Located in a quiet, walkable neighborhood on the edge of the Downtown district. Walk to over 10 restaurants, shopping and all downtown attractions! Dog friendly and convenient parking in front and rear.

With 2 cozy bedrooms and a sofa sleeper in the heart of Fort Smith, this location is perfect. One bedroom has a pillow top queen size bed, dresser and smart TV. The second bedroom is fitted with a queen bed, bench seat and recliner.. Sofa sleeper in living room has a luxury mattress that guests will enjoy when travelling with a family and boasts a 55` smart tv and additional seating.
A fully stocked kitchen is supplied with all your cooking needs to prepare a great meal at home or order in. Relax in the morning with a choice of breakfast items to include coffee, several delicious teas, various creamers, oatmeal and pancake mix.
The bathroom is fitted with a new soaking tub and shower, lighted anti- fog mirror, custom vanity, shampoo, conditioner, bath gel, hair dryer and plenty of lush towels.
Amenities include hi speed internet, cable tv with Netflix, Keurig coffeemaker, gas range with griddle, microwave and a large laundry area stocked with detergent and fabric softner that is located in the basement which is accessable through a separate side entry.

Guests will have full use of a 900 SF cottage style home. Living room, 2 bedrooms, bathroom, kitchen and laundry room.
Guests will have access via Smartlock, allowing for self check in, private entrance and out front parking in addition to extra parking in the rear that you access from the alley.
There is a small neighborhood park approximately 1 block away and for strolling, Creekmore Park is less than 2 miles away.

I am about 6 minutes away if needed and also available by phone.

You will be staying in a very quiet neighborhood.
A small neighborhood park is 1 block away. Only a 2 block walk to a quaint coffee house and a short walk to the downtown area for shopping and dining. Phat Tire Bike Shop is a 5 minute drive away, where you can rent bikes and take in the beautiful riverfront walk and bike paths.

On site parking, walking distance to downtown and neighborhood park. Also, Uber and local taxi services are available

This is strictly a NON SMOKING property.
There is a locked `Owner`s` supply closet located in the hallway not for guest use.
Pets (Dogs only) are welcome but must be added to booking and a paid pet fee of $50 per pet. No dogs are allowed on furniture but are provided a comfy cushion to relax on while here, along with a food and water bowl and `welcome` treat.
FOR NETFLIX: Please ONLY use the netflix `312` for viewing movies and do not put in any new email addresses, passwords, or sign on information as this causes difficulty with future guests being able to enjoy Netflix and requires reprograming the TV. Thank you.

PETS: Dogs are welcome, ( no other type of pet allowed) please add you dog when booking. There is a pet fee of $50 (Max 2 dogs), additional dogs must have prior approval and additional pet fee of $20. Dogs must be crated if left alone in home (as an insurance policy against damages) Your fur baby will be provided with a food and water bowl, cozy cushion to relax on and a `welcome` treat to enjoy. Also, if you are not able to bring your crate with you, I will set up a crate for your pet to use if you need to leave them alone. No dogs are allowed on furniture or beds. There is a small fenced side yard for your pet to access by going out the kitchen door if they need to go out to potty (Please pick up after your dog prior to check out, Thanks! )and the neighborhood is very `walkable`. Many of the downtown eat places have outdoor dining and welcome dogs on leash.
