Villa Duna Grande is a marvellous structure, finished and well cared for both inside and outside for maximum comfort; surrounded by an English-style garden of over 5000sqm with a terrace overlooking the sea and direct and exclusive access to the beach of over 50m and the sea. Villa Duna Grande is about 165 square metres in total usable area, part of a larger semi-detached structure called Duna, also owned by the family; it sleeps 10 as follows: 7 beds in 4 internal rooms (all with bathroom) plus an external single room (also with bathroom) and a double sofa bed in the main living room.

All the rooms, the lounge and the kitchen are equipped with air conditioning and heating systems to ensure maximum comfort throughout the summer and winter seasons
For the winter period the Villa lends itself to being lived in thanks to the presence of a wonderful fireplace in the house where you can spend pleasant evenings, warmed by the warmth and scent of wood.
Villa Duna Grade is very well-kept and finished, part of a semi-detached house (the other Villa is called Duna Piccola) also owned by the family, located on the sea front between Terracina and Sperlonga.
The Villa has been renovated in the interiors such as lounges, bedrooms and kitchen as well as the exteriors with new furniture on the terrace overlooking the sea to make your stay even more pleasant and unforgettable.
In the outdoor area the Villa has a large porch and patio where you can eat outside on large wooden and peperino tables. In addition to this there is a beautiful wood-fired oven for pizzas and an illuminated grill area for pleasant evening moments with friends
The villa is immersed in a park, completely flat (also suitable for the elderly, children and babies!!) of about 5000 square metres, over 110 metres long, with tall trees (palms, pines, holm oaks, etc.) and very well-kept lawn that borders directly on a very large beach (over 50 metres deep!!) to which the villa has direct and exclusive access.
In the front garden there is a small playground for children with a slide, 2 swings and a playhouse.
In addition, at the back of the Villa there is a gazebo with a ping pong table, table football and other types of games such as darts, various balls rather than, for the more sporty, a beautiful soft grass lawn with a volleyball or badminton net, illuminated even at night, to spend unforgettable hours of fun and competition for young and old!!!
To enjoy the sea to the fullest, the Villa also has a marvellous amphitheatre on the sea equipped with sun loungers for days of complete rest and fun, a relaxing lounge for pleasant aperitifs as the sun goes down and a canopy with a large dining table with a breathtaking view of the sea and the islands from Ponza and Palmarola to the islands of Ischia, Capri and Punta Campanella with the majestic Vesuvius.
The space is perfect for pleasant sunlit lunches or unforgettable seafront dinners in total privacy. In addition there is a fridge + freezer to keep food and drinks cool close to the sea.
In addition, tall poles with strong floodlights illuminate both the beach and the terrace bordering the sea for an evening/night use of priceless charm.
Under the terrace for your exclusive use is a changing area with shower (hot and cold) and a boat storage room where for those who love sea sport there are
- 2 canoes with two seats each
- 1 enclosed canoe (kayak)
- 1 Laser Pico sailing boat (only for the most experienced and knowledgeable in the sport)
- 1 SUP
- 2 floating sunbathing platforms on the sea with associated anchor

In addition, the Villa also includes an area of the park to the left of the sea terrace which is also very well equipped with sunshade, benches, chaise-longues and deckchairs and a high and ventilated sun deck with a double mattress. It also has a very pleasant pneumatic SPA for 7 people heated and with hydro-massage.
More importantly, the layout guarantees privacy even when the second Villa - Piccola Duna - is in use, as only the areas at the rear entrance to the Villas with the parking and laundry area are shared.
The areas for the exclusive use of the two Villas are separated by an elegant palisade with sea peaks precisely to ensure both privacy and elegance for the entire structure
The park is characterised by a common passage area for the two structures and 2 areas each for private and exclusive use of the two structures, "Piccola Duna" and "Grande Duna".
The spaces are physically delimited so as to ensure privacy and tranquillity for those present in the overall semi-detached structure.
In fact, the conformation guarantees privacy even when the second part of the villa, or "Piccola Duna", is in use.

There is exclusive use for Villa Duna Grande of a parking area for up to 6 cars, where there is a canopy with two bicycles for pleasant rides in the surrounding area or a quick shopping trip to the nearby Minimarket.
The house also has a large panoramic terrace on the first floor for relaxation.
The entire villa is immersed in a quiet place with all the comforts for wonderful restful nights and long sleeps, sheltered by the natural dune from noise from the beach. Lunches will be cheered throughout by the early afternoon sea breeze that makes for a pleasant stay even on the sultriest of days.
The Villa is 800 metres from a well-stocked Mini Market and 1 km from a butcher's shop with top quality meat for wonderful barbecues. If one wanted to do even more shopping 5 minutes from the villa by car, in Terracina, there is a Super Store stocked with everything.
Just 5 minutes by car you can reach Terracina to spend evenings or evenings in excellent fish restaurants or afternoons shopping among the many shops of all kinds
Terracina is a small town of 14 thousand inhabitants with every need and easy to reach at any time.
Along the shoreline of the beach walking along the seashore you can reach
- establishments with bars and restaurants
- sailing school
- surfing and kitesurfing school
Inland you can go for bike rides and you can also reach a riding school for horse riding. There is even a flying school for light aircraft for the most demanding !!!
It doesn't end here: the beauty of the location allows in 10 -15 minutes to reach a small volcanic lake where there is one of the best Italian water ski schools for lessons and excitement on water skis and snowboards, or alternatively you can reach the wonderful Sperlonga or Gaeta to appreciate the beauty of the villages, the quality of the local food and the wonder of their beaches, such as the grottoes of Tiberius, or the beach of the rocks
From Terracina it takes 45 minutes by hydrofoil to the Pontine islands of Ponza and Palmarola
two of the most beautiful islands in Italy, or you can take a dinghy in one of the marinas between the Villa and Sperlonga for a day trip to the coves of Sperlonga and Gaeta.
