The space
The home was recently remodeled and decorated. Beautiful furnishings include granite counter tops, gas stove and oven, huge refrigerator and fully stocked kitchen with airfryer, mixer, pots, pans and utensils. The large patio offers a table, chairs, blackstone for BBQ days and firepit. Play in the game room, darts, axe throwing, or a playstation with a few games on the 65" TV, join your group at the card and board game area or enjoy some snacks or popcorn from the popcorn machine.

**Self-check in**

**Kitchen**
Beautiful granite counter tops, full modern kitchen with gas stove and oven. Air fryer, mixer, blender. Fully stocked with all utensils and pots/pans. There is only seating for four at the table, but a portable table and chairs will be available if needed.

**Living Room**
Two sofas and 85" screen TV to stream all of your TV shows. An additional living space with a sofa and tv located in the front room of the house.

**Backyard/Pool**
Large patio with table, Blackstone, gas fire pit.
***Hot tub use is complementary. We ask that hot tub use be limited to 2 hours per day. Additional time should be requested and a fee may be applied. After use the water circulates back into the pool. It heats to a max temperature of 104 in about 20 minutes.
***Pool heat is an additional charge of $100 per night for the entire length of the reservation and best to set up in advance so we can have it up to the max temperature of 88 degrees upon arrival. The ambient temperature must be above 50 degrees to heat the pool. Pool water feature can be turned on if interested.
***The pool and hot tub cannot be heated at the same time.


**Downstairs Primary Bedroom**
King sized bed, 55" TV, closet will be locked but drawers and a hanging rack will be available. Fresh towels, Shampoo, Conditioner, Body Wash provided. Toilet also has a bidet attached.

**Upstairs Primary Bedroom**
Queen size bed, TV. Full bath with shower. Closet will be locked, but drawers and a hanging rack will be provided.Fresh towels, Shampoo, Conditioner, Body Wash provided

**Bedroom 3**
Queen sized bed with extra room for sleeping. An air mattress will be available at no extra cost with linens provided if a guest wants an extra bed. Let us know ahead of time if this will be needed. Closet will be locked but hanging rack will be provided.

**Bedroom 4**
Smallest room with a double bed. Closet will be locked but hanging rack and drawers will be available.

**Game Room**
Enjoy a card or board game, a variety will be provided. Darts and axe throwing also available. There is a PS4 with some games available as well. A popcorn machine and snack area are also in this space.

**Access**
Guests have full use of the home and property with the exception of the bedroom closets and garage. All these areas will be locked and have no access.

**Laundry**
On Site laundry with some laundry pods and dryer sheets available.

**Coffee Bar**
Small coffee area with coffee and filters will be available.

You will have access to the entire home and leisure areas, to all the surroundings of the house, which has been prepared with great affection. The entire property is accessible except for the locked bedroom closets and garage.

Other things to note
POOL/HOT TUB NOT GATED IMMEDIATELY AROUND IT- 6 foot privacy fence around yard. Regular pool season is generally May-October, weather permitting. Pool heat is an additional $100 per night paid through the app in advance, up to 85 degrees and cannot be used when the outside temp is below 50 degrees. This property and its furnishings are not suitable for guests over 300lbs.
Upon booking this reservation you agree to following, Host defined here as the property owners shall not be liable to the Short-term renter(s) its agents, servants, employees, contractors, customers, guests or invitees for any damage to person or property caused by any act, omission or neglect of Short-term renter(s) Without limiting or being limited by any other indemnity in this Contract, but rather in confirmation and furtherance thereof, Short term renter(s) agrees to indemnify, defend by counsel reasonably acceptable to Host and hold Host harmless of, from and against any and all losses, damages, liabilities, claims, liens, costs and expenses (including, but not limited to, court costs, reasonable attorneys’ fees and litigation expenses) in connection with injury to or death of any person or damage to or theft, loss or loss of the use of any property occurring in or about the premises arising from Short-term renter(s) occupancy of the Premises, or the conduct of its business or from any activity, work, or thing done, permitted or suffered by Short-term renter(s) in or about the Premises, or from any breach or default on the part of Host in the performance of any covenant or agreement on the part of Short-term renter(s) to be performed pursuant to the terms of this booking, or due to any other act or omission or willful misconduct of Short-term renter(s) or any of its agents, employees, contractors, assigns, subtenants, guests or invitees.
Use of the pool and/or hot tub area is at your own risk. There is no lifeguard on duty. All children must be supervised at all times. No glass, no running, no diving or jumping into the pool, no bodily fluids, no eating or drinking, no swimming alone and no horseplay.

House rules: No parties or events. Please observe the noise ordinance- quiet times 9pm-7am. Please be mindful of the neighbors in regards to noise while in the pool/hot tub. Only registered guests may be at and/or sleep at the residence. Parking- driveway will fit 3 cars, street parking directly in front of the home. Please do not block the mailbox.
Please do not eat or drink in the bedrooms and care for the furnishings. Any additional guests over 8 will be charged $50 per person per night with a maximum of 10 guests. Guests 9 and 10 (air mattress optional). Pets (max 2 dogs under 50lb) are permitted with a pet fee of $50. Do not tamper with the cameras/equipment or pool equipment. Please call if you need assistance. Turn off the lights, shut any open windows and lock them, lock the doors when you check out. Gather all trash and place in trash/recycling containers in backyard at the side of the house. Please leave the house in a broom swept condition. Check out is at 11 unless granted a late checkout prior to checkout day. A $50 fee will be requested through the resolution center for every half hour past check out time. This fee is imposed on us by the cleaning company if they have to wait to get in the home to clean. Any rules broken, excessive cleaning, damage to any contents or the home itself will result in additional costs equaling to replacement value and/or additional deep cleaning costs. Host is not responsible for items left or lost in the home. Please double check to make sure you have all items before leaving. We are not responsible for left items.
To note-There is only a table with seating for four in the dining room. An additional portable table and chairs for four will be available in the downstairs closet if needed. The living room and dining room are open areas if guests are ok eating on the sofas.
