroom and an outdoor shower, which add a touch of practicality and comfort to this oasis of leisure, ensuring moments of pure relaxation and fun.
Thanks to its large garden, Villa Margherita offers a variety of places to relax and enjoy the peace and beauty of Le Marche countryside.
On either side of the main house are two large porches, ideal for enjoying wonderful days outside. One of them is furnished with comfortable sofas and offers a stunning panoramic view of the pool. The other porch, with has a direct access to the kitchen, is furnished with tables and chairs for comfortable outdoor dining. Next to it there is also a functional area equipped with a barbecue and a wood-burning oven.
The outbuilding also has its own porch furnished with sofas, also overlooking the pool.
In the garden area next to the outbuilding, children can play five-a-side football or volleyball and have fun together in the open air. There is also a ping-pong table, a table football and 2 mountain bikes for entertainment for all ages. This is a great place to spend some carefree moments with family or friends.
The property is fully fenced and has a private parking area with 2 charging stations for electric vehicles. An automatic gate provides access to the villa.
Villa Margherita is a stunning property that can accommodate up to 14 people.
Carefully renovated, the property offers a perfect balance of modern comforts, spaciousness and contemporary furnishings, while maintaining a pleasant harmony with its historic charm.
The property consists of a main house and an outbuilding.

The main house is arranged over three floors.
On the ground floor there is a bright and spacious living area, which includes:
- A living room with sofas, TV, fireplace and a piano, with direct access to the porch equipped with sofas;
- a modern fully equipped kitchen with induction hob, oven, fridge-freezer, dishwasher, microwave, coffee machine, and direct access to the porch equipped for outdoor dining;
- A dining table, overlooking the garden;
- A half bathroom with washing machine and tumble dryer.
The first floor, accessed by an internal staircase, is composed of:
- A double bedroom with an en-suite bathroom with shower. This room also has a double sofa bed;
- Two double bedrooms with en-suite bathroom with shower.
On the second floor, in the attic of the villa, there are:
- Two bedrooms, each with two single beds (120×190 cm);
- A bathroom with shower and bathtub.

The outbuilding, which is situated at a short distance from the main house, is composed of
- A porch with sofas overlooking the pool;
- A bright living room with sofa, TV and fireplace and a kitchen with induction hob, oven, fridge-freezer, dishwasher and dining table;
- A double bedroom with an en-suite bathroom with shower.
There is also a laundry room with washing machine and tumble dryer, accessible from the outside.

All rooms have air conditioning and smoke and carbon monoxide detectors.

Originally an old country house dating back to the late 1800's, the property has recently undergone a complete renovation, transforming it into an elegant and comfortable villa. The careful recovery of original materials, such as bricks and wooden beams, has allowed the creation of architectural details and furnishings that give the interior and exterior of this property a distinctive touch, while preserving its authentic charm. As well as offering maximum comfort, spaciousness and modern facilities, this stunning property has been designed with environmental sustainability and advanced energy management in mind, incorporating features such as photovoltaic panels with storage batteries and rainwater cisterns to reduce the property's impact on the environment and offer guests a responsible and conscious stay.
