Policies & Guidelines

We strive to provide a safe, comfortable, and enjoyable experience for all our guests. Please review the following policies carefully:
• Booking Requirements: Guests must have at least one positive review to reserve a stay. The primary booking guest must be at least 25 years old.
• Group Size Limit: We accommodate a maximum of 16 guests in accordance with local laws and regulations. No visitors are allowed beyond the total guest count provided at booking.
• Music & Noise:
• Outdoor music must remain at a reasonable volume and be turned off by 10 PM.
• Indoor music is permitted after 10 PM as long as all windows and doors remain closed.
• Only small portable Bluetooth speakers (12”x12” or smaller) are allowed—no party boxes, speakers on wheels, DJ equipment, etc.
• Prohibited Activities:
• Parties or similar events are strictly prohibited. Violations will result in immediate action, including notifying local authorities.
• Marijuana use is not permitted anywhere on the property, indoors or outdoors.
• Smoking or vaping indoors is not allowed.
• Additional Restrictions:
• No pets.
• No weapons.
• No confetti or glitter anywhere on the property, as it is difficult to clean and will incur an additional fee.
• Bathroom Update: The shower in the master bathroom on the second floor is currently unavailable for use. However, there is a second operational shower on the same floor for your convenience.

Beautiful stunning luxurious home, The view and pool area was breathtaking!Not to let you know what's going on inside that beautiful home. The first bedroom downstairs had no air. I had to buy a portable fan. The first floor ended up having issues with the AC as well as the third floor temperatures of 83. Second floor had a ceiling water leak. The fridge on the first floor was not working properly the first night that we were there and we had a huge leak from the refrigerator that had to be attended to I was mopping and putting towels down to try to clean the situation up on my first evening of being there. I was constant on the app talking to the holes from Friday until yesterday. They have promised me somebody was going to come in maintenance Saturday morning that never came and then they probably missed me Sunday somebody will be there before we had to go and nobody showed up as well. They're not even giving me a courtesy phone call they're not giving me a money back for the things we had to experience there after spending so much money in this luxurious home that we rented with my entire family it was a total of three families that we divided this cost and it was just a mess. I'm still waiting on Vbro to get at least a night's compensation it was just one thing after another. This was a luxury for my family to experience their first time vacation in such a beautiful home that ended up being so frustrating horrible memories now

July 4 family and friends gathering

Been having our July 4 week gathering for 26 years now. Recently downsized and can't support our group size anymore. Decided to go the VRBO route. This is the1st time at an upscale VRBO. Everything was great. With three floors of bedrooms and baths it was easy to spread out. Our gathering all voted to return next year.

Amazing Long Weekend!!

What a great house! We were there to celebrate my daughter’s graduation from college and had a 2 year old all the way up to my 98 year old grandma! The house was perfect for 14 of us and we could have got a couple more!! Pool is gorgeous, tables are nice and big to accommodate everyone! Kitchen is perfect and bedrooms and beds are very comfortable! Sunsets are gorgeous and we thoroughly enjoyed our time at the house!! Would highly recommend and we very well may be back for our next family get together!!

Three Generation Family Vacation

Excellent home for our family gathering that included parents in their 80s, their children and grandchildren. The kitchen was perfect for our meal teams to prepare in-home dinners. We loved the big swimming pool and hot tub. Pool floaties were a bonus and the sunsets are beautiful. The house is spacious, very close to grocery stores and in a nice neighborhood for taking morning walks. We rented a pontoon boat that was delivered to the house and could be kept overnight on the pier. The owner replied to questions in a very timely and friendly manner.We would definitely stay again if we return to Fort Meyers!

Family Get-together

Our family came together after my father in law passed away. We have a party of 13 plus a one year old. We were completely impressed by the beautiful house and property. Plenty of room for all. There were plenty of dishes, appliances, and anything you could want in the kitchen. Lots of baby dishes, toys, and pack ‘n plays. We cooked or grilled out every night. We also brought our boat and rented another and enjoyed the gulf. The pool and hot tub overlooking the gulf sunsets were amazing! The house was so nice and the instructions were so thorough that there was no need to contact the property manager for anything. Even the air conditioning was able to keep us cool when it was 100 degrees outside. It was a beautiful family time to honor our Dad and we plan to make it an annual trip. Thank you so much!

Gorgeous house but essentials are a gamble

Review time: missing anything? Don’t get me wrong, the house is gorgeous! However, for it to accommodate 15ppl it has very tight parking in the driveway and they make it very clear not to park in the grass. You will be very close to neighbors as in sharing the same driveway. Upon arrival you can smell the outside garbage as they must’ve missed a couple of trash runs. Entering into the house there was trash inside the garbage with the lid up and flies. Had to speak with owner as the internet was out, she directed me on how to reset it. Most importantly, the ac upstairs was out for over 5 hours. Hot box is an understatement. By the time maintenance arrived (that evening)the top portion of the house was well over 90 degrees to which they stated it will still take hours to cool down (finally cooled around 11pm). After discussing with owner she said she was doing the best she could, and that the top part of the house was only used for sleeping anyway and we should go and just hang out downstairs. You can see the price of the house. It doesn’t matter where we hang out. We paid for a hosue with ac and should have been able to enjoy every moment and every space there. When asked about a discount, she stated she would not give any discounts as she did what she needed to do which was call for repair. We never heard back from the owner to check and see if everything was working properly. Once we finally got the ac resolved the rest of the visit was fine. I suggest a pre-visit before al

River view!

This was a beautiful property. There was still evidence of damage done by Hurricane Ian but the owner was open about repair people coming so it was not a real issue. We would use the house again when we have family coming to visit.

This property was perfect - the pictures online do it no justice yes they are beautiful but to actually walk in - the downstairs is incredible each floor became more amazing - the 2nd floor master is where iPut my luggage until iWent to tge 3rd floor - that Master Suite was breath taking - money well spent -

Best Trip Ever!

This property was absolutely beautiful and so accommodating everything was as it was mentioned in the listing. We all were comfortable it was beautifully decorated the pool was amazing the hot tub was wonderful the dock was a dream come true and overall one of the nicest properties we've ever stayed in. We had 13 people friends and family and could not have had a better time. We would definitely revisit this property again and again!

I visited with 9 co-workers for a 3-night stay. We had a day of meetings in a comfortable setting utilizing the large screen TV and relaxed and enjoyed the large kitchen to prepare meals and back patio, pool and hot tub to chill out.

Friends Weekend in Fort Myers

We spent a weekend soaking up the sun and splashing in the pool. The house was well-equipped and large enough to house 16 adults comfortably. The location made travel from the airport and ordering in food a breeze. We were also able to grill out. Great for large groups who are just looking to relax!

Amazing Property!
